hey guys the biggest question i see you asked on all these real estate forums is what is the best crm for me to use well there's no correct answer for that i'm here to show you the top five crms that i have picked out for different stages of your business depending on what you're doing so without further ado let's take a look if you would just smash that like button don't break your keyboard because they're sometimes expensive but smash that like button as hard as you can without breaking it and go ahead and subscribe and like my content and i will post new videos every single week so here we are we'll start with the cheapest one first lion desk lion duster has been around for a little while long enough to get the bugs worked out so the problem with brand new crms that look awesome is that they have a lot of bugs and you're just gonna get frustrated so i know a lot of people that work at keller williams are kind of frustrated with their newer new crm eventually they're gonna get the bugs worked out but you know when it first comes out it's just no fun so if you're in a brokerage that isn't providing a good crm or no crm at all you might look at liondesk liondesk is an actual excellent starter crm it's the cheapest one on our list i got voted the best crm from this company whatever the heck that means i mean the best none of these are the best i'll tell you that right now if you want the best crm you have to create it yourself that's just the way it is and you have tons of bugs there's no point um but lion desk comes close it does a lot of things that you're going to want done so it's you can create facebook ads through the crm one thing i notice about line desk which is a pro and a con is you can do a lot of things in-house it doesn't rely so much on external integrations which obviously would cost more money to have additional software that integrate so they kind of combine it all you can do a lot of things that you can't do with other crms because not really rely on integrations for example sending video text other crms might rely on integrations from the likes of bomb bomb but you can actually create your own video texts and video emails with lion desk it's got some really cool stuff so they have text to sell so if you've ever seen like a you know text home one to one two three four five on a sign writer and someone texts that number well that's actually a lead capture it's an awesome concept lots of companies provide that line desk is providing it in-house team distribution now this one i'm a little bit on the fence about if you have a team i'm not going to recommend liondesk it's just not meant for teams this was created as an entry level crm it's trying to expand and yeah you know maybe one day it'll get there i just there's way better options if you have a team so if you're worried about leave just lead distribution because you have a team hopefully you can afford a more expensive crm we'll get to that later here has a power dialer so you can get a dialer built in you don't have to worry about an external dialer like i mentioned video email video texting ai lead follow-up this is kind of cool um so when you get leads in there artificial intelligence is actually going to start talking to that lead pro con so it's nice to have you know your leads being followed up but when you're using artificial intelligence it's not a real person the other person is going to find out it's not a real person it's going to be obvious at some point it's not going to be perfect and there it just doesn't work the way you would hope it would uh sometimes it's good if you're not getting a response from someone just having you know ai hit them up over and over again eventually you're gonna get a response at that point a real person needs to take over closing more deals let's just talk about reporting so email newsletters those are pretty cool emails aren't until all you know some people like email newsletters i do think you should you know touch your contacts periodically throughout the year in an email is important transaction management also really important especially if you're starting a lot of transactions and you're kind of juggling what's what do i do next so it's got a lot of cool things in-house so this is a great one and bottom line is it's fun to use so lion desk has a nice user interface and it you know people often say the best crm is the one you use so all of these crms i'm going to go over today i actually like their interface that any ones that i'm not showing you one of the big cutoffs was the interface of the crm for example top producer was just cut out even though they've upgraded they've raised their price ingly they're trying to modernize i'm not even showing you top producer it's one of the oldest ones but it's just not fun to use next on our list is follow-up boss so follow-up boss is going to be your next level up if you have a team or you're highly considering creating a team follow-up bus was created for teams it was one of the first crms developed for that purpose solely in fact they didn't even have a solo plan in the past they have added a solo plan so now you can get a solo plan so it's just you know 69 per user per month is made for one user this plan didn't exist in the old legacy pricing but they have added that and i think it's a good addition because some people are planning on creating a team in the future and they don't want to switch crms and learn all that stuff over like let's say you're a new agent but you have really high expectations and you want to have a team within two years maybe you should just go ahead and start with follow-up boss get used to the system because changing crms is a pain but you gotta reset everything you gotta learn everything figure out the ins and outs so fallout boss is really cool uh probably one of my favorite crms of all time i used a follow-up boss for years while i had a team uh multiple different brokerages so it was known for lead importing and distribution it was really cool it would like filter the leads out of my email box i wouldn't have to tell them i was getting leads i wouldn't have to set anything up i just connected my email and then followed boss would scan my emails as they came in in real time and then it would pull the lead and whenever a lead came in there was so many different ways that you could distribute it to your team that was one thing that was really important to me was lead distribution i had team members in different parts of the city i had you know higher level team members sellers buyers agents people with lots of experience people little experience people the only one in expensive homes um so there was a lot of different if-then so you could add to it and then you could also put them in like pools so like if this this and this well then it would go to these couple agents and the first one to grab it would get it there were so many ways you could customize lead distribution which is what follow boss was known for now follow-up boss works a lot with integrations and what i mean by that is that it it's not just a one-size-fits-all solution it's not going to have everything included kind of like lion desk hat it's actually going to allow you to have other software integrate with it to create even better experience for example they do integrate mailchimp and xavier agent legend let's see some other cool stuff i know they integrate with mojo cells they integrate with bomb bombs so there's your video emails so they don't necessarily do this stuff in-house but they're actually allowing you to use a platform that does do it and connect the two so your leads are still in the same place now the theory behind that is that you know jack of all trades is a master of none so with lion desk you have a jack of all trades that's trying to do everything they're not really a master of anything whereas with fallout boss you're allowing the masters of each type of software to connect to each other to create an all-inclusive solution a follow-up bus is very scalable uh you'll notice in the pricing that we get up to you know up to 30 users and you can get more users for 20 bucks extra so if you plan on growing a big team you can with follow-up boss there's not really a limit now follow up boss doesn't include a website but neither did liondesk but fallout boss does integrate with you know various idx solutions so you can create your own website you can have it customized and have an amazing website that generates leads and then it goes into follow-up loss it's a really cool program my only i wouldn't even necessarily call it a pet peeve but it only allowed you to text a new lead right when it first came in that was it and the reasoning behind that was they didn't want you to do anything illegal with mass texting like if a lead comes in you text them once they haven't really provided you permission to continue texting them and so that was it that was the end of the auto text there was no ai solution that would step in and continue texting them forever which i believe liondesk offers now i guess that makes sense you know the lead you don't know where it came from and they never specifically gave you permission to text them a thousand times but a lot of other crms did allow that sort of you know mass texting capabilities and i know a lot of users are looking for that so that's probably the only downside i've found with follow-up boss but there are other solutions of mass texting again you know it's not the jack of all trades you can find a max texting solution integrate it with follow-up boss pretty cool system if you are having a team getting a team check out follow-up boss it's one of my favorites to use super customizable highly recommend it you'll see a lot of people recommend follow us pricing is fairly reasonable if you have a team of 10 users that's 50 bucks ahead really not that bad if you're a solo user 69 ahead and maybe you've got a couple users you know it's really it doesn't get too expensive 110 bucks for two 150 so it's it's a scalable solution that's not incredibly expensive now let's touch on mojo cells so mojo sells is a crm but it's mostly known for its dialer so if you are looking to prospect doing outbound phone calls like for example calling fsbos calling expires circular prospecting neighborhoods things like that just go ahead and get mojo i'll straight up say it mojo is my favorite crm that i use on the side it's not my main crm but i've had mojo for probably six years i've never stopped paying them i've raised and lowered my subscription level in fact i've lowered it down to as little as ten dollars a month but i never got rid of it because i liked my data just staying there i liked the way i had it set up and it has just some of the coolest features that i've found in any crm although it's really just made for your outbound prospecting calls so it's a really cool system you can whenever you're calling people when you make notes you can set follow-up calls and you can like power dial them so whenever you have like a list of 20 people to call you can literally just shove into the dialer triple line dial them call them all in like 10 minutes it's just the amount of work you can get done is amazing and a lot of these other crms integrate with mojo because mojo is by far the best dialing solution out there there's other dialers out there you want to research them but the saying is just get mojo and forget the rest it's cheap enough to not have to worry about it the pricing for mojo for the dialer is a hundred bucks a month for a single line dollar or 150 a month for a triple line dialer and that pricing is down here yeah here we go 100 for a single 150 for a triple they do sell data now i'm not going to say that mojo has the best data on the planet it has some of the cheapest data so if you're you know getting your feet wet with fizbo's and expireds and you don't really want to spin arm a leg to try it out just get mojo buy some you know fsbo and expired data from mojo 50 bucks a month for expired data it's pretty cheap there are probably 10 different data solutions out there i'll make another video about that uh if you would just go ahead and subscribe like smash the smash notifications button and uh you'll see when those videos come out but yeah it's a great solution for prospecting so i didn't want to skip that even though it wasn't like a main crm i think it's just such an amazing crm that you should try it out if you have any interest in prospecting up next now we're going to talk about some of the all-in-one solutions so kb core is uh my top pick for a budget all-in-one and what i mean by all-in-one is it's got a website it's got a crm it's got the marketing it's just all in one solution once you have an all-in-one that's pretty much all you need for software it's going to be able to manage your transactions uh and build and generate leads as well more importantly is the lead generation aspect when you're looking at these all-in-ones you're looking at these websites that could actually generate leads now kv-core is actually included in a lot of brokerages because they they have a lot of deals with brokerages brokerage will buy a huge package for all their agents to have kb core at a much more discounted price than like i think it's 500 bucks a month retail if you were to go in here and say i just want kb core brokerage isn't providing it i think it's like 500 bucks a month they don't have their pricing visible so it could change theoretically you got a scheduled demo to find out i will plug exp realty which is my brokerage if you want if you have any interest in joining exp realty let me know love to chat more about it but we do get kb core for free so that's just one of the thousand things we have over every other brokerage out there as to why i think for the best whole other story um so that's that's kb core the basics of this is you get a website so i'm going to show you uh my kb core website and for these next couple i'm actually compare it to the zillow website so zillow obviously a billion dollar company they spend a lot of time working on their website the idea behind these all-inclusive ones is you have a website that's like zillow that you can advertise get traffic to it theoretically people will stay there just let this stay on zillow except instead of whenever they find a property they like clicking on it and sending it to an agent that agent pays 100 or 200 bucks for that lead you get all of these because your website so let's look at kind of how the zillow website works so here we are like you have like a map search and you have the the home properties on the side um so you know this is this is my website so you can see pretty similar concept you've got the homes on the right properties on the left you know you can save the searches um i i will give zilla one up you know i think the website's a little bit cleaner you notice whenever you move over the properties the the actual property shows up on the back and you have like a little picture of it these pictures a little bit bigger um whenever you scroll over it doesn't change it necessarily these kind of change either way it's really similar concept uh i think it's a great all-in-one solution if that's something you're looking for the leads coming in you have a lot of lead routing abilities with that you can use this very easily with teams scalable the crm is excellent it has you know text messages capabilities email capabilities drip campaigns uh you can actually there's a lot of add-ons to it so you can start spending a certain amount and add on to it so you can have kvcor spent money for you advertising your website you can have like a little bot in there talking to people you can you know change the way your website looks there's a lot of customization with kb core borderline too much if you ask me when you start looking at what you can do to it it's like it's kind of daunting it's just the amount of things you can change but that's a good thing because if you're using a crm for a long period of time you're going to learn how to use it you're going to get good at it you're going to get quick at it but when you first opening up and you look at all the marketing options out it's just like well that's a lot a lot more than the likes of some of these other ones one of my favorite thing to do with the marketing is you can actually pull any listings that you have and just post them to social media and it looks awesome it makes the facebook image already ready to go whenever someone clicks that so they go to your website potentially create a lead organically without having to pay for it so that again this is this is the kb core website what it looks like uh it's nice clean simple website now finally we're gonna look at one of the most expensive uh crms out there boomtown boomtown has been around for a long time then plenty of time to work out all the kinks they are known for massive teams um i think a lot of that has to do with their pricing and it's 750 minimum just to get a boomtown account and that's for a watered-down version of boomtown which is probably something that i cannot stand as to why they did this um so i'll show you if i can show you the breakdown of the differences so here we go so we have launch core grow and advanced uh launch 750 bucks a month right it's made for less users but they've actually removed functions and that's what really drove me crazy when i use boomtown is i had a small team i think i had like three or four team members when i first got boomtown but when i started looking at what i wanted it was in the grow um version and so what i really wanted wasn't even available in my cheap version i had to like jump to the grow to get that it was something with the lead rounding yeah like lead matching and the reporting isn't even available at the launch it was just like why would you do that why would you sell someone a watered-down version of your software just limit the number of users but anyway that's neither here nor there just a little pet peeve of mine boomtown makes an amazing looking website this is boomtown's map search function it's got little hearts kind of like zillow has it doesn't change it it just it does you notice it is moving on the screen you can see where the property is whenever you scroll over it you can heart them let's look at what the main page looks like they have options for video in the background or stills you have the gallery view the map view you can talk with an agent it looks like they have a little chat here so it's it's it's a really nice website i mean don't get me wrong this is just an amazing website so if you are looking for kind of like more of the top of the line you have a large team or maybe you have a medium team and you're looking to step it up and create that large team boomtown could be the way to do it it's just got a lot going for it and what's it's been around so long that they've enhanced it to such a level um that's just awesome so i just noticed this recently so they have a built-in concierge so remember in line desk there was an ai concierge so like someone would you know artificially intelligently talk to your customers what if that was a real person that's what boomtown's doing you actually have a real person talking to your customers now we'll say there used to be a company that did this i think boomtown just said screw that company we'll do it ourselves there was a company called rockerbox and rockerbox started off just with boomtown they would their whole business was contacting other people's boomtown leads that's what they did and they still exist so i don't know if they're still doing that or if they're doing it with other lead just lead companies or whatnot but the idea behind rocker box was they would connect to your boomtown they would actually like have an account in your hometown and whenever a lead would come in they would call them and they would text them a real person and so they would convert them and so they're saying um boom town was saying now they do that in house and nurture them for a year so what was kind of cool was these boom town leaves that would come in they were just uber cheap i mean you get leads for crazy cheap but they were so low quality they wouldn't respond to you and so it took a lot of work following up to get something to to come out of the pipeline essentially whereas if you have this built-in com series that's working those leads for you then that could be gold you know they don't you don't have to worry about it until it's ready to go shopping until they're ready to have a listing appointment or whatnot so they they're a really cool website a really cool crm i like the the feel of it it's really fun to use you can see where people are on your website uh you can see what they've been doing and they have a lot of predictive things going on so you can sort people based on who's likely to buy who's likely to sell soon the lead distribution system was really good it's just a really good solution but you're going to pay out the wazoo for it so that that higher end version i was talking about i mean i think it's like 2 000 a month now that's not including ad spend if you're buying boom town you also want to spend money advertising your website because that's one of the biggest benefits of it is having this website that competes with zillow so well that you need to advertise it so you're doing like google spend to get pay-per-click advertising and they'll do that for you in-house along with thousands of other companies they'll do that so it's just a really cool system so what level of real estate are you in are you just starting
