what's up everyone chris luncell here senior writer and real estate coach for theclose.com are you looking for a real estate crm there are a ton of choices out there and since every real estate business and agent is different it can be hard to know exactly what the best option is but fear not in this video i'm going to give you recommendations for real estate crms so whether you're a brand new agent a team a full-fledged brokerage anywhere in between i'm gonna have you covered with a platform that works for you let's get into it [Music] okay so first let's all get on the same page a crm or a platform for customer relationship management is a key tool for real estate professionals whose business relies on creating and maintaining relationships with your prospects your leads and your clients that's all of us guys i don't know about you but i can't remember to return texts and phone calls to my own mother much less the dozens or more of people who i'm working with at any given time so a platform to help me manage all of this is critical every real estate crm is going to offer some basic functions pretty universal actually they'll all have profiles for your contacts where you can keep track of people's personal information of what it is they're looking for whether that's to buy or to sell or to both and also allow you to keep track of the conversations you have with them so those are the basics we'll also see some automation options to help you automate some of your communication that way they can hear from you even when you're busy with other tasks now each crm that i'm going to mention today will have its own strengths and some of its own weaknesses and will be better suited for different agents teams or brokerages and their needs so i'll go over all of that let's get into those recommendations and find one that works for you don't forget if you like this sort of content hit the like button on this video it really helps us know what you guys are looking for and when you subscribe to the channel we can get new real estate videos reviews and recommendations to you guys faster so like subscribe it would mean a lot thanks okay first recommendation liondesk now liondesk is my pick for the best overall real estate crm and here's why they offer a great price starting at just 25 bucks a month a ton of features including automated texting emailing and more and some really great add-ons like their ai lead assistant program called gabby which let me tell you is amazing i ran some tests of gabby's ai conversations on my team at the close and half the time my team thought they were talking to a real person and not a chat bot i mean it's pretty impressive liondesk is an all-around workhorse of a crm you'll be able to get a lot done for not a lot of money now they aren't perfect and they don't offer much more beyond that core crm product but if that's what you're looking for if you're looking for a real estate crm to get the basics done and free up some time in your day and keep those conversations and relationships organized this is a great place to start next i've got a crm recommendation for agents who need a platform that will expertly integrate into a whole bunch of other tools that they're already using and that is top producer if you've got a real estate business up and running and you've already got a whole lot of moving parts like say you're using zillow for paid leads mojo dialer is a power dialer dot loop for transaction management and so on and so on and so on you need a crm that's going to play nice with all of these different tools though other crms on this list certainly have options for integration nobody does it quite as well as top producer top producer offers a ton of different ways that you can make their tool work with other tools and they even offer some custom automated email and drip sequences that you guessed it are integrated directly with your mls via an idx connection that way you can deliver some next level custom property alerts to buyers and sellers that they are going to love if i had to call out a downside to top producer it would be that they only offer a 12 month contract you're going to have to make a year-long commitment to this product and for some agents who want some flexibility that's going to be a problem but if you can plunk down the year's worth of cash for top producer they are a great option okay next on my list is a recommendation for anyone operating a team or a brokerage and that is property base property base is a super interesting product because they offer not just a crm which is great but also a website product and a lead generation system this triple threat makes property base a viable player not just in the crm game but in the end to end platform game too the reason that property base is on my list as best for teams and brokerages is that they offer some of the best lead distribution team management business forecasting performance analytics some of the best next level tools of any real estate crm we all know that as a manager not only are we tasked with encouraging but also monitoring and holding our team accountable to the goals that they set property base has some great tools to get this done but property-based websites honestly they're they're in a category of their own they could lead a best website category two they're interactive they're functional they integrate directly with your crm this way when somebody fills out a lead form on your website everything that they give you automatically populates into a lead profile they're automatically started on some of that communication drip the nurturing process that happens within the property base crm is well on its way before you even have to pick up the lead and do it manually pretty great so where does property base come up short well they're really expensive maybe not really expensive they're pretty expensive yeah i mean guys you're getting a solution for a large organization here so you should expect to pay more it doesn't make any sense that you would get a solution for multiple dozens of people and still only pay the price that you would pay for one person but property-based accounts often are paying hundreds or sometimes thousands of dollars a month in order to get access to all these features so if you've got a lean budget if your team is new if your brokerage is new and you don't have a lot to spend this likely isn't the crm for you that being said property base is without a doubt the best choice for anyone looking for a system to manage not just clients but also teams too so if that's you you should definitely check out property base okay getting through it here since this next one this one's pretty cool this is a recommendation for brand new agents brand new agents looking for a crm should check out exact contact so why exact contact for new agents well for starters they have an offer that gives anyone who's been licensed for less than a year six months of free service no strings attached i mean that's pretty amazing secondly they have a price point that once you get out of that free that free trial time their price point's competitive with lion desk they start at just 33 bucks a month and again sometimes you know when you're new this sort of this sort of price point is really going to make a difference for you because you may not have budget to invest in these tools you may want to invest that budget in your marketing or in your branding or in a hundred different things that will advance your business you don't have to spend it on your crm which is really great some of the features i really like about exact contact are well i mean it has all of the basic crm functions which are really helpful it's it's very sturdy and solid like that but they even have some marketing functions that even though even though they're not a marketing company i would say they go beyond the typical crm and kind of put them in a category all themselves for instance exact contact will search the web for your contact's publicly available social media accounts and they'll populate those automatically into the lead profiles it gives you a chance to connect with them on multi-dimensions and it makes the communication you have with them more authentic and likely more effective they also have a bulk mail and postcards integration right into the crm dashboard it allows you to effectively snail mail market right from your crm and if you guys follow along here on the channel which you should you got to be subscribed to get all the good info come on over or if you read my stuff over on theclose.com which again you should come on over you know that i am bullish when it comes to how effective mailbox marketing is so i love this feature exact contact really nails it on this where do they miss the mark well like i said the interface is really sturdy but it's pretty basic i mean there aren't a lot of bells and whistles here it is very straightforward they've chosen a couple of things to do really well and that's about it overall if you're a new agent you absolutely have to check out exact contact this is i mean guys my third favorite four-letter word is free behind love and food obviously i don't know what you were thinking but you get six months of free crm access here if you're a new agent you gotta at least try exact contact well that's it what crms did i leave off this list that you think deserve some time tell me in the comments below i want to hear from you guys okay don't let me down if you liked this video make sure you hit the like button and subscribe so we can keep delivering great real estate content that you can use to level up your business that's it thanks for watching everybody see you next time
