you know the very specifics of your program but then uh let's take a look at you know chatting and and setting in a appointment now of course this is my demo so I've got a hey thanks for checking it out but if they do not meet veteran is Yes Credit isn't under 579 and income isn't below 50k then what we want to do is come down here and do another condition right so let's go condition now do they match see isn't and income isn't below 50k there we go isn't below 50k so now based on this what we're going to do is we're going to screen them and say does the contact Mach all the following credit isn't under 579 and income isn't below 50k then what we can do is go let's see I'm going to create another positive message here but I'm not going to start from scratch I'm just going to copy this one and say something more or like you know based on your answers you may qualify for [Music] a purchase loan and then do the same thing where I bring it up here and say okay great let's get some more specific information from you so if that's a positive yes okay now this is saying if their credit isn't under 579 so what we want to do is we want to have a thing where if their credit is below those things and they aren't a veteran then what we're going to do is we're going to go copy let's zoom out a little bit have a third message here that's for people who have credit that's below 579 and their income is below 50k so thank you first name based on your answers um So based on your answers we need to get more specific information to see if you could we don't want to um ever get real uh specific here you know you may qualify you could qualify things like that we want to use vague language because obviously this is not a pre-approval but now what we'll do is we'll send them to that same thing that says hey you know we need to get more specific information about your debt to income ratio you know let's talk about you know debt income ratio or credit let's talk about your options and then we tell them you know chat and messenger send an appointment right so and then you know the cool thing of course is is even if they don't reach out to us we can follow up and say hey are you still interested and get any information and if you're not we can opt them in for some home buyer education and credit repair tips so that maybe we can get some you know help some people across the finish line so here's the cool thing right now let's just go ahead and update that right so now we've got our conditional logic in there now of course this is just an example there's so much more stuff you know so much cool stuff we can do with this but I'm just showing you how we can customize the template that's available at mlof funnel. um so that you can have that Zillow type lead or that Lending Tree type of a lead going through something like messenger that has conditional logic gives people tailored results and you know uh you know offers them the opportunity to live chat and messenger versus you having to call your leads right cuz that's a downer who wants to be generating 150 leads in a month and having a call them eight times to see if they're interested boo so this is the this is the fun part right so now we've got conditional logic in our funnel and now check this out we can go ahead and preview it in Facebook boom we can test it out see how it works let's open it in messenger and have a little fun going through this you know hey Tim to get you the most accurate information are you a first time home buyer well yes yes I am I'm just going to whip through this real quick based on my answers I may qualify for a VA loan yes all right cool so then it says hey we need to talk let's chat or set an appointment right and then of course I've got this option here so you can go back to MLL funnels and check it out if you want to but the reality is is Boom this is the demo that you've been looking for now you know we can run this through we can run through this again all right now check this out right so what if I answer where I do have a score that's below you know 579 what happens then right so let's just go ahead and edit that Automation and I can hit the preview in Facebook boom let's try it it's going to open in messenger I don't need a couple of these open all right hey Tim are your first time home buyer sure let's just go ahead and answer this differently and see what kind of different answers we get see based on your your answers we need to get more specific information to see if you could qualify for a home purchase loan right so that's kind of the negative because I said my income is below 50k and my uh credit is under 579 so the condition works right so imagine that now you can create conditional logic in your funnel so that people get the right answer now they're always you know steered back to you to chat or set up an appointment but you know if they're discouraged and they don't necessarily want to talk to you it'll follow up once and then it'll say hey looks like you're not ready that's okay do you want to get some information and then we offer them the opportunity to get that information through Messenger notifications which get like 80% Plus open rates this is just as good as texting but without having to go through the hassle of you know setting up a texting service like you know through twilio so um this is
