people don't have and access to me and things like that so i've got three tools that i found for the rent help and first things first last time i did this i got some serious hate mail from the landlords and i mean um was not my intention it was just to help people that were having a problem people that were broke and first things first is i really feel for the landlords because uh we've done surveys on this channel and almost 90 percent of the people on this channel are small business owners or people that want to be small business owners so one thing that i want to do is help people make money now imagine somebody buying something from you whether you're a consultant whether you have a restaurant whether you're a termite guy you own the dog uh uh boarding place okay regardless whatever you do imagine someone walking in there leaving and then say i'll pay in a year okay maybe okay but just let me use your services for free it's ridiculous the pizza place you know my family has a restaurant a family member does and imagine people walking in there and getting pizza for free it just wouldn't work okay so everybody needs to get paid and one thing i did is i reached out to landlords this time and i asked landlords what they were going through with this and the stories are horrible okay um you know i'm not a landlord okay and what i wanted to do is not talk to somebody who owned one that owns one rental house i wanted to talk to somebody that owns like a four plex or so you know um multiple four plexes things like that so i spoke to these people and i got really good input on this because i had no idea the expenses that they have okay that none of us think about because we all think that landlords are just fat cats going to the bank every day but anyways they've got insurance they've got termite work they've got maintenance they've got associations that they're part of they have expenses to maintain property with electricity with water with things that are ongoing whether they get rent or not they have to pay their bills too and it's outrageous i mean it really was i was shocked when i started to hear all this stuff because i mean it's a lot of money that they pay that you don't even think about okay now your landlord may be the nicest person in the world they may be the worst person in the world okay but they've got to get their rent and the worst thing about this whole thing right now is that they're talking about you know this thing being extended through march 31st 2021 the only problem is at that point you have to pay the rent at that point all of it okay so i'd work out a deal now overweighting every landlord every single landlord i said what do you do when somebody doesn't pay what's the difference from a good tenant and a bad tenant okay the good tenants all have communication you know uh i know a friend got sick couldn't afford to pay rent couldn't work couldn't do anything okay but she had such good communication with the landlord i'll send you 200 bucks here i'll send you 400 bucks there now the landlord was a human being and totally got it and worked with this person but she got four months behind in her rent never filed an eviction never did anything she eventually caught up life is grand she lived there you know another two years after that point so again this whole thing none of us plan this it's not you know bad management from a business it's not you know a divorce drugs it's nothing like that that caused someone to spiral down and not pay their rent so i feel for everybody during this time but if you're gonna take advantage of these three tools that i'm about to show you i want you to do yourself a favor and communicate with your landlord and and have a plan because trouble is coming if you don't pay your rent it's just they're just not gonna let this go and and forget about you they're gonna come after you it's a matter of time so you know there's rental assistance and rental things that we've talked about in the past and these things are it's a mess right now it's slow to uh to come to fruition they're not giving this money out like they said they would and uh you know so let's get into it let's take a look at these tools and and hopefully this will help you guys here's another tool that you may have heard of and this is the cdc website where they have issued a guidance on eviction moratoriums they've got all these rules multi pages you can go through it the links will be below in the description of the video but what's most important is the cdc has issued a moratorium through march 31st 2021 for evictions here's the site here's the information on it and how you as a tenant can get access to this landlords can look at this too but it again doesn't really help the landlords gives you guidance gives you the rules but most important what it has is the temporary halt form and this is the declaration form that you send your landlord explaining your situation if you make as an individual under 99 000 a month then you're eligible for this if you file jointly as a couple you can make up to 198 000 as a couple you know i am unable to pay my full rent due to substantial loss of income i've made my best efforts if evicted i will become homeless it is the standard things that we've heard about since this started but it gives people an extension through march 31st 2021 sign this declaration sent in and it is a you know helpful leg to stand on in not getting evicted through the end of the month but the most important thing about this is that it says you have to pay all your rent at the end of march 31st so get ready so you can postpone the inevitable but it's going to be payday for the landlord at the end of march 31st see i love doing research when i was a writer full-time man i love the research i just because i find stuff i find great tools that's a great tool but use that and share that okay we've done a lot of videos on this channel for grants for individuals and grants for resources if you need help with rent if you need help with utilities your cell phone bill health insurance day care whatever there's resources uh throughout this video when you look at the top you're gonna see uh references to those past videos watch this video share this with a video with your friends colleagues family members and everybody else let's go to the second now here's the second tool this is a website that gives you access to every state in the union and their eviction moratorium rules and how to contact the state for resources this is such a great find that i came up with today i i just i'm so happy for this i've been sending this out all morning to everybody look alabama alaska arizona you can click on this but it's got the rules california it's going to be extended through 6 30 just craziness okay delaware district of columbia i like district columbia rent moratorium is extended till after the emergency what does that mean is that forever in a day i mean come on that's crazy okay kentucky no maine no maryland yes maybe so michigan i mean this is just great and this again if you or anybody you know is in need of help they've got problems oregon another 630 state look at that but it just it's got every state in the union for you guys to go through okay and this is just a really absolutely amazing resource and you know you can click on the states let's take a look at vermont the cool thing about this is that they don't really have a moratorium but it's got all the benefits from vermont i mean kaboom this is just beautiful absolutely beautiful on this thing again i love this stuff love finding it i love using it uh the third tool this could be my favorite and before i get into that again these videos that i've done in the past on grants and grant resources take a look at them because this content is evergreen okay it is there forever you can go back to these agencies they've gotten additional funding during this time if you contact them you cannot just go to a website they don't update the websites all the time you just had a change in administration these people are dragging their feet because they're bureaucrats call them and ask them questions and say do you guys have any money for x y and z do you have this do you have that i need rent i need utilities paid cell phone bill whatever there's resources out there but ask them the questions for that now let's get into the third and final one because this one is the best the biggest problem that i have is i've had people write me and say my landlord's the biggest jerk in the world he's an a-hole will you contact him okay me i'm kind of a fun guy i don't mind calling anybody okay but this resource takes care of that take a look at this because this is absolutely amazing now the third tool is absolutely amazing this is no rent.org this is a site that's run by a 501 3c that writes a letter to your landlord to explain the laws in your area and your position so they cannot evict you absolutely amazing they build a letter they send the letter by email they also send it by certified mail for free give up to the date legal or ordinances in your letter based on the area of the country that you live in and this is good for the entire united states it's been legally vetted it's been used by all these different associations and organizations across the country i mean really amazing they sent almost 4 900 letters out how it works takes eight minutes to fill this form out legal protections free certified mail again it's ran by a non-profit guys people donate money to get things like this set up it's pretty cool actually so dear landlord typical letter locally supported explains all the different rules plus it's got a you know a bunch of frequently asked questions that you can answer i'm scared what can i do this is free yes it's run by a non-profit you know do i have to go to the post office no you can go to the website and we'll send it out for you this is really just an amazing amazing tool that you guys can use so you can get other legal help they'll reference legal aid and things like that for you but again here's how you build a letter start it put your phone number in which is not my phone number but what the heck put your name in it'll be john renter great guy a little down in his luck right now what city do you live in so i started to use you know stuff around me and uh started with newport beach california now here's the cool thing about this okay it doesn't matter where you're at this thing's vetted for the entire country look wait a second california it's been told that you're you know your code 19 uh rent regulation has been extended through june 30th because you live in california i mean that's amazing guys okay so just for you know sake of having this thing work out let's try something different so we came in and i thought well let me do newark new jersey and again it pops up the legal issue for that how it ended on september 25th but again they'll start sending your letters out for you so this will go directly to your landlord one two three four five main street apartment number three one nine zip code you know again i don't know the zip code in new york so i just made one up but even better it brought it up and then you click yes how cool is that and then you can input your email address and fill it out from there but again this thing has got all these different resources to it no rent.org it's also got frequently asked questions that will answer everything for you again what do you have to lose but this is just an amazing free tool i love free tools like this good luck guys see now i absolutely love that one because it just gets it gets stuff
