Ashley hi Ashley nice to meet you you too yeah awesome I uh like I said I appreciate you taking some time basically throughout the call I'm gonna be going over our services the strategies that we use the different packages and whatnot uh I did some due diligence but before I jump into anything just a couple quick questions for you both just to see where you're currently at your real estate career how you got into it stuff like that if you uh guys have any questions for me throughout I'm basically it's going to be rambling on trying to keep your attention as best I can so feel free to just interrupt and ask away at any point in time awesome I'm just gonna share my screen here so uh yeah like I said did some due diligence but if you guys can just kind of give me a brief summary on how YouTube came about starting working together if it's something I'm sure you're doing full time but if it's something part-time full-time um yeah just kind of a brief summary of how you guys got into it uh well we were we've been friends for years and we both worked in the travel industry which collapsed over covid yeah and so we decided to take our real estate course um Ashley's still a flight attendant with WestJet and I didn't go back to I was a travel agent I do it part-time but not like I do it all night no I yeah exactly okay and so we've been at this for about a year now and yeah awesome that's awesome you guys like it so far yeah it's been awesome we had a pretty good and successful first year but we're always looking to build our our client base and for sure for sure no it's awesome and what's the current strategy right now as far as I guess acquiring a new clientele or marketing the brand is there any paid marketing is everything just based off of repeating referral working your sphere is there any organic posting just on social media what's that kind of look like yeah I mean I we obviously have like all of the things Instagram I pay for um uh like posts that I change to make our own like monthly so I get like 30 posts I don't I've kind of been slacking on that lately but anyway um we got a little bit of traction there mainly Word of Mouth friends and family referrals um we work with a couple realtors that have been in the business for like 20 years so we've been helping them out as well um but yeah we have a lot of like lead generation companies obviously reaching out to us all the time and um yeah we just haven't really felt any of that help we also work with somebody who deals with agent Pronto and another one so he sends us referrals from them if he's too busy okay but they don't really ever pan out yeah for sure yeah yeah so we're like a little bit um skeptical yeah yeah for sure and I'll make sense I totally understand that yeah how was last year for you guys as far as closed ends goes and then was every was it a 50 50 split between buyers and sellers or is it heavier on the buyer side heavier on the buyers yeah and then mainly residential sales awesome and uh yeah just to gauge a better understanding as far as agreeing to get on this call in the first place like you guys said have you been actively looking to like Implement having a marketing back-end to constantly build the pipeline you know bring in leads or is it more from like a social media aspect of things like growing your brand organically and stuff like that we were look looking at a cut with a broker and he said we'd be better off without for sure makes sense so yeah I appreciate you guys answering that just a little bit about us who we are and what we do we're a full service real estate specialized agency used to doing everything from A to Z for our teams and agents to essentially help build the brand and scale and bring in new leads organically just by posting with our strategies and then obviously with our unique advertising strategies on Instagram Facebook YouTube Tick Tock Google bringing in new clientele and building a database that way we're also based up to Canada Ontario Sault Ste Marie and Windsor so we do understand your market and essentially what's going on here we're not based of uh the states now with operating online our number one priority is getting results for everyone which is essentially you'll see how we've sort of tailored that through developing the packages and the strategies that we've had that we have in place now we're specializing in this Niche we know that time is money just especially for you guys you have a sporadic schedule when it comes to real estate in general people Changing Times of open houses or having to go to meetings in the evenings so the last thing we want to do especially with yourself still being flight attendant and you're still doing you know all their work part-time we're not going to burden you with more work uh it's quite literally you know the last thing we want to do is send you a lead list of 300 people and say okay cold call away or you know here's five leads start working them and let us know what happens from that we want you to maybe wake up 15 minutes earlier have your coffee log into our system see the leads that are coming in how they're being worked how they're being called where they are in your pipeline and then just go about your day being a realtor giving the clients you have the best possible service they can get and just you know do that at the end of the day we understand that this should be you know 10 of your business it should have multiple different pillars whether that's repeating referral work in your database through newsletter organic content marketing and advertising so this isn't something we want to take up you know 50 of your time with when it should only be you know 10 now we're not the biggest real estate advertising agency in the world we're not working with 50 Realtors around you already we're actually just doing some slower each looking to work with you know a team or realtor in this area our whole thing is we can work throughout the entire world so for me it doesn't make any sense to take on 50 agents in the exact same area advertise against ourselves split up leads between you Johnny Sam Victoria and have you guys all calling the same person we don't like to operate like that I'd rather make people exclusive to our strategy what it is that we do make them the best in their area exclusive to our leads and we can move on to you know the hundreds of other cities that are that we can work in so with that being said having a good team environment excellent communication is crucial for this to be successful because I'm not going to be able to see you in person or in office every single day and it's pretty cliche to say this but it's just because we've worked with people in the past that have you know bigger heads and won't contact us for a month and a half and then let us know that the quality of the appointments hasn't been very good well that's just send this a simple text and we can do things in the back end to you know get better and better results which is obviously what it's all about and then from your perspective you're paying someone money and it's an online business you're never going to want to be left the dark and know what's going on 24 7 so we send out weekly ad reports 24 7 communication with the team weekly ad reports going over the campaigns how they're running our plans for the next week just overall to make sure so we also have an inside sales agents teams basically these these agents are trained for a three-month period as far as getting them used to the script with their loud Dash but they're not allowed to ask so depending on the package we'll place an agent in your business they're going to work for you full-time to manage the CRM make all the phone calls book appointments for you on autopilot while you're out you know doing whatever out for dinner and these are being scheduled uh one weekend shift per month unlimited dials so they're they're constantly calling these people just working them trying to get a hold of them and then we also have two Master inside sales training classes so they're pretty cool it's twice a month weekly hour calls like sorry hour calls and all these agents get together all the other agents get together Network they go over what's been working for them um you know the scripts that have been working certain rebuttals to hit people with if you're doing calls yourself and just kind of a cool thing to train everyone yeah so now just to go over exact strategy and precisely what it is that we're essentially trying to do um the first step is on Facebook and Instagram we developed this campaign we are watching over this campaign every single day just seeing what's going to work for you your brand and essentially in your area depending on the package we might be running a video ad campaign as well so what we do is we create a custom audience at the start and basically we track all the users that have a 25 retention rate on your video so anyone who is actually showing interest and not just clicking off right away so we create a custom audience anyone who watches 25 we put them in that audience and then we retarget those people to keep you top of mind so when they are looking to buy or sell they'll think of you right away so that's what we're doing on Facebook and Instagram on YouTube we have this video ad fully shot edited revised everyone's happy with it and we're running this as an in-stream skippable YouTube ad now the reason this works so well is because like I said the targeting on YouTube is insane it's like the targeting used to be on Facebook back in 2014 so we're we're quite literally able to Target people that are actively searching in the market YouTube and Google are owned by the same person so anyone who's on Google searching on realtor.ca top agents to work with near me top teams to work with near me looking to get my home evaluated everyone's searching out on Google and then later that night goes and lays in bed to watch the TSN highlights from last night's game or HGTV or their favorite cooking show these are the people in the demographic that's going to be getting getting hit with your YouTube ad so we're not hitting a seven-year-old that stole their mom's iPad to watch the new Mr Beast video or Treehouse we're actually hitting a good high quality target audience which is why essentially it works why the quality of leads is so good and why YouTube performs well overall so that's what we're doing on YouTube on Tick Tock we shot the video it's edited everyone's happy we're running this as a YouTube as a tick tock ad the algorithm on Tick Tock is already insanely strong it tracks all users that follow Realtors like property tour videos Etc et cetera so we just do open targeting of the area we want to Target it'll run that ad we'll collect all the lead information and so on and so forth so the whole goal and the call to action of advertising on all these platforms is we're funneling all this traffic to a landing page that we develop for our Realtors the reason we use a landing page is because 98 of the time websites are trash there's no real good call to action people get lost they go look at listings the ebony page the contact page and all of a sudden they're off your site so with this landing page model it's a clear call to action request and book an appointment with you we have a survey underneath answering or getting them to answer a variety of different questions like what's your budget are you looking to buy sell both are you pre-approved what's your perfect home look like what are some neighborhoods you're interested in et cetera Etc anyone who's going to take the time of their day to fill out an instant form get redirected to this page then manually answer eight different questions 98 of the time is a serious individual and actually looking to make a real estate transaction whether it be in one month two months three months so this is what we deem to be a hot lead anyone who's filling out the survey is just basically a great quality person so the second step is placing a tracking code and a pixel on this landing page once again we want to create a custom audience of people that are already familiar with you and have showed interest in the brand so we track all the users that have visited this landing page so let's say after a month of advertising we get 2 000 landing page views anyone who's come to this page is coming here for a reason they can't just search it so they showed interest in one of your video ads they showed interest in you guys they showed interest in real estate whatever it may be there's some level of Interest shown because they got there for a reason so we create another custom audience of all these users new advertisements are developed on Facebook and Instagram retarget this audience with a smaller budget to keep you guys top of mind so when they are looking to buy or sell they're going to think of you right away reach out or opt into the ad and then we have a new client so the third step is if anyone's filling out any of these forms the instant form the survey they're click and submit all that information gets automatically sent into our CRM you guys receive text messages internal notifications let you know that a new lead has just entered the CRM the inside sales agents gets gets a message to call these people right away the SMS campaigns the the email campaigns start right away so we look professional we're getting contact with these leads straight away just to you know try and try and turn them into a client and that whole process of nourishing vetting and booking appointments will start so with marketing and advertising things are constantly changing and uh you know we don't want we want to make sure our clients are always ahead of the game essentially with coming up with new strategies making sure um we're not going to be left behind in the Dust by just doing the same things throughout the years so what we something that we've recently done that's been taking our teams and Realtors to the next level as a mortgage strategy something that not a lot of people are doing at all so what our teams will do is they have a mortgage broker that they use although they will partner up with a mortgage broker and say hey Johnny listen we're going to be running a mortgage ad as a real estate team targeting people that are actively looking to get pre-approved to get their first home because the first step that everyone does is shop around so you shop you look for homes you browse you're not really that serious maybe you are maybe you aren't people that are actually looking to take the next step are getting pre-approved okay now I'm I'm ready to actually buy so I'm going to get pre-approved so if something comes up I can get it right away or I want to know what I can actually afford so these are people that are taking that next step we're going to run a mortgage ad collect their information pass them off to Johnny the mortgage broker they're going to pre-approve them vet them pass them back to you guys and then it just turns into a new client and it's a whole new way of bringing in New Leads that's been untapped by a lot of agencies Realtors teams because everyone's so hyper focused on running a real estate and a housing ad that this is just kind of a an untapped audience to to run an ad with oh so just to brief no worries I would talk to you so I understand just to uh briefly go over the CRM and where you would spend all of your time to essentially see what's going on it's called go high level the reason I chose it is because if everyone's like me I absolutely hate learning new platforms probably the worst thing ever so I wanted to keep it as easy as possible as you can see on the left hand side here there's like a bunch of different dashboards but you'll only have access to five of them dashboard conversations calendars contacts and opportunities and the two most important ones are conversations and opportunities so those are the ones I'm going to show you right now we're in the conversations dashboard pretty evident with what that means but you can see all the automated conversations that are happening with these potential clients if you have an Isa working for you they'll be calling all these people and you can actually listen to all the call recordings which is pretty cool so you can listen to it let us know if you want to to say something different or you know use this intro instead of what you're currently doing so you can kind of see everything that's going on now the opportunities dashboard is where you can see all these leads and where they fall in your pipeline so we have columns that say new lead hot lead if I scroll further down it says book deployment closed deal long-term nurturing stuff like that so a new lead is someone that's filled out an instant form all we got is their name email and phone number and we're trying to work them and push them to fill out the survey to turn them into a hot lead a hot lead are people who fill out the survey so they've answered eight different questions like I said 98 of the time they're serious individual looking to buy or sell within the next you know half a year two months three months four months whatever it may be so we'll call up these people and usually have a good conversation book an appointment with them get to know what they're looking for but it's a drag and drop system if you're making the calls yourself and you book an appointment with one of these people hold down on their name drag them over to the book deployment column it's all pretty easy to see the survey information all you do is click on their name on the left hand side you'll just see under additional information everything they filled on the survey the ISA if they're calling will leave notes on their account so you can see like what they said in the call you can then go listen to the call recording so it's all pretty easy to navigate obviously we help you through the process as well now finally uh we're huge huge Advocates of building a personal brand and just growing organically on social media quite literally all the biggest real estate teams and agents in the world emphasizes stuff and the fact that 70 of people still don't do it kind of blows my mind but uh we wanted to take over and just sort of help out with this process we have a real estate specialized social media manager that works with our clients one-on-one they'll do a full audit of your Facebook Instagram and Tick Tock to make sure it's SEO optimized the profile is all good if you don't have any platforms just simply develop a quick profile takes like uh five minutes but regardless uh we're gonna come up with 16 videos a month four videos a week and we're gonna make your life quite literally as easy as possible when it comes to filming this stuff so we're going to create the hook ideas we're going to create the video ideas we're going to schedule our accountability calls so you're going to have an hour blocked off once a week we're going to jump into call with you and do the filming and take part in that process to either help you out with the video ideas to make sure that the filming is fast and efficient we don't want you to sit there for four hours and have to ponder a video idea and then oh we don't know what to film there's going to be none of that it's just going to be all ready for you you'll easily be able to go on a rant for 30 to 45 seconds about a certain video topic so we'll get on calls with you provide you with the video ideas you'll also have a short form video editor working for you to cut out the Dead Space the filler words add bubble captions Fast Cuts in and out the visuals to you know make your videos professional look good all editing styles are unique so if you have videos that you like already send them over to us and we can sort of replicate it if not we can tweak things here and there throughout the weeks to to make it personalized and unique for you but I'll show you a quick example just of like certain editing Styles or videos that we've done the realtor's giving us a discount come on down bring me that pen I like to use for signing I love a discount too but selling one of your biggest assets based on someone you're hiring giving you a discounted a deal a bargain I don't know if that's a good idea but good luck honey the Realtors give so just stuff like that we're gonna call with him he'll do the filming that's all in his iPhone and just with his phone mic so it's not like these people are buying you know expensive cameras or high quality Equipment it all comes down to just good lighting good audio good ideas and then obviously a lot of editing depending on the individual so I'll go over the packages now um pricing how it all works and then we can see if you guys have any questions sounds good so we operate on a three-month contract with most of our packages the reason being for that is we genuinely want to make sure this is successful for all teams and all Realtors that we on board my reputation is on the line so that's our number one priority and this is not a get rich quick scheme I'm not saying I'm going to do this for you for three weeks and bring you 10 people that are looking to buy multi-million dollar homes if that was the case I've probably cracked the real estate advertising code and this would be a billion dollar business but unfortunately I actually do need to split tests and figure out what's gonna work for you guys your brand in in the area so hence the three month contract for that so the first package is the basic package it's 500 a month taxes in that's what versatile agency invoices for on top of that there's the minimum ad spend of ten dollars a day so 300 a month would be for the ad spend now this isn't a number that we just pulled out of thin air We've ran hundreds of thousands of dollars worth of Housing and real estate ads and what we've come to realize is that we need a minimum of ten dollars a day to essentially get results make it worth our time and obviously your time as well so the ad spend is a variable cost and that's why we don't include it in our invoice it's just something you pay for with whatever card you have on the ads manager because one month it could be 220 the next month it could be 250 it could be 180 et cetera et cetera it'll never go over the 300 monthly threshold but depending on whether or not we're consistently running the ads 24 7 throughout the entire month there might be four days where we have to pause the campaign to change the advertisement or change something on the landing page so it could be less than 300 which is why it's a variable cost but regardless with this basic package you're getting the entire strategy I just talked about strictly on Instagram and Facebook we're running Instagram and Facebook ads developing the landing page weekly ad reports bi-weekly creatives by weekly meetings and appointments guaranteed so I know a lot of people have their guarantees and like you said a lot of agencies reached out to you and whatnot but I'm going to explain ours to you and essentially what we mean by it exactly so if you were to come to me or any of both of you were to come to me at the end of this 90-day contract and you said Hey listen Carter we got book deployments the people didn't show up the quality wasn't there nothing really happened or we didn't get any book deployments we made some phone calls we genuinely did everything we could and we didn't get anything from this just besides like the personal brand development what I'll say to you guys is okay moving forward scratch the monthly payment my team and I are going to work for free we're going to reevaluate come up with a new strategy what wasn't working why wasn't it working why aren't people booking appointments why weren't they you know turning into deals and we're going to continue to work for free until we can essentially guarantee that return on investment very figure out what's gonna work get you those booked appointments because this does work for everyone we're a very young determined team we know that what we do does work and can work so we want to display that through essentially this guarantee that we've implemented now with all packages you'll see an option to pay annually it's just kind of a perk you'll get three months for free uh just by paying annually so essentially if you weren't pay month for month you just get the three months for free so the next package is a silver package it's 13.97 a month taxes in on top of a 600 AD spend so now we're not only running Instagram and Facebook ads we're also running YouTube and Google ads Tick Tock ads you're getting a part-time Isa to manage the CRM and make all the calls book the appointments bi-weekly creatives bi-weekly meetings weekly ad reports we're now also implementing video ads so all the scripting and editing behind them done by us landing page development and appointments guaranteed once again and then obviously the option to pay annually for this package as well and getting the three months for free so this gold package is more for like uh teams so I won't go over that but I'll go over these last three so this is the content machine package it's all about building your brand organically bringing in leads and just growing the team's brand so 4.97 a month taxes in there's no ad spend on top of that because like I said it's just all about organic growing so we operate on a six-month contract for this reason being is producing content is a marathon and not a Sprint and we don't want to work with anyone who doesn't you know understand that the whole thing is you want to gain an audience and a following of solid people that later on down the road are going to start reaching out to say hey I followed you guys four months ago I'm looking to buy now figured I'd reach out or hey I followed you five months ago love the content reaching out because I'm looking to sell that's when you start to get results and you start to get a return on investment from posting organic content and it takes time so 4.97 a month taxes in you're gonna get a social media manager to manage your Instagram Facebook and Tick Tock schedule all the content come up with the captions your whole role for this is to quite literally just film the raw footage so we're going to produce 16 videos a month 14 videos or sorry four videos a week 16 videos a month bi-weekly calls we get on an hour content call to batch all the content we weekly reports and with this package you'll get a 30-day free trial before there's any Financial commitment so like I said we want to make sure people understand the process of this that it's a marathon and you just enjoy working with us and the team and the whole process so you get a 30-day free trial if you don't like it there's no commitment you just we have rights to the content so you'll take it down from all the platforms and then we'll simply part ways but if you do obviously six-month contract or you can pay annually and get four months for free just by uh one-time payment signing up for the year so it could be four thousand or 497 a month depending on what it is you wanted to do we also offer listing marketing so through our strategy and some people had bigger homes and just wanted us to promote it we've been able to sell homes 50 quicker than the average time on Market so just kind of a cool perk package that's month to month if you guys ever had a bigger listing you wanted to promote uh it's 350 a month tax is in with 150 ad spend so total of 500 a month to advertise a listing you can also potentially get a lot of new leads of people that might not be interested in that product but are looking for other homes in the area so kind of another cool thing here and then finally is Consulting so this is a month-to-month contract 397 a month taxes and no ad spend or anything obviously or you can pay per call so 100 a call and basically you're gonna work one-on-one with me uh in Zoom calls weekly hour calls to show you how to implement and do all this yourself within your own business so you don't have to hire out um so we're going to build you the CRM that we build for all of our clients that you can keep obviously Automation and building out all the SMS campaigns drip email drip campaigns we're going to provide you with all the scripts that our isas use for calling so if you ever want to hire your own essay or get a realtor underneath to do it you're going to learn how to run your own Instagram and Facebook ads and have them fully optimized to get the results that we get learn YouTube ads learn how to build out your own YouTube campaigns how to change stuff on there optimizing your social profiles and then getting all of our landing page templates so essentially just uh putting ourselves out of business and helping people actually Implement everything we do within you know their own business but uh yeah guys that's everything I want to go over with you like I said I'm gonna be rambling on trying to keep your attention as best I Calgary area right now okay we are looking to take on like probably two or three depending like if it's a massive team then probably that'll be it but we've taken a couple of their sales calls with people we're just kind of waiting to hear back from so usually since it's a bigger area we'll take on two or three because that doesn't affect like advertising whatsoever yeah awesome okay well yeah we'll definitely talk about it I mean I feel like um this has been the best so far like with the actual marketing like a lot of these lead companies don't provide the marketing side they just they just like have a clickbait sort of scheme and then they're like here's the lead so it's not like qualified in any way yeah for sure yeah more so full service I guess yeah totally yeah okay well awesome awesome well we'll uh we'll have a chat about it for sure what I can do is I'll send you guys over an email with all the packages that I went over so you can actually have them and crunch the numbers I know I just kind of wheel through them so you can actually sort of look at them and then we'll hold off with sales calls for now in the area and wait to hear back from you guys is it fine if
