Allin one place sherod meta is joining us from beautiful carlbad California sherod welcome hey Jason thank you for having me uh to the demo man I'm super excited I am too I am too let's go into it we're starting with kpis or key performance indicators and we've got some charts and graphs on the screen tell us about this section yeah so what I want to do is I want uh for this demo I want anybody watching to keep this in mind as this would be the end result of kind of everything that happens in re simply the ability to track your kpis but the way we buil re simply is if you look at your business as a successful real estate investor there's four key components or four pillars you have the data Marketing sales and operations so I'm going to go in that order and then eventually come back to the kpi sounds good sounds good all right so on the data side what Rec simply does it it offers you list tacking so if anybody not familiar with list tacking if you're pulling multiple marketing lists for your business if you're getting driving for dollar list if you're getting probate list absente list then you can stack them within PR simply to see which are the most targeted motivated sellers you should go after uh then you have right here then you can get bunch of details the property information you can see you know if they have any mod cage any MLS information you can pull all of that so that's the first part piece of the data site the second piece is we also offer driving for dollars that's included in every single plan uh we have a native IOS and Android app it's super simple you just go right here and then one driver is included just activate that and then you can start using on your IOS and Android so that's the data side of it uh you get your data from driving for dollars within Rec simply or any other that you're pulling stack them within Rec simply and after that we go on to the marketing side for which you can do Direct Mail built within Rec simply so you can stack your list and send direct mail from within Rec simply you can do postcard yellow letters business letters you can do text postcards or any custom design that you have we can totally do that for you the direct mail is one part the other would be you go into list tacking and then you can also once you have your skip Trace list you you can skip Trace within Pres simply once you skip Trace that you can also push those records to dialer within Bri simply so you can code call from within Bri simply on the marketing side and third piece of the marketing site that we have is we provide uh seller websites again these are included in every single plan this is my website this is what it looks like we a couple of templates so you can use them again all you have to do is just get your own URL everything else we take care of you just point it forward it to uh we give you all the instructions and then and you can have it linked directly with your GRE simply account now are there property pictures on here or uh or not I mean so this would be for Motivated sellers oh okay this is send seller to because you're a home buyer I got it correct yeah so this would be for the seller side we'll go into the buyer side also in a little bit kind of we also offer websites for this buyer so this would be on the marketing side again once you've stacked your list you can send direct mail you can uh push them to the dialer or if you're doing SMS marketing you know outside of Rec simply we don't offer that because of A2B 10 DLC regulations but you can update all that information and then you can also get a website that's linked directly with the CRM so you pulled your data you've done your marketing now you start getting lead which is the sales side of what Rec simply offers that's the lead part of it the active lead management this is what your typical lead um so let me just quickly go back this is what your lead pipeline would look like you new leads you can customize these four statuses in between uh but New Leads offer made and under contract are not customizable right now those are pretty Universal uh for beginner to an experienced investor that they would want to use but uh you manage simple super simple just drag and drop and then once you've done that it moves on to the next stage and then this is what your lead uh detail would look like you have your property address you can click right here to just Google that property on Z on Google and then you can can see the Zillow information right here just by clicking on that property and then all the information for property and your custom questions are right here uh as you're talking to a seller you can make it very natural conversation style have your information questions uh into a script form anybody in your team is asking the question they can just you know have it very conversational style you can fill all this information right here and then you can call text and also email from within the platform so we offer phone number you can uh call them you can text them you can receive incoming call you can receive incoming SMS and everything so you don't need any outside system you can send email also and in a about couple of weeks we'll have the ability to receive incoming emails also within the platform so you can receive pictures and everything so it's just a test that I was doing with myself uh you can receive pictures within the platform it syncs directly with your account and then you have your task and appointment you can link up your Google calendar so it syns your task an appointment with uh your Google calendar you can upload all the files that you have in your account um so think of it like Google Drive Dropbox in my business I'm not using Google Drive Dropbox all our pictures videos any property related documents that we have are synced with every single specific property and we can create multiple folders if I have buy side documents sell side documents before pictures after pictures as many you know how much um organization I want I can do that just by clicking right here uploading my pictures and doing all of that and then also once I have a property that a seller is interested it I can send an eign documents from right within the platform so I don't need any integration it's built right in you just upload your template and just go into eign then click right here uh send for eign just fill out the information email address of the person that you're sending it to whether you're doing it on the buy side or sell side you can upload multiple templates within the platform and then just start managing your eign documents once someone signs a document it'll get saved within the platform so you don't have to download upload any of that it's all sync within the platform right here excellent it does so much and this is really designed I think the major design is for wholesalers right correct I would say anybody that's doing direct to seller marketing whether they're wholesaling whether they're doing Fix and Flip we have I would say majority of the investors that are using our platform are doing wholesaling but we have a decent number of people that are doing Fix and Flip for example that are doing direct to seller marketing but buying mobile home parts you know buying some other commercial or bigger properties but the Common Thread between investors that are using our platform is that they're doing some direct to seller marketing right right yeah it's a it's great how it just has everything in one place especially the CRM so many people are used to using all of these different tools and it gets so hard to make them talk to each other you know you're just in one piece of software and another piece of software and here you've got the endtoend system you know for the communications the lead tracking the lead marketing and the signing even so exactly that was our goal from the beginning was that we wanted everyone on our team to be using one system I mean everything that we you can think about I'll go into a little bit more detail with you know how much we built in you can manage your team from right here you know acquisition manager owner or different roles that you have and then we have a basic and an advance calculator just to do some quick calculation as you're running numbers and then you can move the stage uh of a property from here or you can choose what type of exit that you have and then once you have a lead in your pipeline but if the seller is not interested in selling right now they say follow up with me in few months uh the one feature that we built out I would say it's the most love feature within recently is the drip campaign what drip campaign does is it's it automates the followup that you have so we have seven to eight campaigns that are built out and when you can customize them you can add as many campaigns trip campaigns as you want based on different situation so let's say if I have a seller that has a property to sell but the only thing is that they want to wait until 6 months now you know I want to have an automated followup a text to go out an email to go out a reminder for me to call I can set that up I can tell this system here in 1 month from now just send this text out so you can just type it out you can customize it so for every single lead that you're sending the message to it picks up the first name last name property address city state ZIP whatever you want and it sends that message out it'll look something like this for example you know build a couple of different one let's say if I go into this new drip I can say all right in two hours send this SMS out you know these are all Dynamic fields and then 3 days after that send this Direct Mail post cut out to the seller and then 4 days after that send this ringless voicemail and then after that remind me to call the lead and if I want to add additional step I can say all right after two months or two hours after that send this email out to the lead and then you can add as many steps as you want you can mix and match you know depending on how much information you have this I would say is the most important feature in recently we have investor that are getting started all the way to doing 2030 deals a month using recently but the ones that are successful are utilizing drip campaign very heavily and automating a lot of the followup because what happens is as you do Marketing in your business whether you're doing outbound and inbound you may get lucky and you may have a seller that says hey I'm ready to sell right now but majority of the leads are going to say yes I'm interested but they may be asking too much or they may want to sell 6 months or year down the road for those you definitely majority of your leads are going to end up going into a drip followup drip campaign so you want to make sure you're really really utilizing uh if a lead is not interested in selling right now so I would say in my business in my particular business I do couple of dozen flips a year in my particular business this is our active leads pipeline so if anyone is not looking to sell their property in 30 to 60 days from now for us we put them on a drip campaign and basically put them in a different status that we have we call it warm leads so we're warming that lead up and once they fall within the 30 to 60 day timeline of ready to sell then we move them into an active leads and then start working on that majority of our leads I would say thousands of our leads are on at any given time are on a drip campaign of some sort it's reminding my team whenever the task is due it reminds my team hey call this lead or if the text is scheduled to go out it'll automatically go out email would go out and if the seller receives and they send send a text back I'll get notification that hey this person that you texted today is interested this is the reminder and then if they're interested and ready to sell in next 30 to 60 days we will move them over to our active leads pipeline okay excellent wow all right so once you have a property under contract so let's say if I have this property under contract let's say I'm going to wholesale this then we also have a wholesale pipeline or your transaction management pipeline so I can manage the disposition side of my business also so right now we're talking about the acquisition site now we're into disposition side and we even offer so Jason the question that you were asking about the property pictures and videos so what we've done is so once you have a property under contract this was the seller website that you would use for Motivated sellers to become a lead once you have a property in contract now you're wholesaling so we offer a separate website for your buyers so we offer two website one for your sell s side of your motivated sellers one for your buyers this would be your create your listing super simple to do that you can just go into any property that you have go into the listing tab and then just fill this information out you can upload pictures videos documents schedule open houses do a whole bunch of different stuff and then you know there's some other options that we have if you want to have an offer submission deadline or if you want to have a minimum acceptable offer some of these features then you do that this is what your listing page would look like so they can just come in right here click right here make an offer on the property so any of your buyers that you have if they submit an offer they all they have to do is go to website this will be your own custom domain so it's not running on vs simply domain so jonf this is your website this would be Json wholesale houses for example right they would go to that and then you would just constantly keep updating the website and then your buyers have upto-date information on what you have available so you can upload your pictures the buyers can browse the pictures right here if it looks good all they have to do is just click on make an offer and then once they submit an offer it gets added into the dis tab so all your offers anybody that inquires about a property or shows interest in openhouse gets attached with that specific property so you know for every single property that you have that you're wholesaling how many offers did you receive how many people inquired about their property or how many people show interest in attending an open house so you can manage all of that upload all your pictures videos documents everything so you can just add as many listings as you want description and some really cool stuff like that you wanted to do and then again just like you were moving your leads in the pipeline you would move your disposition site of the the contract within the pipeline so if you have this property let's say it's you know now I'm marketing to p i just move it to marketing to buyers and after that I would you know just in input some information so we keep track of the kpis and as you start showing it to buyers start receiving offers you accept an offer you just keep moving it down the pipeline that you so super super simple and then as you move it in your pipeline the cool thing is this would get updated the status would get updated based on where it is in the pipeline so if the property goes to accepted offer it will change to pending once you move it to sold it will change to sold but let's say if you have it in accepted offer for some reason the offer falls through you move it back to marketing to buyers the status will automatically be update to a available so you don't have to keep notifying your buyers all you just tell them is hey for list of all my upto-date wholesale deals that I have just go to my website it's updated in real time every single day so they just go there and they can manage everything us and investor can manage everything from one central place so this would be the your buyer management side of it but let's say if you wanted to email blast or text blast to your buyers we don't allow Text Blast to the sellers but we do allow to the buyers from a toll-free number so you can upload list of all the buyers cash buyers you you have your agents your vendors or any contact that you have then you can filter based on the criteria that you want for example if I have a property in Chicago I can apply a filter of Target City Chicago for example I can select those buyers I can just come right here just like I could do on the list tacking I can send a bulk email platform from right here I could push your dialer from this stacking I can send a bulk email from right here so it'll just walk me through some steps we have couple of templates built out the email templates built out for your wholesale deals so all you have to just popular the information just blast it out or if you just wanted to send a Text Blast to cash buas that you have then you can just do this and then you just include hey check out my new property then you select the number you can say 1 2 3 main street now check out uh our new wholesale deal at 1 2 3 Main Street and then you just just grab this link and say here are the details and then just attach that send it out and it will go out and then anytime the buyer is interested they reply back it will all be within the platform so you can call your buyers you can text your buyers you can email your buyer so everything will be synced within the system as you're calling texting emailing buyers you can go into any buyer detail any communication that you've had with that buyer will be right here so just like we have for leads we have the same detail for the buyer so any communication you've had any notes that you've left any call email text that you've done with the buyer will be right here and then you can see for every single buyer how many deals they have done how many properties theyve made an offer on how many open houses they've attended if you have any tasks for them if the buyer has submitted any files for example LLC document proof of funds or any of that you can attach with that specific buyer so you always have that for your record okay so this would be the buyer side of it your vendor management I mean your context Manu just like that we have for vendors so your vendors would be your title company your escro company your lender or anybody basically other than your seller or buyer in your business that you're doing that you're doing any business with your contractors your operater anything you would add them as a vendor and then you can communicate with your vendors also from within the platform call them text them email them all within the platform just to keep everything very very centralized excellent wow it turns whaling or fix and flipping into a real business with great software you know the software runs the business that's the way it usually works and needs to work in order to scale definitely need a good system in order to scale I mean you could do a deal here and there you know with just pen and paper Google sheets and stuff but if you want to scale if you want to have efficiencies in your business you definitely need a software right so as you're doing all of this in your business you know you're doing marketing you're managing your data you're managing your leads your wholesaling properties now the next part of your operation side of the business is your financial side of it so we've even replaced QuickBooks in our business I don't use any QuickBooks a lot of investors that are using recently don't use QuickBooks you can literally just go in link up your bank account to your entire bookkeeping financial management right within the system it's super simple to use it's built specifically for Real Estate Investors so all the accounting that you need to do is very very geared towards Estate Investors and as you're doing your bookkeeping you can manage all your reports your general ledger income statement balance sheet and any general entries that you have within right here we have a bunch of more reports coming out uh this quarter and next just to provide more financial analysis so that's the operation side of it that you can do within recenters like even your bookkeeping so just tying it all back as you're doing everything within your business so going back to the kpi this is where everything just comes in you can set your goal for your business and as you're moving a lead from one stage to another it will track everything right here so I can see how many leads I had how many appointments offers and deals that I've done it keeps track of what was my goal how many deals that I've done so far you know what was my Revenue goal for the year and how much revenue that I made for the this is just a demo count so just don't pay attention to the numbers and then I can set what is my net income goal for the year you know and how much have I done so far year to date keep track of all my marketing channel performance for any successful real estate business as they scale they quickly realize this is basically a marketing business if you can gain efficiency in marketing if you know your marketing numbers you have an advantage over any other investor in your market and as you scale your business your marketing becomes one of the biggest expenses that you have next to payroll you want to make sure you really understand where your marketing money is going so we help make it super super simple we tell you where are you getting most of your deals from you know and how much is your Roi so I got 10 deals from direct mail and my Roi is $13.67 meaning for every dollar that I put into business I'm making $13.67 so it tells me what's my best Roi in this kid happens to be direct mail also what's my cost per lead cost per deal how much money you spent at marketing so far how much money you made you can really get a handle on your me really you can go super super detailed into it we have a bunch of other kpi if you want to dig deeper into it you can just go right here this is like just behind the scene of you know all more details so you can just dig into every single campaign that you're running how many leads do you get how many of those were qualified how
