hey all right thanks for clicking in and taking a look at this with me I just want to show you briefly what is going on with these chat BOTS right so here I'm showing you a one of my clients ads manager account and you can see here it's for the last 30 days you know starting June 26 2009 teen so these are relevant recent results that we're getting here you can see we're running 3 different ads right there they're all three of these are active a downpayment assistance no money down and then a usda 620 ad right so we're kind of qualifying people in the ad hey if you've got a credit score of 620 you know check this out so the ad is actually starting the pre qualifying process but I really wanted to show you these numbers because they're they're very powerful ok check it out so oh yeah let's start with this so the budget this is gonna blow you away right so we're running these ads for 225 a day two dollars a day and two dollars a day so for 6.25 cents per day we're generating traffic going into chatbots and the cost per result about two bucks a dollar 16 and 271 alright so big deal Tim right well look at this in the last month we've started 52 conversations here 30 conversations there and 25 conversations there so that's around a hundred new conversations that we're starting with people do to these ads and the chat BOTS right cuz chat BOTS don't just you know gather lead data they actually start conversations and I just want to show you this here real quick as well look at this the way that the audiences are receiving these ads is fantastic we've got super high unique click-through rates look at this 8% of the time when a hundred people scroll are scrolling through their newsfeed and they see this ad 8 of them 8 out of 100 actually stop and click in here we're seeing close to 6 and close to 5 and look at these relevant scores Facebook you know scores your ads based on how people interact with them you know out of a scale of 0 to 10 and 1/2 and these are off the charts they're eights and nines as far as relevant scores go okay so it's obvious that the audience is really enjoying the ads and engaging with them because of the messenger component of it now I'm gonna show you something here all right check it out so not only are we generating leads for you but the bots will also set up appointments and get people straight to your application in this particular situation what I've taken a picture picture here of is my clients bot where we were doing a split test with a randomizer and this is one of the alternate endings that we used on the bot where we were just kind of testing do people actually want to make an appointment or call you or go straight to application and here you can see overwhelmingly 45% of people chose the approved me button right so they're going straight to application from here all right and this is a image of another ad manager where we're seeing a eleven point eight five percent click-through rate right over here on the far right hand side you can see it over there eleven point eight five percent click-through rate that's huge all right now check it out not only are they getting deals up front and getting applications for you automatically without you having to call them or text them or email them but they're also really good at the long term follow-up game check this out so here's somebody's mini chat window where I've been doing some of their broadcasts for them okay now here you can see I created a gift funds broadcast and sent it out to 479 people 85% of those people actually opened it okay so we're getting eighty-five percent open rate that's huge compared to emails twenty percent on a good day and look at this eight percent almost nine percent of people click through and I'll show you why that's important in just a second we got similar results with does buying a home actually save you money seventy two percent open rate seven point two six percent click-through rate huge right all right I'm going to skip right past this stuff okay so here we go check it out this is the bot image of where you know how the gift funds broadcast ended so we said hey hopefully you've had a chance to watch the video and if you have any questions about how this could work for you let's set up a time to talk now 2% of people went ahead and clicked to set up a time now this is after we've had the bots up and running for a couple of months we've you know got a huge audience of people you know 500 people in there look at this we generated 10 appointments of people that wanted to talk about how gift funds could work for them right and we did that all without having to make a phone call send a text or anything and check this out here here's 89 subscribers in the audience 10 of which went straight to application and 8 of them went to set appointment very powerful and here you can see one of my other clients we had three hundred and thirteen people in her audience a third of them wanted homebuyer education classes so they enrolled in homebuyer education classes through the bot that she is able to deliver now through the bot she's setting up a video series that she can deliver through the bot she's creating a YouTube channel and having this whole thing drive traffic to her YouTube channel so that she gets subscribers so people get to know her like her and trust her and check this out out of those three to 13 people nine of them also said yeah oh by the way I want to call for a credit check right so they're saying yeah man you know let's see where I'm at so that we can get started here so very powerful stuff so let me just kind of reiterate for you right so when the bots are done with the series not only do they say okay great thanks for the information we'll get in touch with you but they say hey go ahead and set up a time or click application here you can see 8% of people are going to make an appointment and here 27 percent of people are going to application so that's where chat bots are so much better than just filling out a form right like Zillow leads or these other lead companies chatbots actually engage people they get great responses and we're you know closing loans every month because the bots we're down that buyer resistance people get to know you like you and trust you through the bots more of a personal
