least how we hope door Loop can help so one of the great things that you're going to see about door Loop is pretty much everything is super simple and super easy to do you'll see in fact when you first get into the platform we have a whole onboarding flow don't get me wrong you're going to have unlimited training and support which is easily accessible directly from the main menu or alternatively you can always look for a smiling face right on the bottom right where you can chat in you can schedule support and get a whole slew of other resources but if you prefer instead of speaking with a human being you can just click through each of the line items and get yourself up and running in no time speaking of getting yourself started and up and running in no time we make it easy for you to add information into door Loop in fact all you have to remember is anytime you want to create anything new just go to the top left and you'll find the create new button click the button and a very simple and straightforward menu appears all right so how do I go about finding something in door Loop well there are many ways why because we want to make it easy for you and everyone has their own particular preferences but to make it super simple we have our Global search menu top left right next to the door Loop logo all you have to do is Click and you can search for pretty much anything here a phone number an address a property a tenant's name and the information will be simply displayed here's an example and I can click into the result or I could type in a name and you will see the results appear here's Tony the tenant contact information we have some Tony that are vendors again very easy just click into the result and you're brought right to your destination with ease did I mention you can do all of this also on our mobile application which we have on the Google Play Store and the Apple App Store for every single user well if I didn't now I did all right navigating our platform could not be more simple why we keep it front and center for you at all times so as an example I can go to my main page this is your overview dashboard page so the great part about this is frankly everything but let me get into a little bit more detail for you instead of going into a particular location a property dashboard or a ten location or even running a report we make it easy for you to access the information with a few clicks so for example those tenant requests that are coming in they appear right here maybe you have some open tasks no problem they're going to be right here maybe some upcoming lease renewals yep we got that too leases with balances people making payments there's a whole slew of these in fact we have about 30 of these little dashboard widgets which you can give yourself access to and anyone else on your team access to you can also Al of course set permission levels and limit what people can see edit delete and the like and what's really great about these is we're not only showing you the information all of the information is interactive so as an example if I have a recent request that's coming dealing with air conditioning I don't need to go and search for it or go to my tasks and maintenance field all I have to do is click and you're brought directly into the platform and you can see all of the internal correspondence between you and your staff you can see all of the correspondence between you and the tenant or your staff and your tenant any notes about the requests or maintenance issues any Files about the same any subtasks that have been created of course all the other pertinent details right at your fingertips maybe I want to see some additional information about leases that are coming up for Renewal well I could go run a report or again just click it and all of the information will update and I can even start the renewal process directly through here with our integration with Dropbox sign all right let's talk a little bit about more of the task and maintenance side sidebar well here you're going to have a whole list of features tasks that have not been assigned yet tasks that have been assigned to you so for example if one of your users logs in they will see the tasks under their my tasks that have been assigned to them you can sort by tenant requests owner requests tasks that are reoccurring and of course all tasks and then as we talked about earlier use the filter menu to really dig down but again all of these results are clickable very easy to access and make changes as needed all right one of the most amazing Parts about door Loop is certainly our accounting piece and you'll see from the sidebar dealing with accounting we have a customizable chart of accounts that means you can certainly add new line items with e you can adjust line items as you see fit and of course you can also download your chart of accounts into Excel did I mention you can also run line item reports directly from your chart of accounts with ease so as an example I want to run a line item report on maintenance just come in here and click it and the report will generated it and then you can use all the various filterable options to dig into additional details maybe I want to see our banking well under the banking Tab and through door Loops partnership and integration with plaid you have the ability to log into your bank accounts and credit cards and pull down your transactions and categorize them directly from the bank connect screen of course if you've already put the expens or Bill in and the date and dollar amount match up you'll actually be able to confirm it right from the screen otherwise go for it categorize it right here from this screen maybe you have some reoccurring transactions you want to look at accessible from this menu maybe you want to print some checks maybe you want to view some bills maybe you want to send some payments we do have the ability to send outgoing payments to both vendors and to owners in fact you can also return a security deposit or what other payments you would like to tenant directly through the platform super easy userfriendly and accessible directly from the the side menu communication tools also very easy to access from our side menu from here you're going to have the ability to send out oneoff signature requests also to create templates templates of various types of documents whether that's a lease document whether that's a renewal document whether those are documents related to owner agreements that you have in place or with vendors and you can add the documents as many templates as you like templa those documents with various fields and then pull in data directly from door Loop right before you send it out the individual will of course receive that document execute it and dloop will save the file at the appropriate location for you maybe you were sending out announcements Global to individuals posting files all of it will be tracked here as will your communication with your various tenants very easy to see who's accessing things who's looking at messages that have been sent out for example let's say you had a tenant that told you they'd never receive that late fee notice well guess what you can come in here and say you know Mr Varys I see you actually were sent that leate if you notice back on the 22nd and in fact we have confirmation it was delivered and that you looked at it twice and you even clicked on the link to go and pay that bill so I'm really confused on when you say you didn't receive that message in fact you did Back to the communication to show you how easy this is I'm going to go to our main menu and I want to post a message to all of my buildings at once or an individual building or a portfolio of buildings or again you can n down to individual people but you'll come in here you'll click next you'll identify how you want to send that out whether it's email or text or a voice message or put it on their portal simply hit the next button type in what you want to send attach the files and you're Off to the Races yep with door loop it's that easy as far as other types of communications we've talked about the emails tenants getting text messages voice messages but we also have the ability to send push notifications so you'll see on your side of the platform or any of your users will have push notifications to their side of the platform but what about the 10 ins side what are the tenants seeing in their platform well let's go take a look this right here is an example of a tenant portal and why do I see example well because these are highly customizable to start off with the three letters at the top left you can actually change those make it a statement 1 2 3 4 Main Street you could have a different portal like this for each property my face yep you can change your logo we're talking about dragging and dropping you can toggle on andof offerings you can change the picture and the color again this is also available for download on the Google Play Store and the Apple App Store you'll notice on the top right you've got the push notifications for your tenants the tenants information and then the tenant has the ability to come right in here set up autopay make a one-off payment purchase renters insurance make maintenance request again this is really easy to do and again they can do it from their mobile app they can attach videos pictures and when they're done and they hit save guess what you're getting notified you can even identify at a property level who you want to be notified on your team and can be more than one person and even after request is put in your tenant can get updates and you all can communicate back and forth through the platform and what's amazing about this is not only if you want your tenants to have access to it on their side will they have it but this all this information is going to be stored and sorted on your side of the platform as well as underneath the tenant specific profile page this way anytime you're looking at that tenant you'll have access to all of their ongoing requests and previous requests again door's makeing it super simple for you to stay organized we talked about a communication earlier but you can customize these late fees as many tiers of late fees as you like whether those are fixed amounts percentages of balances whether it's a one time a daily a weekly it really doesn't matter because we're going to allow you to have as many tiers of late fees as you like and of course send out automated notifications to your tenants when they're late all right so what about if I wanted to go to a particular property how do I access that well I can do that directly through through our main search and with ease I click right in and you'll see at the property level you're going to have a dashboard it's going to help you stay organized you'll have a dashboard like this for every single property every single unit every single tenant vendor Prospect and owner whether that's a person or an ownership entity and the idea behind it is to keep you organized and to keep everyone else in your team organized as well so maybe it's that general liability policy for that property drop it right in the files of course if it's for a particular Appliance at a un level put in the unit dashboard or maybe it's the rental agreement with the tenant you'll put it in the tenant's dashboard file maybe I want to see all of the leases that are active or pending Etc in a particular property I can click right into the dashboard and you'll see right here I got a lot of tenants that owe me some money and of course I could go and search for a particular tenant or the people file and find it or do it the door Loop way everything's clickable click I'm brought right into that tenants dashboard where I can see the recurring uh transactions I can see the rent schedule and any other information that's accessible here what about if I want to add a new property because you've just acquired a property or a new customer let's go to that main menu and the property button from here you're going to choose a type of property whether it's residential or commercial as a side note even if it doesn't have a door we can support it as well we have many customers that track stuff other than a residential and Commercial properties for example ground leases right but let's go with a residential property for today and let's go with the multif family super simple we'll hit the next button from here you're going to Simply put in a property address and for today we'll make one up look at that it automatically populates the information you'll then hit your next key and you're going to put in the unit information the number of beds the number of baths the square footage and of course the market rent and don't worry you can always come back and edit this information next question is going to come up hey uh what bank account are you using to have the funds go into into this property you can actually have two different bank accounts per property one is going to be your operating account and the other one's going to be your security deposit or also known as an Esco or trust account you can have the same bank account for all of them for all your properties you can have a different bank account per property for our purposes let's go with the one that was selected by default the next step is going to be do you want to set a reserve or not very easy point and click do you own the property great or do others own the property and do you want to set it that multiple people own the property you can set up through door loop as well all right well that was easy I mean a few clicks and I've already created a property what about if I want to put a tenant in a unit and I don't know create a lease for recurring charges so they get automatically notified and they can go to their portal and make payments that can't be that easy can it yeah it can be so again we could go back to our main menu but we want it to make it even easier and you'll see suggestions shortcut buttons all through the plot platform so let's just click the button here let's choose the unit is it a fixed term or a month-to month great let's start a particular date let's say we're going to go the 1st of September we're going to go out a year now you could go out two years 5 years 10 years as many years as you want you can program rental growth you can have multiple different charges but for this we're going to keep it simple I'll add a tenant well you have a choice you can add a tenant on the Fly you can choose from existing tenants or if you had somebody fill out a rental application guess what you can choose them as a prospect and all the files all the information will automatically convert over and of course you can add more than one person as a tenant if you'd like and if this button is toggled on guess what we're going to automatically invite them with a curated message that you've created whether it's the property level or Global level so we make it easy for you to get your tenants in and if you this is turned on for all your Residential Properties guess what we have Integrations that allow them to purchase renters insurance all right well we're at the next page which is we want to set up those recurring charges why because who wants to remind tenants every month to pay rent all right well DB's going to do it for you now remember this is pulled from our chart of accounts so these line items are going to be fully customizable call them whatever you want all right as many things as you would like to charge for you can do with ease to set default memo line items at your Char of accounts or do it right here as in storage bin number one two3 how much are we charging now this could be the market rent or I could come up with a different number and just to display this quickly maybe I want to schedule a rent increase so that the second year is more than the the first year well we can do that here as well all right let's continue I'm going to hit the next button and we're going to be asked the question are we doing a security deposit here the answer is yes great put it in choose what it's for as many of the options as you like pet security deposits whatever you'd like and then hit next if we're not we'll just choose no from there the next button brings us right to the late fees now I covered this earlier in our video but again if you had a different late fee for this specific lease you can customize that directly here as you'll see you can also set specific late fees for the lease or for this particular property and of course the last and final step we need a leas to be signed now if you're old school and you're doing it with a you know ink well you can just say you know what it's already been signed and you drag and drop that file and and we'll automatically save in that tenant files for you or if you're a little bit newer school and you're like you know I really would love to send out this document for Signature you can actually as we talked about earlier set up a template under the communication Tab and pull all of that data the tenants information the start and end dates of the leases the email addresses and the like directly into that document and send it out for Signature let's presume for now the document's been signed everything's been set up congratulations yeah it's that easy we've Now set up this tenant right starting on September 1st they're going to be charged exactly what we set up if you made a mistake don't worry we make it easy just click right into it and you can update it on the Fly Right we've got the file for the rental agreement right here any notes and files tasks for the tenant are going to live here we make it very simple for you all right so what about screening people and Rental applications and the like well we make it easy you can have a different rental application per property if you'd like you can send out specific ones to specific individuals you can have a global version of it Global versions are going to be set up at your global settings property versions will be set up at the particular property right so you just come into the property settings and you look for rental application and the rental application will open and from here you can decide you know how much am I charging do I want a background check do you want to make a profit we make it simple for you and you can set up all of the instruction s that you want people to review you can set up who should get notified on your team when an application comes in and there's a whole slew of questions that you can ask including of course additional questions as many as you would like with these just a few clicks away right yes no free text and if you want them to upload documents for example I want the W2s I want copies of driver's license well guess what we make it easy for you as well just identify what you want someone to have included in their application and when the application is filled out all of this information will be provided Now where's that link that you're talking about Adam that somebody's going to be filling out well under the rental application tab you'll see it right here now you can copy this link and you can email it off to somebody or if they're sitting in your office they can fill it out with ease of course if you have websites which we'll talk about in a little bit with door Loop we can actually integrate all of this information the properties the pictures directly into those websites but for our purpose a rental application would look something like this and people would go through the flow of providing all the information that you had just requested and when it's done boom it's filled right out in here and all the information is available for you to review simple clicks get you to where you need to be and you can see all the files Associated the background checks the data that they provided to you any files they may have provided again all easily accessible directly from the prospect screen so what about those websites that you were promised about look we have a whole slew of different options and we're not talking about a door loop.com website URL we're talking about a customized URL that you and our website team are going to help set up okay we take all the heavy lifting and then we help you Market yourself right how do we do that by providing beautiful website options here okay and you can see here examples we have many customers that have really customized these we give you the ability to um change things as you see on the Fly log in update information but this is really where you're going to be marketing yourself where tenants or prospects can come in and look at various information pictures about a particular property you'll notice we also have the ability to provide you uh the mobile versions both for your uh your iPads as an example or your Android or Apple devices this is the portal login where people can go and log into your portals where they're going to pay rent make requests that type of information and of course because it's fully integrated into the platform people can apply directly from the website or if they want to request more information they can click right into it and we'll actually create them as a prospect in your software and set a task for you in the software to follow up of course we don't stop just there why because we also want to push data to sites like Zillow Trulia HotPads dwelly and many others so when you're setting up your properties and units you can decide to push that information out as well put in pictures choose all the amenities identify if you want it to be listed or not and all the pertinent details and then in your global settings you're just going to pop in and identify what sites you want to be pushing this information to how easy is it just look for the listing syndication button choose the sites that you want and boom the information will be sent out with ease all right last but not least we have our reporting section it's impossible to be scared why cuz just like everything else in door loop it's as easy as a click so you can start off by creating favorites just by hitting these little stars or if you're not using it as much just get rid of it right each user that you give access to specific reports will have access to those reports again permission levels will be set up under your customized under the settings under the user rules reports whether those are financials such as your profit and losses your owner statements your cash cash flows your trial balances accounts receivable accounts payable or maybe you're looking for non accounting reports like pets and vehicle reports or maybe you're looking for leasing reports or application reports or vendor information or tasks or owners we have a whole slew of them how easy are these to access watch I'm going to run a profit and loss click and there's the profit and loss report I can then decide do I want to filter it for a particular property for a particular portfolio again with ease just choose the portfolio choose the particular property information instantaneously will update for you and then from there you can decide look do I want cash I run an AC cruel do I want a different date range or a period of time again very easy for you to access download it to a CSV file print it or PDF it and one of the really amazing things you'll notice as I hover over line items they become underlined and what's really great about this is it allows me to dig into Data so if this maintenance line item looked high I can click it and boom Another report's generated right I can download that as well and if I really wanted to I could actually click into a particular expense it will open up the expense it'll show me how it was entered I can see receipts and when I'm done I just exit again so no need to be scared about your accounting and Reporting why because it's easy to access right through the door Loop platform all right well that just about sums up our overview video for the day I hope you've
