All Lessees (hereinafter referred to collectively as “Tenant”), are jointly, severally and individually bound by, and liable under, the terms and conditions of this Lease. Where tenant has failed to comply with a lawful demand made by landlord to vacate such premises, within five days from the date of such failure; upon the expiration of this lease, tenant shall deliver over such amount to landlord. 5. Maintenance of leased premises: tenant shall diligently maintain any and all fixtures and furniture belonging to these premises in a fit and sanitary condition, and in accordance with the standards set forth below:. 6. Furniture: upon execution of this lease, landlord shall have the right to furnish, or provide for the furnishing of reasonable furniture, necessary in order to make the premises habitable for the personal and family use and enjoyment of the occupants thereof. 7. Deposit: upon any expiration or termination of this lease the balance of the security deposit shall be returned to tenant upon written proof of notice thereof to landlord by tenant or by the occupant of unit; and if there is any remaining balance of the security deposit, the tenant's account, and any balances remaining in or belonging to tenant in the event of any termination of this lease, shall be refunded to tenant. 8. Entry: without the written permission of the landlord, no person shall enter this residential or building or dwelling unit for any purpose except for the purpose of inspecting and performing inspections of such dwelling unit, except as necessary to ensure the safe and sanitary use of any equipment, supplies, materials, machinery, fixtures or furniture owned, leased, rented or otherwise controlled by landlord. This covenant shall not authorize entry for the purpose of inspecting a guest room, laundry room or bathroom except as provided for below. 9. Emergency repairs: if required for safety or for the protection of tenants or other persons or property and not caused to be caused by or in connection with the negligence of landlord or agent of landlord, landlord may at reasonable times and without notice or consent of tenant perform such repairs or improvements in the manner provided for above. 10. Notice of absence by tenant: notice of absence by tenant shall be at least ten days in advance of tenant�s intended departure. Tenant should be aware that there is no statutory obligation to use an approved standard of living, although it seems that this would be the best way to achieve the best quality of life for the tenant and the lease is not required to be renewed. The law is not that clear regarding "other reasonable damages” such as the damage of the furniture, but the law is that the amount is generally equal to the fair rental value of the personal property, minus the replacement cost
