hi everyone chris loncell here with the close i recently have been spending a lot of time on the platform property base go it's a real estate crm with a lot of cool features so i thought i'd give you a little walkthrough of how the platform works what it does and what it's like to be a property-based go agent let's take a look do property base go excited to show you guys around so this is the dashboard this is right where you first log in when you are a property base go realtor this is what you see first pretty standard dashboard start with um area for social feeds up here just helpful if you're especially if you're really active on social some area and area right here for [Music] training and professional development you can edit this as well and then some standard dashboard stuff top contacts updates on text concierge which is a service we'll talk about in just a little bit and then an area to update just your most recent um important uh kind of categories for operating your real estate business [Music] property based go is connected to your mls so you can have uh real-time updates on your listings uh which is really great um reports this is just kind of general analytics about your different contacts and then you've got your upcoming events tasks the things that are most important for your real estate business one thing i really like about this dashboard is it is really straightforward they're not trying to jam in information that you don't need just because they can i'll admit it's a little spartan some people like to have more going on for me not really i i just want exactly what i need and that's it because otherwise i get distracted so let's dig into using the crm if i'm a realtor the very first thing i'm doing is after i check my dashboard i'm heading to the contacts area now the contact lead profile on property base go really is a standout feature i'll show you a profile that i created for myself and here's why i really like this so pretty standard contact profile you do have some of these real estate specific contact details like moving frame and price range which are really helpful you can also do a whole bunch of custom fields in here which i can show you in the editing phase when you're editing the contact you can put in obviously you can put in all their details here you can put in their contact information you can update how they are communicated to via email and then you can do lots of other details including these custom fields and you can really add just about anything you want in there so there's something market specific for you you can track whatever you want here um but this is just kind of the tip of the iceberg this is what most real estate crms offer where property base go stands out which i think is really cool is you have this whole left-hand side extra menu that really expands out this this profile so for instance website activity um i am uh not active on my website but property based go is connected to your property base website and so any lead that is you've got in the crm that's active on the website they will automatically all their information gets populated in here let's see if one of the dummy leads that i've got in here has some dummy activity we'll go to buyer i don't know for sure whether this is going to work but let's take a look nope not on this one well it's a bummer well either way what you've got here any of the any of their activity uh that they may have conducted like here this one there was a search that was that was conducted you've got access to their toolbar activity or any forms they may have submitted really does give you extra insight into what your leads are doing general notes area you know where you can add notes about a contact any properties they may have favorited or saved searches this is really great i mean imagine how powerful your conversations become with your leads when you know exactly what they're doing on your website you have insight into what it is they're actually looking for not just you know what they may be able to communicate on the phone a bunch of other stuff in here showing sheets uh listings emailed um any marketing insights that you may have sent them all sorts of cool stuff here uh including email marketing tasks and events you may have assigned them messages you've exchanged documents you've shared with them action plans you've created text concierge again we'll get into that not trying to tease you on that sorry guys but we'll get into that in just a little bit home valuations you may have sent them and then just their history so much stuff here you know most real estate crms do not offer you such a dynamic and comprehensive way to manage and understand your leads uh journey that's one of the things that property base does really well here [Music] but we're you know we're not just talking about managing leads we're talking about talking to them you know communicating with them especially when we're trying to drive them down the funnel so this quick actions button here this does a lot towards that so if you take a look here if i click this this is where i can you know really get to work on the crm so i've got my profile say i want to add a note about something maybe i want to send them uh send them an email i can do that right here just click click here then go bingo i can put in say what i want to say to him and off it goes but that's not all we can also send a text message right from oh of course i don't have that let me let me back up here and show you a profile that has a cell phone on it like mine so i can using quick actions i can just send a message and uh would you like to see this property today off it goes and yep my cell phone just buzzed uh i just got that message it really is instantaneous i love this too because i can i can add events i can add documents i can add a task for myself i can also call them if i click right here my phone yep and now my phone is ringing so let me turn that off all right so you know if you can hear it vibrating here but there it is just that easy um so there's a ton of stuff that you can do here and you know if you're doing stuff that you're not using your quick actions for like let's say maybe they called you or maybe you called them but it wasn't from the crm that sort of thing um or maybe you left them a voicemail you can record these events here just that way you have a complete picture of what their activity is here property based go really offers some cool features to be able to get the entire picture of your leads journey and ultimately that's going to result in higher conversion rates of your leads and higher you know satisfaction of your existing clients so a lot happening there let's pop over the listings area because you know property base go is connected to your mls and this is super cool so just like you would on you know any kind of honestly like like your local mls or like zillow for instance you know if anybody is searching for property here you have the same functions on your property base go search function and it's the same function the same sort of search that your clients and your prospects are going to see on your website so just click on this particular property 191 cara drive here's the list office information let's say when i see this i say i want to email this to a contact i want to text it to a contact i mean we all know text message open rates are over 90 so if you really want to make sure you get the word out about a particular listing send it in a text man you can add it to a contact's favorite properties uh there's all sorts of stuff you can do we can dig into some marketing like finding buyers for this i'm going to open up another window here but this gets you into if you have your crm if you have your contacts tagged for what they're looking for you know you can use the find a buyer function to go back in and actually find uh buyers in your crm that would be eligible for this property really powerful stuff um i really like though the action plans area here so let's just say um this is my listing let's pretend i've got 191 cara drive listed and i am one to do open house marketing i want to blast this out to all of my buyers who are eligible for a property like this i could say uh oh i know crystalline cell he's eligible for this i can hit apply here i'm not going to send it because that's just more email that i don't get right at the moment but i can hit apply here and all of a sudden uh this automated email sequence is gonna go inviting um my contact to the open house i'm gonna be holding here really really cool stuff and there's all sorts of action plans in here we've got open house marketing new listing marketing seller leads buyer leads lots of cool stuff that you can do in here and most of this stuff is already automated so you know you can do some customization on it but it really is pretty easy to use so lots going on in the listing area again this is uh very similar to the uh the interface that your clients will see on your website i'm great to be able to connect with them on that um let's bump over to email marketing pretty standard here you can create e-blasts you can create drip campaigns there are all sorts i mean look at how many pre-written oops sorry about that look at how many pre-written emails are included here look at this we're just on page one of four and i think it even extends beyond that [Music] these are all pre-written emails you've got pre-written email campaigns that include multiples like this these are just email blasts right here you can see it indicated here but these are drip campaigns that include multiple emails all the stuff is pre-written guys so it really you know if you're not a writer and or don't have time to to spend creating campaigns you can customize these and you've got a lot of options here we've also got let's take a look right here for your lists these are lists that you can create of particular contacts like here's all of my contacts right here and i can create actions for them i can i can create new lists and and try to segment my my list a little bit more so i can create specifics for what i want to do with these folks there's just so much that you can do and here this platform is very flexible and there are a lot of really cool options again i like this because it's really straightforward [Music] it's hard to mess this up because they have so much uh already created for you in here and if you want to create your own stuff you can do that too you can create drip drip campaigns you can create email blasts all sorts of stuff you can do in here before we go on to these things i want to make sure that we talk about text concierge okay because i know i've i've teased that a couple of times here so let's talk about i'm going to open up my contact again um text concierge is i'm going to go back to messages messages this is an important area that we didn't click on before this is an area that you can view all of the different communication history that you've had with a particular lead so i'm gonna these are the emails that i've sent myself as a part of this this demo account click over here to text messages here i am see there's that text message that i sent earlier right so i can um as you can see i can i can actually send another text message right from this window here's another message which is great but what if you've got a lead who is not quite ready the the you're not in the can in the conversation stage with them yet what if what if they're still in the qualification stage well let's go back to another contact let's go to uh buyer test this contact here now you see up here we've got a new button it says claim lead from text concierge the text concierge function is really cool here guys when you get a new lead pumped into your crm maybe it's from your website maybe it's from bold leads maybe it's from zillow anywhere you've got a new lead the text concierge function is like a virtual [Music] personal assistant basically and the way it works is they will start automatically communicating with your lead using natural language processing or some really smart ai to try and get your lead to engage with with you and essentially qualify them to become an active client so this um you can see uh this particular lead uh has been you know it's so um nobody's engaging back with with them but um you can see that the uh text concierge has attempted to engage with this person multiple times right hello are you still looking for a home just want to confirm is this the best number to reach you on and this is something that you could customize obviously you can look at it in conversation mode you can look at it in timeline mode this is when the um you know talking about what the what the advance of the lead is through the funnel right and let's say the text concierge engages with somebody they're excited they want to learn more you can click claim lead and all of a sudden now this lead is in your funnel now you can go back you can look at the messages go to the messages area and you can start engaging with them so lots that you could do here text concierge super powerful tool especially if you are struggling with speed to lead you love text concierge because it's somebody who can automatically start reaching out to your leads really natural you know we talk a little bit about that in the review so go ahead and take a look at the review the written portion of the um of the property based go review and we'll learn a little bit more about that but really like text concierge okay before we wrap up let's look at these other tabs tasks and events these are the tasks and events that you create for yourself um you know that could be part of drip campaigns these are things you know maybe you're setting uh setting up your yourself to you know remember to communicate with somebody one way or the other you can set up this list of tasks you can add to these tasks you can delete them you can edit them these are the sorts of things that are going to appear at that your dashboard and you know using this feature really is the sort of thing that helps you stay on top of managing multiple relationships at once so i like this you can also use the calendar view which some people find to be a little bit more um you know kind of easy on their eyes i i don't mind the calendar function either that's pretty great [Music] the website area this is the management of your website itself so let's take a look uh you can look at lots of different things here we've got the whole the the components list here so let's we can take a look at menus we can take a look at your home page [Music] and the hero image there there's there's lots of stuff that you um can do this is really where you edit and manage the back end of your website so a lot that you want to be paying attention to here because ultimately your website is the um the uh you know it's the front door to your real estate business so just to kind of show you an example this is the blog page it'll pop open here for me um of my sample account here now obviously i don't have any blog uh posts in here let's go to the home page this is what the home page looks like and this is what um you know there's so much customization that you can do in here these websites convert really well we actually um named property based websites as one of the top real estate lead generating websites of 2021 so i've got an article all about that make sure you check that out but you know this back end area here is where you manage all your website content it's really great to be able to have it all in one place because your website and your crm are so well connected and then the last tabs here is uh reports this is the analytics area for property based go pretty pretty basic here going to be honest there isn't um there isn't a ton here as far as customization and next level data uh certainly certainly some stuff you know your contacts reports uh this is this is helpful um but you know long story short if you're a data hound you're probably gonna feel a little underwhelmed here this is more just kind of there's certainly some actionable content that you can grab out of here but it isn't the sort of like google analytics level drill down data that you can use to really get deep into your business performance so um nothing wrong with that you know most agents actually don't go that deep i know the property based sales force edition which is for large teams and brokerages and and whole offices that gets a lot more granular in the data so if that's what you're looking for that might be a product to consider but this one the reports functions pretty basic but helpful helpful and then last but not least you've got kind of your top menus here you've got this is the kind of help help area the walkthrough to kind of get you started it's like a setup guide this is your messages area this is where you're going to get pinged with notifications if people are sending you emails this right here training i really like the training center here there's actually a ton of great content um in the onboarding and tips and tricks area so uh you know if you're new to propertybase make sure to check this out i've found a lot of value here this one here is your quick actions menu just like you have quick actions on your individual profiles you have quick actions here as well and then this menu gives you you know if you are running multiple people on property base go you can uh look at look at things from a broader view it also gives you access to you know settings and resources and announcements and uh that sort of thing so a lot going on uh in the menus here but all really valuable um all in all guys i think property-based go is a really valuable uh platform that offers a ton of uh features for real estate agents who are looking to go to the next level you know sometimes [Music] sometimes crms offer you a whole bunch of bells and whistles that don't actually advance your business i'm feeling pretty confident that property-based go gives you exactly the tools you need to scale up your performance which is ultimately what we're all looking for so this has been a day in
