For valuable consideration, the receipt and sufficiency of which is hereby acknowledged, LESSOR and LESSEE do hereby covenant, contract and agree as follows: 1. RENEWAL: LESSEE and LESSOR may agree to extend or renew the lease, with any agreed modifications, in a separate, signed document. 3. RENT: The LESSEE covenants to pay to LESSOR as Rent the sum of ____________________Dollars ($__________) per month, (hereinafter “the Rent”), in advance without demand on or before the first day of each month at the office of the LESSOR. The acceptance by LESSOR of a check for a lesser amount with an endorsement or statement thereon, or upon any letter accompanying such check, that such lesser amount is payment in full, shall be given no effect, and LESSOR may accept such check without prejudice to any other rights or remedies which LESSOR may have against LESSEE.
4. Lease's duties; payment: the lessee shall act in good faith and with reasonable care in the collection and payment of such rent and shall pay it and all sums due under this lease in the manner and within the time required by this lease, which payment shall not be withheld or delayed upon the request of lessor without giving or giving notice of such failure, and in any case the lease shall not be permitted to increase the amount of the rent charged without giving or giving written notice of such increase by the lessee with the rent increase. 5. Costs of inspection and repairs; costs to lessor: lessee shall pay all charges for inspection and repairs, not in excess of what the lessee may be lawfully required or permitted to pay. 6. Deposit: the lease shall provide for a deposit, in an amount equal to one month's rent, to be held by the lessor, and each month, or portion thereof, so held, shall bear interest at three per cent above the stated period of months. 7. Notice of rent increase: lessor shall provide lessee with a written notice of the date of the rent increase in the same manner as provided for in section thirty-three of this chapter. 8. Termination: if the lessee does not pay the lease rent with the required notice under this section, the lease shall automatically terminate one month before the date set forth in the written notice. The lessor shall notify the lessee in writing of the date on which the lease will automatically terminate. 9. Effect of failure to meet date; notice: if the lessee fails to meet the minimum rent payment on or before the date set forth in the notice under section thirty-five of this chapter, the lease shall automatically terminate on the date set forth in the written notice with the same penalties as provided by said article. 10.
