looking for a way to generate leads with no upfront fees today i'm going to share with you seven different platforms that'll keep your inbox full [Music] one of the biggest trends we're seeing in real estate right now is there so many online platforms out there that are generating leads that a lot of these leads are being utilized in different ways the first way that a lot of people are doing this is they're selling the leads you know there's tons of these sources where you can go buy leads but one of the most interesting ways to actually find more leads right now with no upfront costs are these platforms that actually generate the leads they nurture them at different levels and then they pass them on to you where you pay a referral fee at the time of closing other words there's no upfront costs so there's no risk on your part and basically the better you perform with these leads the more you communicate to back to the platform on how you're doing this and the more you close the better the leads get that they send to you that helps basically build your business with a no upfront cost on these referral-based businesses one of the things that i love about this is it gives you the ability really to start your business or to grow your business from a place of strength you don't have to worry about those upfront fees so what i want to do today is i want to go through about seven of these different types of platforms really give you an idea of exactly the best ones that are out there right now that we're seeing some of the characteristics for each of these to see if there's not one of these that can help you take your business to the next level all right the first platform we're going to talk about is op city now op city is actually owned by realtor.com now to give you a little bit of a history on this op city was a company that started where they were purchasing leads from realtor.com they would then nurture the leads and then they would pass these leads off to agents and receive a referral fee well what happened is all of a sudden realtor.com starts looking at this and they're like wait a minute one of the largest purchaser of leads we have is this op city company we really like this model and the way they do business and they went and they purchased op city so now it's owned by realtor.com but let me give you kind of a background on kind of what this is because a lot of times what happens is one of some of these we're going to be talking about they require you to have a certain amount of experience to be able to receive leads from them op city is available for everyone the beauty of it is it's actually driven by your broker so your broker signs up as a broker that has the ability to invite agents you if you're working for a certain broker that invites you the opportunity to come and to join and receive leads from op city once that happens basically when we were talking about this where it could be someone that's brand new in the business where it's somebody that's got experience op city asks the broker this question is this an up and coming agent meaning they're basically new or is this somebody that has a lot of experience once that question is answered the invitation is then sent out to the agent the agent has a series of questions basically asking them how long they've been in the business their experience level certain areas that you quali that you cover those certain areas of expertise all of those things that gives them a better idea so that they make sure they're sending you the ideal referral to fit your business now i will say this you have to understand this process you're not the only one that's going to have an opportunity these leads now it's not that they assign these to multiple people but this is the process op city begins to nurture these folks let's say they're on the phone and they're nurturing someone and they say so i saw this house maybe i'd like to take a look at this and they say okay well great let me put you in touch with an agent here's what happens op city goes has the ad has the location of that house puts in four to five agents pop up they send a text out the text comes to you and it says we have a lead for you it's this price range in this location for this house and either you respond or you don't the first person to respond out of that four to five people is the one that receives that lead here's what they're looking ideally for they come on and they say okay yes i'd like to take a look at this house the op city agent says great let me see if i can connect you with an agent right now boom the text goes out to four to five agents the first agent to grab it all of a sudden if you're the one that grabs that and you're the first one your phone rings hi this is so and so with op city we'd like to introduce you to the buyer and mr and mrs whoever it is that would like to see this house wherever it is at that point then they pass those folks off to you and you pay between a 25 and 35 referral fee for these depending on the price point and depending on how many you've done with them in the past i will say this odds are when you first start you have to understand realtor.com is only going to make their portion of this if you close the deal they're only going to make money if the referral fee comes out to realtor.com op city so they're looking for closers they're looking for people that will communicate what's going on in this process so the more that you communicate back and forth with these folks about what's going on with this lead that they sent to you the more that you close the higher your prices will go odds are the first few leads you're going to receive are going to be lower priced properties this is almost like they're testing to see if you're serious about this we've had some agents that work with us they started out they received leads that were in the hundred thousand dollar range or less they closed one of those we had one that closed it was as low as 15 000 on a lot but that led then to a 250 000 closing that led to a 500 000 lead that they closed and now that person is routinely receiving million dollar leads from op city it goes back to the fact that because they communicated properly because they documented the process and because they were able to close those folks now op city is giving them better leads better qualified people and more opportunities if you're looking for something whether no matter whether you're brand new in the business or your experience agents that's looking for another lead source op city is a great way to generate some of these with no upfront costs the next lead source is up nest now we're taking this up a little bit now so to speak we're basically coming in with up nest they require that you have at least three years experience have had at least six transactions in the last 12 months and they're looking for people that are a little tech savvy maybe they really like to see a strong online presence and they also are looking for folks that really have great communication skills positive reviews are a big plus with them as well this is a little bit higher quality lead because they're looking for a little bit more experienced agent typically what you're looking at with up nest is you're going to have less leis but higher quality leads this is a great place if you've been in the business for a little while and you're looking to take your business the next level great also for teams if you're out there and you're a team and you're looking for this as long as you qualify the leads can come in and you manage that process as a team leader now you can get some of these higher quality leads actually for some of your newer agents as long as they're coming under you and you're making sure that reporting is done correctly upnest is a great place to start if you're looking and you've got a little bit of experience and you're just really looking to grow the next platform is 55 places 55 places kind of focuses on 55 and older senior type commit communities it's a place where there's active lifestyle communities in your area if you've got some of these 55 and over communities odds are that 55 places is in your area they're looking for people that really understand those specific neighborhoods they understand the lifestyle that those folks are looking for they understand the amenities that drive those these are looking for really agents that can really speak specifically to this demographic so it doesn't mean that you have to be over 55 to qualify for this but if you're living in one of these communities especially this is a great place for you to generate some high quality leads on a place that you already know and that you enjoy again this is very specific as far as the type of communities the locations they're in but it is a great place that if you're servicing some of these active communities over 55 then this is a great place to generate some additional leads number four is agent harvest.com now i will tell you now we're shifting a little bit because agentharvest.com on their website states that over 60 of their leads are actual seller leads now it's a little bit more of a competitive situation you pay a 25 referral fee if you receive this here's what this would typically look like the lead comes into agent harvest they identify this is someone that is getting ready to potentially list their property they are then going to basically do an introduction to three to four of their agents typically three agents that they're going to introduce them to that are experts in their area this is going to be someone where they're going to have your criteria basically that basically says that you understand this area that you service this area and that you are a basically a listing based type of agent now if you're not a listing type based agent and most of what you've been working with you're newer and you've been working with buyers it's a great place to actually get in there and see if you can generate some leads this way as well one of the things that they look for is they want someone that knows the area someone that can speak and present in a very positive way to sellers specifically so i'd highly encourage you to go out there now here's the process they introduced those three so you get your at bat now you get the listing appointment you come in and you're competing you know you're competing with two at least two additional agents depending on where your area is if they only have one or two of you you're only going to be competing with one or two but in most cases they're going to have three agents you go in you make your listing presentation you show them the value that you are and if you win the listing then you pay them a 25 referral fee listen if you're looking for in this market environment a place to generate more seller leads that are qualified that are basically ready to pull the trigger they're just looking for the right agent then this is a great place for you to start with agentharvest.com number five is redfin now i know what you're thinking redfin is actually a real estate company well here's the thing redfin generates leads all over the country and in many cases they don't have people in certain markets so what they've done is they are building up agent referral partners and typically sometimes it's before they move into an area but it gives them the ability you can keep your license obviously with your existing brokerage it's a 70 30 split and basically it gives you the ability to generate leads with no upfront cost one of the things that's great about this is is that i we have an agent that actually does extremely well with redfin in an area where there are no redfin agents in this specific market basically he's generating a number of leads and it's just like a lot of the others the more that he does the business the more referrals they're sending him because obviously redfin doesn't get paid unless you close the deals so make sure if you're looking at any of these type platforms make sure that you're getting a closing as quick as you can with one of these referrals even if it's something that doesn't make you a lot of money because what it is is those are the seeds for those better and for additional referrals to be coming your way number six is ojo ojo is actually one of these sources where they're generating the leads but they're going to nurture them throughout the process and once they get them to a certain level they're going to do a pass off in real time to you this is a great source if you're a broker if you're a team leader or if you're an agent that has a little bit of experience because they do have certain requirements they want met before they'll generate these leads i will say this i know a lot of teams that are actually running this i actually know a brokerage that's running using ojo and basically they've got it set up on the brokerage level once you qualify on the brokerage level for the qualifications then you can distribute these leads to anyone in your brokerage or in your team this is a great place because they do a lot of the nurturing beforehand so once you get to that that place where they're ready to make a decision they're typically a little bit further down the sales funnel than the typical leads you're receiving online so you can expect higher quality leads and less leads when you're dealing with ojo number seven is a stately.com this is probably one of those that it really they're looking for the most experienced agents possible they have a minimum of three years experience preferably they'd like to see you having five years experience they'd also like to have letters of recommendation from some of your past clients stating that you took extremely good care of them they're going to be involved throughout the process they stay involved so after they pass the person to you they're going to stay involved and they're going to be continuously surveying those folks to make sure that they're receiving the highest level of service also once you go under contract they're going to be staying in communication with the title company with your client to help make sure that the transaction stays on task and actually gets closed listen this is one of those where you're probably going to be someone that's a little more experienced agent you're going to be a higher touch maybe more of a white glove type service that you provide for your clients and if you do that you're going to generate a ton of leads through a stately.com but it's not just the amount of leads you receive that's going to be great it's going to be the quality of leads so if you're one of those agents i would highly recommend checking out generating leads is the lifeblood of our business what we've talked about today are some ways that you can save the upfront cost and basically it's almost like you can buy the leads now and pay later once you close them by paying the referral fees listen if you're looking to grow your business make sure that you have a steady stream of leads that
