what's going on ladies and gentlemen in today's video I'm going to be showing you how we got a whopping 384 leads for this mortgage broker we were working with so if you're a broker or you run a mortgage team and you're interested in boosting your online marketing and getting more leads for your business this video is packed with a bunch of insightful information or if you're in this Niche and you're working with Realtors mortgage brokers or any niche in general there's a lot of good stuff that I go over in this video so let's get into it foreign [Music] what's going on guys it's been a while I think around two and a half months or three months since my last upload I'll pull it up right here and honestly if you can see there's been some changes uh to the office things are looking a little bit different and the reason being for not uploading the last two and a half months is there's a flood in this basement so we had to tear out all the flooring and I didn't have a background anymore because everything got torn out so I took the opportunity to renovate the office and change things up but obviously that takes time so we just finally got the flooring in we got the shiplap on the back wall and I'm still buying a bunch of stuff to make the background look a lot better you're buying a bunch of chairs bookshelf stuff like that but I kept waiting and waiting and waiting until I was just like you know what I'm going against everything I've ever told my subscribers and the channel to just post don't worry about you know the little things like the having the bookshelf having the proper Lighting in the background you just gotta start posting so I didn't post for two and a half months because I'm waiting to buy everything to make the office you know perfect but I figured I just need to get back into the group of things start posting again we got four months left in 2023 I have a goal I'm trying to grow this subscriber count as much as I can and I just want to post consistently for the last half of 2023 so that's my goal I'm gonna let you guys attempt to hold me to that I want to post two YouTube videos every single week so that's my new goal but enough about me in today's video like I said I'm going to be showing you guys exactly how we got 384 leads for a mortgage broker we were working with before we get into this do me a favor I know I haven't been basically what this channel is all about so comment down below things that you want to learn things you want to know things you'd want me to go over and I'll do it I'm you know thinking of video ideas every single Sunday myself but if there's stuff that you guys want to know comment down below and I can make a video about it so in today's video I'm going to be showing you essentially the back end of this individual's ad account the process that went into actually getting 384 leads what happens when these leads are coming in different creatives we're running and all that fun stuff so first before we dive into this ad account I want to tell you a little bit about the client the Packers are on and what it is that we're essentially doing for them so when we first initially met this individual they are a part of Team he's actually the owner he has around you know two or three different mortgage brokers zero online presence and nothing to do with anything involving social media so first things first develop those accounts we've got to make those accounts and we're kind of assessing the problem and seeing what we need to do start getting this individual more and more leads so obviously with Tom K you're gonna have to you know we're gonna create some socials get a profile picture on there start posting on there to gain a little bit of credibility but what I also say is we've worked with million dollar businesses that have 250 followers on Instagram and they don't post that often so having a strong strong online presences and everything and it definitely you know doesn't need to be super strong just for us to advertise so what we did for this individual was we got our socials up and running we got access to the back end of his Facebook Instagram ads manager we got access to his Google YouTube ads manager and they got access to the tick tock manager now he is on the highest level package we're running 50 a day and AD spend so fifteen hundred dollars a month potentially like I said every client the ad spend varies depending on what we're doing it could be pause for three or four days it could be pause for five days so the ad spends a variable cost but I'm just trying to give you a little bit background of the client and what is that we're doing for them so we're advertising across all platforms we got specifically 384 leads on Instagram and Facebook which is the ads manager I'm going to show you today we're advertising across all platforms so we develop new creatives we developed the coffee writing we develop his go high level CRM Forum we develop different landing page ages that we're going to be driving a bunch of traffic to for these leads and that's kind of the strategy that we're going to be implementing when we start doing the onboarding for this individual so the first phases of advertising is split testing phase number one what we do is we specifically start on Instagram and Facebook we focus on those two platforms and we try and find a campaign that's going to work on that platform I don't like to run a campaign on Instagram and Facebook and then run a campaign on Google and YouTube and run a campaign on Tick Tock try and watch over all of them do a bunch of split testing figure what's going to work across every single platform that's not how I like to operate I like to figure out what's going to work this ads manager what's gonna work on this ads manager and just slowly move over as things are working so the first phase of split testing is on Instagram and Facebook we develop a whole bunch of different creatives and we just see okay what creative is working for this guy is he getting the click through eight what's getting a click through it oh okay this image is awesome it's getting a good click through it but it's not getting a good cost per lead let's change the copyright and let's change the offer let's change the headline so that's kind of phase two split testing is changing the copy changing the headline stuff like that phase three what we do is different targeting so different audiences switching up this switching up that just overall different detail targeting different radiuses and stuff like that depending on what you're capable of doing so that's the three phases of split testing now enough rambling on I'm just going to dive in and show you the results and how we got these leads so this is the back end of the ads manager as you can see from June 1st to August 31st we got 384 leads now some of you probably think we got 384 leads in a month no that would be absolutely crazy but that's still a good amount of leads every single month we're still pulling over 100 leads every month for this individual so as you can see a lot of different well a good amount of split testing went into finding a campaign that was going to work obviously you see there's a bunch of different uh creatives here that are running so just to run through the statistics and uh you know what happened over the last three months for this individual we got 205 092 Impressions on all the different ads we're running we reached 72 234 accounts we got 4.17 per impression for a click through eight which is you know pretty good 380 four leads in three months with an average cost per lead of seven dollars and twenty eight cents which is crazy awesome and spending twenty eight hundred dollars on Advertising so very very good results now I'm gonna show you guys all the different ads and the creatives we were actually running so we run all of our stuff on Instagram and Facebook feeds Instagram Facebook Stories just based off of split testing that's what works the best we don't want to spend money to be placing this on the marketplace or placing on on the searches or whatever other options are other all uses that don't work so we have the copy attention for some home buyers it's fun looking at homes online and thinking about all the possibilities but did you know that before you can even go see those homes the realtor is going to want you to be pre-approved for a mortgage to help you out and save you time I developed a 60 second pre-qualification quiz to get you pre-approved ASAP fill up the quiz here so the headlines who you can afford call to action learn more and then what would happen is if someone clicks learn more they fill out an instant form which is a just that autofilled form then they get redirected to the individual's landing page where they potentially fill out a survey answer more questions and turn themselves hopefully into more of a hotly or more warmly so that's one of the images this is another image just kind of a nice home collage then a little Carousel action that single image ad another single image ad another cool better looking creative another single image ad another single image ad another cool home collage another single image ad and another single to drive so just to show you guys that creatives do not need to be like I say in all my sales calls some sort of Super Bowl commercial quality ad I mean spend thousands of dollars on graphic designing that stuff doesn't work whatsoever I bet you the image with the highest click create on here is just a single image ad if I literally had to guess or the collage yeah 6.14 the collage which is very very simple to make 4.89 that's just the single image ad so as you can see the click-through rates are overall pretty good uh this one was the lowest and it was probably the nicest one arguably that overlay one so the images and creatives do not have to be that extravagant you know whatsoever essentially so we split test a bunch of different creatives and then we found one that was just working really well so we ran with it we didn't split testing copy because it was getting a good cost per lead so all was good now what happens is we go into the back end of this individual's go high level account and you can see all the new leads the Duds hot leads connection made no answer call your number one number two three all the book appointments all the potential clients two months four plus months this is back end of his actual go high level this is where the killer Isa will make all the calls try and schedule as many appointments as you can you know put people in correct columns depending on if they qualify and meet certain criteria that this individual wants them to meet but uh I'm not going to dive into the go high level and how that stuff works hopefully you guys enjoyed this video I'm super stoked me back and start producing more
