in the past two years however make no mistake there is still a ton of business happening right now and the key is having the right systems in place with the right strategy utilizing modern tactics to gain market share and there is three things that we have consistently seen top producers top one percent loan Originators have in their business and what you need in your business to succeed in her current market number one is having an effective customer acquisition system and I don't mean just lead generation or buying leads I'm talking about having a comprehensive customer acquisition system where you could take a cold lead who has never heard of you or your company before they they want to buy a house and you get in front of them before they speak with a real estate agent and you take them through a systematic nurture and sales process where you're taking the application getting them pre-approved getting them into contract and into a closed transaction and doing this in a repeatable consistent manner so that you can take those unrepresented buyers and then leveraging them to get new realtor Partners to send you back business and you want to do this consistently over and over again so how do we actually do this we do this in five simple Steps step number one is implementing a direct to Consumer lead generation system where we are consistently generating inbound leads from people who are interested and capable of buying a home the mistake that most people have when they try to do any sort of lead generation is they they try to go after everyone and when you try to sell to everyone then you are selling to No One you need specificity to be able to attract your your ideal customers the second mistake that most people make is focusing first on the media or platform where to generate the lead meaning they ask and should I post in Facebook do I run Google ads do I need a tick tock account do I need to start a YouTube channel and those are important questions to ask but what we learned is that starting with defining who your ideal customer is first meaning your Market this will allow you to craft more specific messages to attract them and based on who your ideal customer is that you're trying to track that will dictate which platforms or media that you use and all three of those put together is gold this is what you want this creates a market message media match and when you have those three things all lining up this is what it means to have a direct to Consumer lead system where you were attracting your ideal customers consistently step number two is having a trust-based lead nurture process generating consistent and now leads is just the first part what we do in those leads will mean the key for your success and this step requires three things a comprehensive follow-up system this includes having a really good mortgage CRM but also need the right follow-up campaigns and sequences in the CRM having a calendar scheduling system that you could keep your daily workflows organized and utilizing video marketing to build rapport and educate leads so that they can know like and trust you even before they speak with you now there is a lot of crms out there that you can leverage we've also built our own CRM called lone more CRM the important thing here is that you should get a mortgage specific CRM because the language the automations the emails voicemails sex all the verbiage in your communication must be specific to your customer journey and then the thing that has really been very effective for our loan officers who we work with is leveraging video marketing to nurture the lead now this is the same exact video that you're watching right now is the same strategy that we Implement for our loan officers so that your leads when they watch your video you are educating them you're building Rapport and they already know like and trust you even before they speak with you step number three is having a systematic sales process now there's three things that you need here number one is you need a sales script number two is you need to review your sales calls so that you can learn from them and increase your conversions number three is you need to gain their permission first before you start selling meaning serve Hard Sell easy now having a sales script is super crucial from the standpoint of consistency and this requires that sell script and I don't necessarily mean a word for word script although we do have a proven word for word script that we provide our clients what I mean by this is that every sales conversation must have the same exact framework that you were leading that conversation they must be consistent from every conversation that you make from that initial call getting them pre-approved should all be consistent and step number four is having a wow customer experience this is crucial and this step will exponentially grow your mortgage production because the strategy here is that we're taking one opportunity and then multiplying them to multiple transactions meaning as we deliver a systematic intentional customer experience this is how we create wow experiences we will not only get referrals from your leads but you will get future refinances and multiple deals from this one person now the key is having a system to communicate with your borrowers at every step of the process and give them unexpected delightful experiences in making sure that we ask for 500 views and stay on top of them consistently so that we're consistently asking for referrals and then step number five is having strategic partners ships with your Realtors your Realtors really fall into three buckets Realtors with no relationship meaning they don't know you Realtors with a relationship meaning they know you but they don't actively work with you and Realtors who are active Partners meaning they work with you and they send you business you know every realtor you know falls into these three buckets and the strategy is how can we consistently get more of the Realtors who are in bucket one who don't know you go to bucket two who do know you and get to bucket three who actively work with you and this step requires the first four steps because we will then leverage your pre-approved buyers who are unrepresented because we got them before they spoke with a real estate agent we will use them as one of your unique selling propositions and then use them to attract Realtors who you can then start to build a relationship with and get to becoming active Partners now everything that I laid out is only possible when you have systems and processes in place and that is the number two for the top three things the top mortgage producers have in their business you need systems and processes I mean think about everything that I just laid out they all sound very complex but if you have a systematized process it actually becomes quite simple and you could focus on Revenue generating activities and then delegating the other tasks to an assistant or having them automated and that means having a dialed in mortgage CRM for two objectives going after borrowers and going after realtor partners and both of these should be happening simultaneously I am personally obsessed with systemization creating processes and dim this implementation for our clients that we work with and this has been an evolution because in the beginning you you kind of need to learn the hard way there was a point where I was so obsessed with productivity for me where my wife and she would make fun of me now but you know when we were dating she would have to speak with my executive assistant for us to even find an ideal time for our dates and you might think well that's obsessive but because of the systems that we have implemented for our business we recently got married and I was able to take a whole month off for our honeymoon where we traveled to Turkey to Morocco no emails no slack just being fully present and our business grew that month that I was off for a whole month and that is only possible when you take a systematic approach and Implement systems and processes in your business and in your personal life and I don't say that to brag mind you I'm really sharing that story because I want to show you what's possible if maybe you were feeling stressed out or maybe you're overwhelmed with just the amount of work that you have to do we'd like the busy work trying to generate more business and then having to fulfill it out on the service side well there is a way out of that and that's really start to delegate having Clarity on first what are the things that are high Revenue generating activities and then starting to delegate the ones that maybe you're also not a fan of uh and maybe you're not really enjoying some of the things that you're doing delegating that to an assistant and then having systems in place so that you're not constantly doing the busy work and if we work together we already have the systems and processes that I'm talking about and you can immediately implement this in your business today and then the third thing that top producers have in their business is proven training and coaching to hold them accountable to doing the actions needed to get the success that they want now it's easy to say oh yeah yeah I don't need coaching I've been doing this for 20 years I know what to do you know but that's the thing you may know what to do but you need the mechanism whether that be tools or a person or a coach to hold you accountable to
