The right of survivorship of this transferor shall continue in full force on the death of the grantee as if such granter did not die. If the grantee or assigns, if any, does not accept this offer hereby, a legal proceeding may be taken to foreclose upon such lands, to the amount of the sum stated herein. If there are not tenement owners in possession of these lands, a mortgage may be authorized at the time of filing of the deed. If the tenements in possession exceed ten thousand dollars, the ten percent annual interest that accrues between the first day of November of each year in the year preceding that year shall be added to one half of the proceeds of the sale of this property. If there are five thousand dollars (5,000) dollars or more, the ten percent growth shall be increased to three-fourths of one percent of the amount of the value of the tract as then determined for the purpose of determining whether this offer or the mortgage is approved, subject to approval of this sale by the board of supervisors.
