hi guys George Baltic down here commercial real estate professional in Los Angeles today I wanted to answer a question I received of what's the difference between a grant deed and a quick claim deed a deed as you know is just a way of transferring the title to a property the ownership from one party to another so anytime a property is bought or sold there's a deed being conveyed from one party to another the seller to the buyer so often when there's a property being sold it's a grant deed that's being used a grant deed basically offers more protection than a quick claim deed saying that upon transferring title to the property any liens or restrictions to the property have been fully disclosed and you're the sole owner that's transferring the title to the property and has not sold it to anyone else you're only selling it to this person and so grant deeds are the main form used when buying or selling properties they're sometimes called other things however in California all deeds basically are different versions of these two types grant deeds and quitclaim deeds so for quick claim deeds they're much simpler to implement but they offer less protection and they're most often used when you're transferring title between family members you know you're transferring your property to your brother or to your children in some cases you would use a quick claim deed also you would use it if you're transferring ownership of the property to a living trust though you know to eventually pass on your property to your children or heirs you would use a quick claim deed for that as well so in California it's not a requirement for deed to be recorded to actually be official however it's in the best interest of everyone involved the buyer the seller or the people transferring to record the deed with the county registrar to make it all official so one thing to consider if is if you have title insurance it might change the implications as far as what warranties you do have so it all might end up being the same if you have title insurance covering you you might have those warranties anyways even if you're using another type of deed that doesn't have certain warranties so keep that in mind I'll make a video on title insurance in the future as it's a little bit more of a complex topic thanks for watching the video if you have any questions please reach out to me directly or comment below or my channel by liking and subscribing and I'll see you in the next video [Music]
