hey guys thanks for using pipeline database I'm going to give you a quick walkthrough of how to use it we built it around a 5-minute learning curve but before I do I want you to notice if you're logged into your pipeline account that you can join our Facebook group you'll see like-minded agents you'll get tips on how to use pipeline and some of our other tools and we also just discuss what's going on in real estate today so you can either click the link on your screen or you can go to Facebook and search for 80/20 real estate marketing as to join you'll you'll get accepted so the very first thing that we're going to do in pipeline is what good is a contact manager if there are no context empennage so let's uh let's go ahead and add a couple first you could you could click this little admin link in the upper right and the first thing that will come up is this screen where you have your user settings and then of course you can manually add new leads into your pipeline account as well right here we're going to skip that step for right now because I'm going to assume that you're already coming from another database and that you have some leads to import so we're going to do that of course it gives you a little disclaimer you did I agree and then you hit import and you choose the file that you want important it it'll import CSV files now it's going to quickly ask you to you know how you want to import them to basically name the fields so you can match them up so it doesn't get all messy when you when you put them in and then we'll just go ahead and hit import I just went ahead and put in my leads now another way that you can get leads into your database and this is one of my favorite ways no matter which platform that you're using to generate leads if you click this lead gateways tab you'll see right at the top it says lead email import and so there's a unique email address that you're given now assuming that your lead provider basically you know follows the industry standards for real estate lead metadata and if they don't you can ask - when you when they send you lead notifications you can have them sent to this email address right here and this email address will automatically import the leads in the database and into the pipeline database as soon as they come in in real time so now that we have some leads in let's go ahead and go back to the database we click the little Home icon and we'll just click one of these leads this test lead that I imported that opens up the customer file will notice a number of different things you'll see where you can change different contact information here along the top over here on the right you'll see that I can share this lead with other users so one of the beauties of pipeline database particularly the fact that it's free is that when I share a lead with another with another user it will share all the notes and I can also unsure if they're not doing their job so I quite frankly whenever I refer a lead whenever I refer a lead even my mortgage broker I ask them to get a pipeline account so that way I can monitor what they're doing with the lead or what they may not be doing the lead of course you can also make appointment standard stuff we use Google Calendar as an intermediary the beauty of it is that you don't have to change from you know what other whatever other calendar program that you may be using so Google Calendar allows you to sync with just about any calendar program out there iPhone outlook of course if you have Android it's already there so you would click this authorize me link and kind of follow the steps through to signing view who calendar account and then of course you can add comments and this is one of the things that's in my opinion one of the most valuable things there's nothing a you know super complex about it but every single time I get off the phone with a customer I'm going down here to where it says add comment and I am typing out some quick notes about what's happening with the leads so let's just run through a quick example of what I might do with this lead so I'm calling mr. test here and let's say that I called them and I didn't get a hold then okay that's that happens so where it says add comment I'm going to type left message okay and then I'm going to hit enter now that's going to get rid of that or it's going to close the customer file here and so what you'll see is I'll see all of a sudden a little pause button over here to the right this is how I'm going to do a majority of the scheduling for when I'm going to contact these customers now these leads that I'm working with right now are supposed to be the leads that I need to work on today this working tab that you see so the leads that I'm working with today you know as soon as I'm done with them and in fact with this customer I'm done so I call them I left a message I'm not going to try it until tomorrow so what I'm going to do is I'm going to pause this thing and I'll hit one day and that lead is gone I don't have to think about them again I'm going to move right on to the next lead but the lead isn't totally gone because what will happen is tomorrow when I log in that lead will pop right back up of course I can also find the lead under the pause you know icon as well now you also number you also notice real quick there's a little number next to each name and what that number is is the number of notes on the file so at a glance I get an idea of how active I've been with this customer in this particular customer there's some notes that have been added automatically and obviously whenever I pause the leader I take my own notes it will you know increase that number as well so eventually you know as I move on to customer you know move on through my customers I'll be able to click this little trashcan icon and I can either mark them closed of course that's you know ideal but even after closed I can hit long-term and this would allow me to you know it would basically pop up on my working tab about once every three months or so and then every now and then I'm gonna have a lead that's bogus or maybe they just don't like me for whatever reason so that allows me to quickly tag them get them out of my database for right now they'll still be there they they'll just be tagged with one of these and they won't show up on the working tab one other thing that I wanted to show you while we're here is how accessible pipeline is on mobile so you'll see that I have it pulled up here on my iPhone and you can add in new leaves the same way you could by cooking a little admin link in the upper right I can obviously enter in new leads I run into someone at the grocery store I've been there information get add but I also have access to all of my other leads as well I can use the little search bar I can also pause the leads or I can delete them the same way that I that I could come oncome closed or uninterested if I get a call while I'm on the road so this also works great in tablets so that's basically pipeline it focuses on a couple of things number one it's very simple to pick up and use obviously it's free we think all CRM should be free and the third thing that it that it focuses in on is it focuses on personal contact we automate things where we can using the pause using the virtual assistant but at the end of the day this is a
