if you're like most real estate agents out there today you're probably overwhelmed with all these tools and resources that they claim you need to generate more leads online especially organic free leads and it can be overwhelming especially if you're not a tech person or you don't have a marketing background it can be overwhelming on which of these tools you should use and can get quite expensive pretty fast so what I want to do today is I want to kind of break down that barrier for you and help you understand and I want to go over what a real estate website is what an idx website is what a sales funnel a client funnel landing pages are and how you can use these all together and what a complete system should look like I'm going to share my screen and give you a demo of what an actual Real Estate website funnels and landing page system should look like and what it should cost you and how you can use this to grow your real estate business and have everything in one place so let's dive in hey everybody it's me Jacob Sharman your real estate marketing expert of over 15 years of marketing experience specializing in web design and SEO and I take that experience to help you online lead generation all these tools and resources out there how you can kind of catch the tools that will not work for you that are not made for everybody and how you can have a diversified marketing plan to grow your online presence just like we preach with Investments and our income that it needs to be Diversified so does your marketing plan you shouldn't rely on one sole source for your leads why would you leave those other leads by the wayside and my goal is to help you save you time money and effort and have a true system that works for you instead of 10 different tools that you paid all this money for never use they don't communicate together and you have a disconnected marketing plan so I want to dive into each one of those areas because I see the popularity with these client funnels and sales funnels and click funnels and landing pages and idx you know better idx websites and they all claim to have the one thing that you need but you should be using all of these things together and I'm going to show you in a demo at the end what that looks like all together and then I want to break down each one of these components so you can walk away fully understanding what each thing does and how to use each thing I've had this from just a recently new client that told me that hey I have all these landing pages in KV core but I'm not sure when to promote that link when to use them is it only for ads and I want to show you how to break that down I've covered heard this in other videos as well but I want you to really walk away with a true system that will not only bring traffic it will convert that traffic to leads and process any traffic you send it and then take that lead turn them into a client onboard them into a closed deal and even get you referrals so that's what we're going to be breaking down today all right let's talk about the first thing websites you hear this that sometimes now people are saying that you don't even need a website websites are just these very expensive things that people are paying five ten thousand dollars for and they're just a bunch of beautiful images and graphics and they don't generate you leads and the reality of is one you shouldn't be spending five to ten thousand unless you're building a huge team site with all these features and functions and back-end portals for your team that would be understandable but you getting a real real estate website you should be spending less than half of that okay to get a nice website if you're going to pay somebody to do it for you but you do need a web site in this day and age that we live in you do need a good looking website that is built for mobile devices and tablets not just desktop computers and you need it there because this one establishes your credibility and your Authority and people are going to look to see if you have a website especially in North America side of the world and now in other countries where I've lived like in Mexico and Venezuela a lot of people use social media but here people even if you're on social media they will check to see if you have a website and your website should be the Hub of all your marketing everything that you're doing should go to your website all of your social media channels should have a link to your website to your funnels to your landing pages you should be using those in your social media posts and on top of that things like YouTube Tick Tock all these online profiles you should have things going to your website and then on the on the flip side you should have your website going to all of those things as well to your YouTube channel to your social media profile files to anything that you're doing you should be able to send your website out to those segmented things that you want to refer people to so remember your website is the Hub of all things and you do need a website and everything can be tied in all these things that we're talking about can actually be tied into your website so everything is in a One-Stop shop and one system for you all right so now let's talk about idx websites so people think this should be a separate website you have and a lot of times when you get a CRM they have a built-in idx like KV core and people use this now you can turn this into your full website if you want it does have that capability you are limited a lot of times because they don't allow you to properly do SEO and put everything you need in and the look and feel you're kind of limited based on their templates but you do need the idx feature in your website this allows people to search for properties capture their leads and kind of keep those touch points going because if they revisit a property mine will notify me hey this person looked at this property five times today they must really want this property or like this property and this allows me to reach out to them you do need the idx feature in your website that ties to those active MLS listings and for people that think they want to turn it off so nobody can search you are really killing an entire audience and you want them to be able to take their time and look and kind of use that pull marketing when they're ready to contact you plus it gives you some insight of what they're looking at because I've had clients where they'll tell me they want one thing but they're looking at another thing so that gives us time to talk about that maybe I missed something and what they're really looking for so an idx feature should definitely be integrated as a part of your current website and should not be a separate site let's talk about funnels now funnels is something that's really hit this kind of real estate stage you hear about sales funnels click funnels client funnels and everybody swears that you need this versus your website and don't use your idx websites they're not going to bring in leads and this is so not true and don't ditch your website to go to a funnel funnels should be incorporated into your current website all a funnel is is a series of steps that you're taking a targeted group of people like buyers sellers renters Real Estate Investors you're taking them through a journey of steps so that would be going from a traffic to an actual lead getting their information a lead to a client a client into an actual uh under contract under contract into closed deal and then close deal into getting referrals that is a series of steps that you want to take your clients through and your leads and you can do this with funnels so on your website when you go to the buyers page or the buyers funnel you can take them through this series of steps they can come they can schedule a consultation you capture their information that goes to your CRM and then you send them hey do you need to be pre-approved okay fill out this pre-approval form and then you send that to your lender and then after they fill out the pre-approval form they go into the client intake form and you ask them all the zillions of questions about what property are they pre-approved what's their budget when they're looking to move you get all that information before your appointment should never be doing this on the appointment you should be going into stuff in more detail on the employment and building rapport with them but you can capture all that information and then once you capture that it saves it and then they go to the next app now we're going to start searching for properties I'm going to send them some videos about the basic buyers presentation before we meet about offers and negotiation I'm going to send them all that general information I'd give to anybody and so you're moving them through this funnel then you meet with them you send them you know some search alerts some listings you get them under contract and then under contract you start scheduling everything and then when you get to the closing table you send them out a form to ask for more referrals so that would be the entire higher processor circle using a funnel and same thing you would just kind of very vary based on the seller the renter the real estate investor on those steps but that's how you can properly use the funnel in your current website so when you go to that buyers page the seller's page that is just technically a funnel now some websites have a buyer page with just information but there's no steps there's no scheduling there's no filling out forms they're missing the online lead capture and if you're missing that on your website I have a couple videos that show you how to properly Implement online lead capture so those leads can go directly into your CRM by using online forms so I recommend you go watch that if you haven't watched it but keep watching this video because we're going to dive into even more and the last thing I want to cover before we dive into the actual demo and I will show you what all this looks like in real time and that is landing pages this is one thing that is probably not used enough especially if you're posting to social media is using a landing page now how is the landing page different from a funnel and a website a landing page is just a single page in your website that is literally has one main conversion goal and you would use this for like downloading your buyer's guide your seller's guide or any resource that you want to give away and you basically your whole goal is to get their name their email address or their phone number and I have tons of videos on how to properly implement this but that's basically what you're doing and then the moment it captures that lead it goes into your CRM I've used landing pages for ads where you can do check out this list of upcoming open houses this weekend or just listed or houses under 300 000 you can create those landing pages make them give their information and then send them to a squeeze page or a safe search result with um you know that information that's constantly updated but that's when you would use landing pages and you can use them in your social media posts anytime that you're running an ad in your YouTube videos you can send people to those landing pages you can do a post that says check out these three homes under 300 000 you can show a few pictures and then your call to action in that social media post would be check out more homes in the area under 300 000 and would say send them to that landing page they give their information and now they can see the search result and that information so you need to be using landing pages especially in your social media and your ads and don't just send them to the home page of your website and let them figure out where to go they will get bored and they will click off your website alright so now I'm sharing my screen and I'm out there because it's taking all these systems and compiling them into one place your idx website your website your sales funnels your client onboarding funnels and your landing pages and literally there's so many different ways to capture leads on this that you can capture wherever your target audience is in the moment of how they want to interact with you so when you click that it'll take you over here to this and I'll show you some more features about it but this is something that's easy to customize and I'll show you that I mean basically this is a website if you go to it looks like a standard website you know because I have my buyers funnel I have my seller's funnel integrated I have prop my idx website integrated here I have resources so this is helping me with my SEO I have more about me so where we can show all that social proof and then again ways to contact and get in contact with me so here right away I'm sending trying to send people to my funnel I'm trying to funnel them where they need to go so welcome to J M Realty Group I already told them where I'm doing real estate where your real estate experts and then they can either go to the buyers funnel or the seller's funnel so the home page should be a summary of your entire website okay so they should be able to get to every little section from um your home page and so right right away I want to get them to connect with me and then right here let them know why I get five star reviews from my clients what sets me apart from other agents and then this has a built-in feature separate from your idx where you can feature properties and put in individual properties and Link them to uh the link on your idx website to view more but maybe you have some exclusive properties that you want to showcase you can use those here and it would take you to that page so let me go back and then right here your Real Estate Services everything that you do and this would funnel them to the correct funnel again you're social proof your web you know why clients are working with you so you can put all of yours and the great thing about this is you can you can Implement your uh your the testimonials that you want to use and then you can actually sort them by category if it was a buyer testimonial seller a real estate investor and what you can do is on each page have it funnel and filter those leads based on what page they're on you have resources and guides so if I want them to download the buyer's guide the seller's guide a form is going to pop up capture their information and put that in my CRM and then also email them a link to the guide so there's so many different ways to capture leads join an email mailing list I have my blog here as well so this is generating SEO so I can get those organic leads I can put a feed of my YouTube videos here and again a call to action to work with me and then schedule a consultation and then these can be linked to City Pages which will help even more with SEO so that way you can give information on cities have an idx feed of properties in that City blog post about that area so this is a full website it's all you will ever need and it should grow with you this is where a lot of people design websites but they don't grow with your business and you have to go get another one and this eliminates this so this would be the buyers funnel again book a consultation and start searching where it's super important in a buyer's funnel if you're going to build this on your own is you don't want to just have one main conversion goal here obviously the conversion goal is to get through information but there's several ways you can do that this isn't a landing page where I'm just going to advertise one thing and get them to download that one thing I want to where this is powerful and this is changing and getting more leads is that there's several different ways to capture their lead maybe they're not ready to book a consultation with you they're shy they just want to get more information well guess what they can download your buyer's guide so you're going to meet them at where their comfortability level is and you're going to meet them there so right here right away book a consultation or start searching homes either way this will capture their lead it'll capture it in the online form by clicking and then you can embed your account link here okay and then right here you can click start searching so when they start searching okay it's going to take them down to this feed right here and once they click in here um they see the properties listed my idx feed will limit them to so many views before it makes them register and again they can come here click schedule a consultation search available properties and then again I'm taking them through the steps so this is the steps of the funnel get pre-approved book a consultation complete a questionnaire start your search submit an offer and negotiate inspection and closing so you're taking them through this funnel and if they click get pre-approved that's going to open them to a form where they can fill out some basic information and I have this go to my preferred lender and then they will get that information knowing that it's a lead from me they can book a consultation that form pops up complete a questionnaire if they can go complete the client intake questionnaire that asks them tons of questions and have Forum fields that show up based on how they answer those questions then start search they can watch these videos on how what it's like to submit an offer and the negotiation process what it's like to once you're under contract what are the next steps inspection appraisal closing all those things maybe they're not ready to do any of this they just want to learn more about buying the home well this is great now they can come here fill out the information and download the buyer's guide maybe they just have some questions they want to get those answered first by answering these questions you're establishing your Authority and the trust factor with them and you're using that pool of marketing to bring them closer to you now we have social proof now they can see hey you can put as many or as few as you want here and you can tell them hey look these people were happy with my services and then if they're ready to get started after going through all that then they can schedule a consultation so you can see that they can either book a consultation if they're not ready they can start searching and give up their information that way or they can download the buyer's guide or they can get start getting proofers maybe they want to get pre-approved first so either way you can capture their information five or six different types of ways and the same thing is here's your seller's funnel laid out pretty much the same these final templates you can convert to a first-time home buyers template anything relocation all of those things and they all have the same process and the same way to capture leads now if we move on this is the idx portion of the website where we use this more they can do a custom search and it brings them down here to search however they want and then it will take them to a list of those properties or they can go see featured properties okay and when they get feature properties it Scrolls down here and then you can show some custom properties that way and get their information or they can search by popular areas so you can do save search results to different areas in your city or different price points as well they can subscribe to your newsletter and then they can see other Real Estate Services maybe they're a seller that needs to sell their home first before they buy one and again another call to action to work together your resources is one of the best ways to generate leads because this allows people to search for you on Google and have these articles coming up so when you're talking about the community things to do neighborhoods you know dog friendly Parks all those things that would draw people in they could see it's a real estate website and they might have need for what you're doing or they can sign up to get updated on all of your posts again showing your resources to capture leads unless you're utilizing that blog to help with SEO and then you have your about page where you can display your mission your values your story show off your team or just yourself if you're a single agent and then show your services as well show all of your client testimonials give that social proof and these automatically will update every time you add a testimonial on the appropriate pages and then as well as we have the contact page so this gives all the different ways they can contact you because even if they come into your social media that's a lead right so we have the contact fill out the form and you're good to go the great thing about this is there's different looks and feels to all of this so you can have the home field so this black bar wouldn't be there I'm logged in because I can show you the back end but here you know a different layout for the banner and then same thing you can do there's an alternate layout with this with columns so if you're more luxury or more modern we have a fit for you as well now what's great about this is you can hire us to design this website for you funnel like this and then when you click on that buyers funnel you can edit several different ways you can edit here in the drag and drop widget so if we're going to edit the banner you would just
