I'm Nikolai Rey CEO of the MRX and this is real preneur principles welcome as this week I want to talk to you about what it takes to succeed in the multifamily real estate space at a really high level and the subject of the week is prospecting prospecting is the bloodline of any real estate entrepreneur who wants to build up a big multifamily portfolio because its opportunities and the acquisition side of things that will help you build out your real estate empire so you need to have access to deals you need to have access to properties that will allow you to attain your objectives and to help your investors also reach their objectives in order to build out your portfolio and build out your real estate empire and if you want to build out that pipeline of deals that are constantly coming in what we call deal flow you have to take a CEOs point of view and build a system out it can't just be you contacting an agent here or there or going on MLS or going on any of the other websites looking for properties you have to build a system a prospecting system that's going to bring you the opportunities and it's going to build your pipeline because once you have those opportunities it's a lot easier to build your empire if you have access to a whole bunch of opportunities and properties that you can buy and build value and generate returns then if you don't so building that prospecting system is a key activity of any real estate entrepreneur obviously if you want to build that system out you have to know how to actually do it yourself so what I suggest at first as you start is prospect yourself learn how to prospect learn where to prospect and build that system out after that build the recipe and then you can start to hire people you can hire people who will take care of mailing property owners who are potential sellers you will be able to hire people who are making phone calls and cold call owners and obviously you will put time in your schedule to make sure that you net work with the top brokers and the top property managers and landlords who might give you eventually access to deals and opportunities so it's really a two-pronged attack you want to make sure that you're building a system where you're building a pipeline of properties coming in and that is both on the prospecting side with cold-calling with mail with even Facebook marketing and the whole image that you build on the web and also the relationships that you build with people who have access to deals whether they be brokers or wholesalers or bird dogs or even property managers and landlords so I hope you leave this video today and go and start building out your whole prospecting system and get that pipeline flowing towards you get that deal flow coming in and believe me your success will definitely be imminent I invite you to come back next week as we keep on diving deep into the principles of becoming a successful real printer and multifamily real estate investment seal you
