process from a all the way through to z and then really just to address some of the most common uh problems that real estate agencies are facing in 2021 and then at the same time how to go ahead actually solve those problems so you can get back to doing what you do best which is selling real estate and closing deals all right guys so if you're on this page uh chances are you're having one of five problems all right and one of these five problems is number one which is the most common problem is the agencies that are just not generating enough leads all right and even if you are generating enough leads um it's either an inconsistent degeneration process where some months you get a high amount of leads other months you get no leads at all right we're going to be addressing how you can solve this uh the second problem that you could be facing is you should be facing poor quality leads so you get a lot of enquiries but none of them are really serious action takers and at the end of the day you just end up wasting your time and you could also be experiencing a high bounce rate right now this is the best problem in 2021 specifically because it's so difficult to keep people's attention and within real estate the market is very saturated regardless of where you are there's high competition and it really takes a lot to stand out from the crowd so a lot of people are getting a lot of inquiries getting a lot of page views getting a lot of visits to their actual profiles but at the end of the day it's a high bounce rate no one actually converts either into an opt-in or into an actual lead all right so people are viewing your stuff but they're just instantly leaving and you have no way to continuously follow up with them right so the fourth problem that you could be facing is insufficient follow-up so this is pretty much self-explanatory as you guys know in real estate the lead conversion process does tend to take a lot longer than the average industry and the problem is like again like i said the market saturation competition is so high that if you do not have the correct follow-up process and you do not have the correct process and actually warming your leads up up until that point where they're ready to make a commitment and actually go ahead and book a consultation with you um you have to sort out your follow-up process otherwise you will just not be converting those leads into appointments all right and then finally uh fifth problem that you could be facing is just simply not enough time all right let's say in the best case scenario you are receiving a great amount of leads but you just do not have capabilities nor the team to actually manage hundreds if not thousands of new leads per day and actually go ahead and qualify those leads sort the leads out the good ones from the bad ones so yeah these are pretty much the five most common problems and today i'm going to be showing you exactly how we can address each of those problems and yeah how we can just get you to getting more commissions quicker and doing what you do best all right so let's get straight into the solutions um so pretty much what we do with our real estate clients and if you do not know much about the lux media company we've worked with over a thousand different real estate agencies in the last uh six years and we've generated a collective of about 80 million dollars in real estate commissions for our clients um all through using this exact system all right guys so we're gonna break it down um the first part that we're gonna get into is your traffic sources right this is things such as google adwords facebook ads youtube ads linkedin ads and then we're going to kind of jump into the structure and the infrastructure that you need in order to convert this traffic and that will be the sales funnel our six step sales funnel that i'll be talking about in a moment and then finally we'll also be touching on the real goal of this whole entire process and this whole entire infrastructure is your back end follow-up you know converting leads from a cold lead all the way through to a warm lead then actually getting those automated calendar appointments booked consultations with you all right guys so we're gonna be jumping straight into it so the first part of our whole entire structure what we recommend to our clients is find uh two to three really good social media platforms that you can advertise on that you could really invest in building a sustainable brand and at the same time sustainable following that can be an asset towards your business in the next two to three years all right so the first thing we're going to be doing is we're going to be breaking down facebook google and youtube and those are the three traffic sources that we recommend for most of our clients just because they are the best geared towards the actual residential market in the united states and at the same time we'll just be touching very briefly on linkedin and benefits of linkedin for those of you guys who are into the commercial side of real estate all right so um the first traffic source that you want to be including your portfolio is facebook ads right facebook ads is great for targeting a very big but cold audience all right people have never seen your brand before they don't know who you are and facebook is a great platform to initially get brand awareness and another really good thing with facebook is you can do such intricate targeting when it comes to your demographics all right so you can fold the people through by age uh you can filter them through by the actual neighborhoods that they're living in and that you are operating in and then you can also filter them through with actual interests all right so let's say for instance we are targeting people who have gone ahead and liked realtor.com zillow all these property niche related pages on facebook it shows and signals to us that these people are really serious investors and they are currently in the marketplace for either buying or selling a property right so facebook is great for targeting facebook is great for reaching a large cold audience and essentially getting as much traffic into your funnel the initial stages of your funnel for the cheapest cost per click and the cheapest cost per conversion uh right second traffic source we're going to be getting into is google and google will definitely have hands down the quickest return on investment for your ad spend and this is just purely because our strategy what we do with google ads is we rank you on the first page of google for highly competitive keywords so let's say for instance someone is in houston area they are typing in buy real estate in houston sell real estate in houston real estate agency real estate agent in the houston area real estate agents near to me all right when it when anyone on google are typing in these keywords you want to be having your page and your funnel on the very first page of google as the first result because about 80 of people will never never scroll through past the fourth result on google alright so it's very important to use a combination of paid and organic tactics so that you are ranking first when it comes to keywords uh with actual paid advertisement and then at the same time building everything simultaneously to create an infrastructure that will allow you to continuously rank organically on the first pages of google all right so uh very very important and we'll have quickest return of investment it does tend to be a little bit more saturated the market and there's also a lot of higher competition but at the end of the day if you have the right tactics in place you should be able to convert these leads very very quickly all right guys uh the next platform we're going to be getting into is going to be getting into youtube so youtube is not so great for initial front-end campaigns but it is absolutely gold when it comes to remarketing campaigns all right so as soon as someone has entered the the first steps of your sales funnel we will then track them based on their email address and we will display to them uh what we call in the industry dynamic creators all right so dynamic creatives are pretty much just video ads on youtube that are showing properties that you have that are very similar to the initial property that they inquired about so let's say for instance someone was looking for a two bedroom two bathroom apartment in the houston area um in week one they actually go ahead take a look at whatever property they were after and then over the next three to six weeks we can remark it back to them and show them related properties um that are related to the initial property that they visited all right great for remarketing great for visual representation and also great for selling higher ticket uh properties because that visual representation is absolutely vital all right and finally uh the not so much talked about traffic source and this won't apply for most of you but for those of you who are in commercial linkedin is an incredible platform when it comes to connecting with high-level investors specifically in the commercial industry people who are looking for new opportunities and linkedin is just such a great way to go straight person you are looking for and that has the highest percentage chance of actually becoming a client of yours um so yeah let's just break it down this is the kind of average example of what a facebook ad looked like so you would just have a visual ad uh austin's top real estate agent let me help find your dream home all right very generic there's a multitude of things that you can do with your creatives um but this would really come down to you know the nitty-gritty the fine details of split testing copywriting different call to actions different value offers but for this instance we're just going to use this very basic uh facebook ad so this will be your initial point of contact with your potential prospect right they will go ahead click on this ad and then they will be redirected to a landing page all right so just to kind of give you an idea of what a landing page should look like a landing page should only have one goal and that goal is to connect and to collect the information primarily the email address of your potential lead right because as soon as you have collected their email address that's when you can insert them into your funnel and that's when you can really sequence a huge follow-up campaign in terms of sms marketing uh email remarketing remarketing on youtube on google on facebook on all the different audience networks so the main purpose of your landing page is really just to go ahead and get those people's email right don't have too many things on your page keep it simple keep it minimalistic keep it clean have a very strong call to action and also have a very strong uh lead magnet what we call in the industry something that you're giving away free that's highly valuable and that's related to what your ideal prospect is looking for so in this instance we could use an example download your report of the top 10 performing neighborhoods in the houston area all right give them something for free that is very valuable and that will build trust at the same time in that actual lead magnet you can go ahead and display more of your properties and just kind of cross-board your whole entire agency through the information that your prospects will be receiving in form of a report or you know whatever type of format you're looking to do all right so as soon as they have gone ahead and actually converted and given you their email address that is when the magic begins to happen all right so we have a six step sales funnel and we kind of just kind of kind of break it down right now for you so you can see exactly what happens so the second that someone gives you their email address you will redirect them into a second landing page where you will have a multitude of different things right the very first thing you want to have is an automated chat bot pop-up that will kind of guide your clients as a you could say virtual agent all the way to the point to they get the information that they're looking for and all the way to the point where they're actually booking an appointment with you all right as soon as you get the email address that email address goes into the back end of your funnel and that will allow you to follow up on a myriad of different platforms uh primarily email and sms marketing right so that's the first thing that happens when you collect an email what you also want to be delivering on your landing page your second line your second landing page is you want to be delivering your lead magnet so let's say for instance um you like i said in the previous example you're giving away a report uh top 10 neighborhoods with the highest investment potential in 2021 in the houston area you want to be giving them that delivery at the same time you also want to be maximizing uh what you get from this second landing page so you also want to be giving a kind of a featured section on the best properties that you currently have listed you want to be giving a little bit more information about yourself as an agency yourself as an agent building social proof and also just really giving your potential prospects as much value as you can in the very first point of contact after they have converted through that chat box sequence all right we're not going to get into the chatbot sequence right now but if you're on the website right now you can just go ahead and take a look below and you should have all these examples and i also give you an actual guide on how you can set up your own sales funnel if you're not looking to outsource it or have it done for you right so this is the perfect landing page and the main thing is to get this chat bot working for you uh get in the conversation with your prospects and then really guide them all the way through to what they are looking for all right so once person has gone ahead actually interacts with your chatbot whether or not they have converted into a lead or they have bounced from the page and left it's okay because now we can enter them into our email marketing and sms marketing campaigns and pretty much the structure that we like to use for our clients is we like to set up a 180-day email sms campaign where we send out for an entire year either an update something of education something of value or something of entertainment and we like to do this on uh every other day right so uh monday wednesday friday et cetera et cetera et cetera and what we do is like i said previously we will include three different aspects right the first aspect is education you want to be sending them updates on uh you know statistics in the neighborhood you want to be sending them investment reports company reports statistics just giving them a really good idea just about the whole entire market in general in the areas that you're operating the second thing you want to be doing is you want to be giving company updates so tell them a little bit more about yourself as an agent tell them a little bit more about yourself as an agency what sets you apart from competition um company updates get to know the team just really building social proof and rapport with your potential prospects all right guys and then the very last thing that you want to be doing in your email and sms campaigns is purely promotional material so for any exclusive listings you get you want to be doing an email blast sending them sending that out to them as soon as possible um you want to be sending a weekly summary of your best performing properties you want to be sending them a monthly summary of your best performing properties so um you could just give them a whole entire overview and continuously keep in their peripheral vision right because if these people are reading your emails a lead could convert six months down the line right not everyone is ready to purchase or sell immediately and if you're just continuously following up with them you can really get to that sweet spot in the next three to six months where you're converting on average three and a half four percent of the people that have actually come into your sales funnel so just to give you a breakdown of what we're talking about here with remarketing and how absolutely vital it is that you're using the business in 2021 so 89 of people right now on the internet will only take an action on your ad or on your brand once they have seen your ads approximately 7 to 11 times all right so this is why remarketing is so vital because you want to be hitting that sweet spot of 7 to 11 times where they're seeing your ad so you can actually get them to the stage of conver converting into an actual lead that has come into your funnel all right so marketing remarketing is extremely extremely important so let's just kind of break it down right so um if you're on this page right now chances are that you're looking to outsource this so we have a complete full-scale turnkey solution where we set up the marketing campaigns we manage your social media management we do the entirety of your email breaking even but making a profit within your first month with us all right guys so right now in 2021 the average home price in the united states is 374 000 right again in the united states the average commission that any agency is taking is between four and six percent commission we are just going to undercut that slightly so we make sure that even though you are fastly underperforming you still have more than a 95 chance of success to make a profit within your first month right so we're gonna put this at a three percent conversion rate so uh three percent of 374 000 will equate to a commission of about 11 247 right so one sale to you on average in the united states you are looking at generating about 11 seven dollars per closed deal or per sale right so if you're thinking about contracting with us our average agency retainer fee per month is four and a half thousand dollars any agency that is charging you less than that in the real estate industry specifically in the united states they will not be able to get you the results these are the absolute basic numbers that you need to understand in order to make your marketing campaigns a success right so uh you're gonna be paying us four and a half thousand dollars per month agency retainer fee and at the same time you're gonna be paying four and a half thousand dollars on actual ad spend all right so we'll break this into one and a half thousand dollars for facebook one and a half thousand dollars for youtube and one and a half thousand dollars for google adwords all right so we really want to do a multi-platform approach to make sure that you are utilizing every single platform that you can and make sure that you are the number one authority in your area on every single platform right we don't want to just be doing one platform we want to be working all of these to create a symbiosis so you can be the best of the best in your area and get the highest quality leads as soon as possible all right so this is a total monthly investment of about nine thousand dollars right so how we're going to take that nine thousand dollars make sure that you have a 95 success rate in the first month of actually generating a profit not only breaking even all right so as you can see here um after working with a thousand different real estate agencies from all across the world our average conversion rates come down to following numbers right so in 2021 you can expect in the united states for the residential industry you can expect to pay about five dollars cost per click right at four and a half thousand dollars ad spend you're looking at generating nine uh 891 clicks per month right we break it down even further so not all of these clicks will actually convert into an opt-in so what we do is we work on a cost per lead so right now our average cost per lead in the real estate industry in uh sorry the actual um residential industry in the united states would come down to 84 cost per lead right someone is actually giving you their email address they have converted into a lead again at four and a half thousand dollars ad spend this will leave you with 54 highly qualified converted opt-in leads in your first month right so let's take this let's take this even further so right now industry-wide you're looking at about a three percent conversion rate however we are going to undercut that again so we make sure that even though you're underperforming in all of your campaigns you still have a chance of making profit from your first month uh 54 qualified leads per month and you have a two percent below average version rate on that you're looking at generating one new closed deal per month right in your first month and this has not even touched on the remark right so purely on your front end campaigns you're spending a nine thousand dollar investment and you're making one sale from your first month of marketing efforts which would equate to 2 247 profit that you would have made in your first 30 days with being with us all right these are just the numbers and like i said i make sure to undercut so even though we are unperforming you still have a success chance of making a profit right so in your first month you have just made 2 247 but let's go into the real goal of this so this is really where the magic begins to happen right it's all good and well you've spent 9 000 you've made a sale you're now two thousand dollars in profit but i mean that's not life-changing in any way and you don't want to be spending all this money doing all of this effort for one single sale per month right so we're just going to break this a little bit down even further and like i said guys remarketing is so absolutely critical to do in 2021 right so out of those 891 clicks uh industry-wide get about a 40 conversion rate on our traffic of how many people actually convert into an opt-in where they give you their email address um so we're gonna undercut that again um and we're gonna put this at a below average 30 opt-in conversion rate right so out of 891 clicks you've got in your first month you have now brought in 267 new qualified and interested leads into the top end of your funnel and you'll be able to take those 267 leads and you'll be able to do extensive follow-up and conversion techniques um over the next three to six months time from now right so when you're doing anything with remarketing on average like i said in the beginning of this video you're looking on average to generate about three and a half to four percent conversion rate within the first three to six months time after all of these follow-up processes have been happening right so we're gonna undercut again and we're gonna put this at a two percent conversion rate right so out of the 267 leads have come into your business come into your funnel and they are being followed up with on a daily basis they're being remarketed to on youtube facebook google all the different platforms they are seeing your ads on a daily basis you are giving them value you're giving them education and you're telling them more about your team and building rapport with them so over the next three to six months you can approximately expect to have a two percent conversion rate and this is just four generated from one month of paid traffic campaigns all right so two percent of 267 leaves you with five new closed deals in the next three to six months time from now all right guys so imagine you don't even have to spend anything more than one month on your one month of marketing campaign on your front end you have generated one sale performing below average and in the next three to six months you can expect to convert below average again five new clients all right so you guys can do the math when it comes to that five new clients at an average of about eleven thousand 000 commission you can really see how great the system is and why it is so important to be using a sales funnel and to be using
