Donee acknowledges and agrees that the Donor has not made, does not make and specifically negates any representations, agreements, or guarantees, express, implied, oral or written, with respect to the physical condition of the Property, the compliance by the Property with any laws, rules, ordinances or regulations (including environmental laws), or the state of repair of the Property.
