hey everyone welcome back to the channel today we're gonna be talking about sales funnels for real estate I am here with Stacia Kennedy who is a sales fellows expert for real estate so it's perfect expert for real estate which is why it is really cool to have you here thanks for having me thanks for coming here so Stacia how long have you doing marketing for real estate can't believe it I've actually been doing marketing for the last 10 years in the real estate industry and that's kind of what real estate is it's it's like yeah there's the paperwork involved and all the things in the house but a big part of actually getting a house sold is the marketing it's funny to say that because I always tell my Realtors you're not actually selling the houses you're actually selling people on you on the fact that you can get the job done that you can actually sell their house and the quickest time possible for the most money so what were some of the old ways people would sell houses that's a great question a lot of people do billboards and they spend money on advertising magazines newspapers and bus benches you know the basically your headstone on a bus bench or signs with their pictures on it postcards Direct Mail knocking on doors which can get very tiring as you know so a lot of realtors do know they should be doing online marketing social media but not everyone knows what sales funnel is but you guys are on this video maybe you do maybe we're looking up like how to do a sales funnel for a real estate to sell a house to buy a house what's a sales phone for real a lot of people don't realize it they sales funnel is just simply a place it's a process it's a sales process so you're actually already doing it no matter what business you're in but a sales funnel is a place where you can actually put people through and automate your sales process what there you're creating brand awareness and then you're putting them through a process so that people can learn more about you and how you work in that industry creating more credibility in your local market and then having it so that someone can follow up with them because you know most agents don't follow up in the best way possible they can do a lot better job and if you had the right sales funnel and that can help you do that so what are some pieces of the funnel all have funnel download just for you guys in the description below but the tech doesn't even matter if you don't know the strategy behind it so someone hits your funnel know it so there's always three things I like to talked about talk about is you want to create capture and convert so create in any creating at a sales funnel is pretty easy you can go down to the bottom of the link below here and you can actually duplicate some of the funnels that we have so that's like the number one thing is you need to actually create something that someone can go to and you may have seen it where you're opting in to grab this free checklist whether value so that's the very top yeah the lead magnet you want to have something where you're creating awareness creating and creating some kind of exciting thing that someone might want in exchange for their email address and then from there you're going to want to you know you're capturing the lead when you're doing that and then from there you want to actually convert them into a sale whether it's inviting them to you know make a connection with you to have a consult call or coffee or be able to do an evaluation on their home you want to be able to convert them through email marketing follow-ups and so when you let's say we're collecting emails you don't actually have to be emailing all those people you can set up automated sequences exactly so that's how a sales funnel works is you're creating a sales process for them and you have an automatic follow-up email follow-up series you're following up with them automatically through the sales sales funnel process so it sounds simple and easy so how come more people don't do it what stops people from getting results with their phone the tech the text is usually the thing they don't understand what a sales funnel first of all is a lot of people kind of have a derogatory you know they don't understand misunderstand what being in business is really helping people learn where to go and so how to make a buying decision and when you have the right sales funnel you can do that through educating them on you being the expert in the industry so let's say the people watching here they can get the tech they they download the funnel for free we'll hook them up with a free trial of clickfunnels they can connect their domain connect the autoresponder they got there how are they gonna get people to see their funnel that's where a lot of people also fall off as a traffic so a lot of people will say Stacia okay now I got the sales funnel now what well you need to actually drive traffic you need to brand yourself online whether it's creating videos creating blog posts getting it out in front of where your customer on your audience is hanging out whether they're on Facebook or if they're reading a blog or they're on YouTube watching videos so you want to make sure that you're getting this this sales funnel now in front of your buyers and your sellers and people who are ready willing and able to make that buying decision so what if a realtor they're really busy they don't have time to do this Organic traffic method is like ranking videos on YouTube or writing up blog posts and waiting for them to rank or like making all these social media posts and Instagram posts how can they get faster traffic well you can pay for trakula traffic so there's lots of ways that you can do ad traffic whether it's sending you know Facebook ads or Google Ads to your videos or to your landing page to your your sales funnel so yeah Facebook Google there's some other paid traffic methods too but those are like some popular
