teddy rogers anderson rogers construction this week's topic going to talk about it's qualifying your contractors and the importance thereof so qualifying the contract is pretty easy uh one check and make sure they're registered on the secretary of state it'll tell you how long they've been in business uh you know if it's a dba or if it's the actual business name those sort of things number two ask for their insurance general liability workman's comp asked to be additionally listed as additionally insured it costs them nothing to do that and it lets you know that the policy is the most current and that they're not providing you with documentation that's an old or outdated policy or anything like that number three check the references you know better business bureau facebook google all those things now if they don't have a presence because sometimes you'll have some great companies out there that just don't have a presence but you noticed on the secretary of state they've been in business 10 years but you can't find a whole lot about them in regards to reviews and those kind of things then you're going to have to ask them for references and generally speaking if there's no information out there but they've been a long-standing active company you've seen that they've pulled a lot of permits done a lot of projects it just means that that wasn't necessarily important to them and they get most their business from word of mouth so that's okay that's fine uh number four qualify them through the local home builders association or as they have it in central kentucky the bia bia is going to qualify its members and if they are a member of that organization generally they're going to be a high providing a higher level of business especially the long-standing members of those organizations the you know the people that have been in it several years generally are going to be a trusted and respected peer amongst their community so that's just some ways to qualify them now what's the importance of qualifying them well it's because experience matters experience matters when it comes to selecting contractors that you're going to have you know do projects on your home because an experienced contractor is going to know how to schedule because you know sequence matters uh the order that it goes in there's there's a lot of sequences that have to be gone through in order just to do something as small as remodel a kitchen also they're going to know timelines and they're not going to leave you with a exposed broken down kitchen for weeks or months on end because they're going to know that the time the lead time on the cabinets you selected is six to eight weeks or 12 to 14 weeks we had a project that had a copperhood that was a 15-week order so in order for them to use that product we had to communicate with them let them know that we're not gonna be able to start until this date because we don't want to be sitting with your kitchen tore out you having to eat fast food and waiting on our you know hood to come in um on the project so those kind of things to navigate schedules the experience matters too when it comes to navigating issues last week i talked about what ifs well those what-if scenarios a good experienced contractor is going to know how to navigate those they're going to know when it's necessary to bring an engineer into the fold to either check the soil or the structural stability of it they're going to know what kind of delay and what kind of hiccup that's going to cause what kind of contractor it takes to repair that so those what-if scenarios plus sometimes contractors just going to have to help you navigate some tough decisions because what you discover may not allow what you originally thought you open up the floor system and you find a a triple beam directly underneath where your drain is you can't cut that triple beam out you're going to have to you know you're going to have to respectfully enter into a different design and it may not be as simple as adjusting it three inches left or right without potentially affecting other things so there's that navigating of circumstances where you know we make some tough decisions we reduce the size of the tub reduce the size of the vanity or or whatever but a good experienced contractor is going to be able to help you by identifying that and then providing you options to get around it not to mention too like this stuff is stressful it's going to get to you whereas a contractor is going to be experienced and prepared and help you navigate just even the you know the the difficulties of dealing with some of these decisions and hopefully going to keep you calm and collect as i used to like to tell clients you know when they see something they're like is this going to be a problem i'm like no it's just one more thing we've got to do to get to the finish line so that's topic for this week teddy rogers anderson rogers construction
