the end of today's presentation i would now like to introduce lance lance voice founder and co-owner of monoslab easy for lance good morning everyone thanks for joining the webinar today uh like matt had mentioned my name is lance boyce a quick background on myself i spent 25 years in the construction business and 20 years in the business as a concrete contractor as well as a general contractor we had noticed as we were doing our our footing foundation work our slab work there was a big gap in in how things were done our time to completion was uh very excessive the amount of concrete we used was excessive um also had some energy code and frost protection that uh that were problematic for our situation we are from eastern idaho 20 minutes outside of yellowstone park so we always had a deep frost line always had energy issues and really wanted to go to a more efficient efficient end-user product as far as the homeowner is concerned and also as far as our construction methods so model savvisi form was born out of necessity from the ground up trying to help eliminate excessive foundation costs improve construction efficiency scheduling difficulties forming and bracing problems and like we'd mentioned those increasing energy codes raise the frost line the image you're going to see here is a map of the united states and you're probably wondering why there's dollar signs across that typically the cost to construct foundations for residential smaller commercial light industrial uh become more expensive the farther north you get a couple of things are happening there obviously the uh the depth of foundation to protect against frost is a big player and then also structural needs snow loads some of those other things but what you'll see there on the map is is the more dollar signs the more excessive cost that foundation is when we get down into the southern part of the united states obviously a good part of the time we get into a monolithic slab foundations we have brought that that technology north through the irc and ibc codes and install frost protected shallow foundations perform much better over the long run and definitely perform better in the short run the slide you're you're viewing here is problems of builder faces um like i'd mentioned i was a general contractor for 25 years um these are these are issues that we faced and then also our pinch point was a little bit different from a short building season long story short is is you know land development curb gutter water sewer all those costs that are that are accrued on the front end before there's ever a home built the general public doesn't necessarily realize how much how much work money has been put into this project before there's ever a structure sitting there you get to the point those things are all done everything is approved you're ready to build a house and all of a sudden you're like what's go time we need to build this many houses or this many commercial pads or whatever we're doing there's only a certain amount of forms that can be delivered to the site and use this is where we help open up the pinch point monosav easy form allows you to insulate back fill do your plumbing all of those things in a matter of two to three days instead of a week with your times two weeks and a lot of the times three weeks uh this this image here you're getting into um some different things we found across the country methodology changes from uh east to west north to south like we talked about i'll run through those real quick uh image on the left the 24 day image is a form and strip style foundation this one happens to be a four foot wall deep froth line performance trip to photoreform and strip the wall wait for the cure time compact the material inside and pour a slab this is problematic labor is super excessive we control the concrete to some extent besides we're still going much deeper than we need to um three separate pores separate trips separate pump trucks uh pump trucks but the concrete is controlled at least better for the the way that we're used to doing it the labor however is is completely out of control same with pump trucks get to that middle image the 21 day image trench and cap this would be something that you'd find in the midwest a lot of the time tension cap controls the labor a little bit better but the concrete is not controlled at all you can see there in the trench as the trench happens to get a little bigger a little deeper the only thing to do in that situation is to avoid filling with concrete i i rell against um void filling with concrete it's super expensive i'm still a three-part process because we've got to fill the trench form the small um strip form and strip wall on top and then install a slab in it later so uh still super excessive on costs um not controlling the concrete hard to insulate hard to bring utilities in against that foundation because of the overburden of concrete around that the third image on that page um is a traditional monolithic slab this is where models5 comes into play in warmer climates because of so many catastrophic weather events over the past 15 years a lot of municipalities are raising the slab heights from the curb requirements you can see this image right here stacking multiple two by material up braces and kickers every two feet the job is uncontrolled on concrete it's definitely uncontrolled on labor and it's way way way out of hand as far as safety is concerned in the south we're not necessarily looking for energy code or frost protection needs however when we talk about spending this much concrete and labor we have a smaller platform to solve those problems from the ground up in the south as well so we'll get into the the warm weather side of things first here real quick we kind of ended on that on the last slide so here's some traditional warm weather forming um you're gonna see this a lot of the time image on the left we're not controlling the the soil the forming takes an excessive amount of time stakes and kickers still create a large waste pile at the end of the job image on the right definitely some of the nice reforming work you can see how much time was spent there uh that is a reno nevada image so that is a uh kind of some middle ground as far as heated versus non-heated um having to stack over a trench uncontrolled concrete below labor is still super excessive you can see they need some insulation requirements there my only argument would be there is we should bring insulation all the way to the top in an air freezing index such as reno because heat loss is so horizontal in concrete uh the last four inches of insulation matter as much as the 16 or 18 inches below just more warm weather challenges just playing off this happens all across the country how much lumber how many stakes how many kickers you're seeing a lot of these images where they're actually back filling up onto the form itself because the hydraulic pressure of concrete is is a lot to contend with on a site there especially when you talk about the the kicker's rate of failure um if that slab's gonna move during pour so you're seeing that a lot and then those forms have to be dug back up later um yeah lots of lots of labor waste going on here on that site model slab saves time labor money so when we dive into that we like to feel like there's something for everybody and oftentimes when i was um doing my construction i was a custom home builder i was a second home market so to start with as a concrete guy i needed something that moved much more quickly uh labor shortage a lot of my labor contended with going to jackson hole to work so obviously when you're when you're fighting labor to go to jackson hole or any other town around jacksonville it's hard to compete financially for those employees um so i needed something to go quicker with less guys um the general contractor i really was looking to save some money the minute that energy code required me to not only do depth of footer for frost protection but then i had to start doing um icc or excuse me energy code for insulation then it was at the point like i really shouldn't need to do both that's where we looked to expanded polystyrene actually built a form out of the required insulation in the in the case of northern climates and went with that platform up if we're going to buy the insulation let's let's have the insulation actually do something for us finally on this slide you'll see the end user um i often kept a lot of my structures as far as airbnb rentals where we were so close to yellowstone so utility bills mattered a lot when you talk about a climate that's got a 1500 air freezing index or more a reno style climate or colder on a 2 000 square foot house if properly insulated to the top of the slab foundation the energy savings are upwards of 200 annually so obviously if we can have a warmer floor uses less energy happier customers walking around on their own fair fee that's certainly an added bonus uh what you're seeing here is a map model easy form can be used in all 50 states we do it a little different from minnesota to texas however the platform is the same we size it differently we remove excessive eps and insulation when we move in places like texas and mississippi alabama georgia florida but the platform and the idea is the same um we need to create a quick forming system that's going to allow people um frankly to form a foundation in an hour hour and a half and we'll get into those slides as we get a little further into the presentation what is model slab easy form um wife had mentioned from the get-go i was a concrete guy every day when i put my my boots on and went outside what what if was sitting in the driveway was concrete tools so first and foremost i was concrete i needed to go fast i needed that fast forming system um i definitely did want to pound you know 100 200 states to form up a simple residential project so our system allows you to form and backfill before the placement of concrete obviously we're reducing return trips to backfill we're meeting energy code something for everyone here like i said i wore all three hats off them in the same day and that's what you know small town often does uh was a concrete contract for the general contractor and oftentimes the end user so something for everyone in there was was really a big deal to us as we went forward let's talk model 5 easy form um so here's some things that we've done as we worked on our proof of concept so compliant in all 50 states we help control the concrete obviously we want enough concrete there that's uh that's matched what the engineers called for structurally but anything more than that is a is a waste of money and resources needed to reduce the labor by 75 percent um one thing mata hit on is labor is the is the common denominator in the united states and especially coming out of coronavirus it definitely will be um in the future we believe there's a lot of pent up demand this is going to be a bigger problem that even was before we're not training the next generation to do these jobs so a small more skeletal crew that moves much more quickly is going to be the future let's talk model slab easy form in cold climates this was the the platform that i built on because i knew if we could i knew if we could deal with minnesota or montana or some of these other areas but as we got farther south it only gets easier the energy code the frost everything gets easier as we come south so model saab is an advanced technique for slab on grade construction to replace a traditional foot or stem wall or mono slab meets code compliance in all 50 states removing the the expensive three-step process photo stem wall and slab obviously when we eliminate three different steps we've eliminated pump trucks large excavation equipment we've really eliminated so many things on here that are going to make this product go on the ground much quicker much more affordable image on the left you're going to see model slab provides 4.85 per inch we have the minimum code requirement at every portion in our form for the horizontal and vertical so all that extra in the middle is median r value our median r value is four times what code requires so we're ready for those changing energy codes 2018 was was kind of a big one there's extra requirements even in o18 but we're ready for the future on what what that's calling out for if you look at the image on the right that's a typical situation three being the slab number two being the stem wall or the trench in a trench and cat style situation and number one being the footer we've had this this idea for frankly the last fifty seventy five hundred years that soil is a good insulator study out of kansas state university four feet of saturated soil only provides r2 so when you look in comparison to a frost protected shallow foundation and more so a mono slab easy form set up even in one inch of mono's lab we have 4.85 r value versus r2 keep in mind that four feet of saturated soil is winter conditions and that's when we're really going to want to test and and make sure that we're frost free you'll see down there in the lower left-hand corner a couple of codes written in red irc code 403.3 that's our section um one thing i do want to hit on that and ibc um for commercial construction both of those codes give us prescriptive options um frost protected shella foundations monostab easy form is not an alternative method it is prescriptive code there's four choices in those code books four in irc and t o or three in ibc one of those choices is construct in accordance with asce 32 that is the document that we work from that is what we engineer from um it's very prescriptive it is one one choice the same as um constructs in accordance to local frost depths so i kind of like to to dispel that cold region yes you can replace a footer and a stem wall with a monolithic slab um all the science all the code is going to show you it's the absolute way to go because the cost is so much less we're using less concrete we're using less excavation we're able to move quicker if you're the concrete guy instead of setting up you know footers in one day a wall or trench the next day you know so on and so forth you're able to move into a development and put five houses down with a three or four man crew in a day we'll get into that in a later slide as well this is the reason that we that we went this direction in our own business um 15 years ago which by the way that brings up a point this code as far as it's written in irc and ibc has been building adopted building codes since 1996. i just don't think that there was a a good means to perform this section of code until we came along where we offer a form that does all the code requirements let's talk model slab in warm weather like we mentioned when we when we did our proof of concept we knew the place to prove this was north because it does get easier at least as far as the forming is concerned going south typically the monoslab forms get a little smaller no energy code if you have more cooling dates than heating days so there's some things on our side when we got to the south we knew we didn't need insulation to the top so we actually have um our mono slab easy form that comes in a in a version for southern climates you can see it's a platform to hold the two light framework in place still backfills before the poor obviously the savings are less in the south than they are in the north because we're replacing so many items however that being said over 50 percent of the new homes in the united states are built in texas and florida and a couple of those places so competitive markets looking for a competitive edge we can definitely help down there especially with heights requirements top of slab being being raised every day uh why monoslab i think that's you know the whole idea here saves the time obviously less trips saving a lot of labor anytime we're saving time we're saving that labor and the money we're controlling the concrete to a much more thought out process we're controlling the labor good scenario for piece rate labor because we know what's going to happen out there we're controlling the insulation for code we're controlling the insulation for energy code monoslab is an icc listed product we also have state specific engineering is required monosav is very simple and easy to implement we're going to get into some slides here in the next few slides about implementation simple in any climate i think that's the the the whole idea of what we do we want to make sure that that uh we're making that ground up foundation much much easier to deal with um i'll go through a quick simple setup here digging prep to site accommodate for footer with the form typically five to six feet that will vary if you're getting farther down south in the united states obviously that narrows up we're not banking on insulation but um overdig is to the outside of the footer minimal x minimal excavation is required our system is required nothing more than a mini extra skid steer i can tell you in the 20 years that i did frost protected shallow foundations and more so the last eight or nine when i was doing mono slab easy form i never had a skid steer any bigger than the case 1845 so not a super big machine but all of a sudden you're you're in the foundation business with uh with a relatively small setup uh prep pad two to four inches of gravel the gravel is only required in the north for drainage that's part of the frost protection code side um level and square projects place and install mono slab and start at the corner or if you're away from there monostab connects with the standard 2x8 staggering the seams and then light backfill at the breakaway point leaving six to eight inches of dirt to steel separation that's going to be an important part of the building code as well different jurisdictions have different requirements on that but six to eight is typically the safe space there the day that you place concrete two bay can be pulled the same day thrown in the back of a pickup um when you're talking about a foundation crew and if you're a concrete guy that's on here you're going i don't know where this does me you know what i needed to do i've invested in these form trucks and and concrete forms it absolutely is hand and glove it's going to allow you to take your your basement forms your forefoot forms and do the things that you should be doing with those keep those crews going start your your slab crew going slab crews will be able to go out with nothing but a pickup a handful of tools and a stack of 2x8 in or on that pickup i'm going to allow you to increase your productivity by a large percentage spread your your risk out if you're working for one or two builders right now because you can only do so much work this can allow you to take on many more builders and spread your your risk out between more guys in your your local community these are things that monoslab has done and prepared so that implementation is is quick and easy like i mentioned before we have the icces report that's basically going to give us a platform to say hey we're compliant within the irc code we never felt like that was enough that was a good starting point you get to the middle image there we do have detailed drawings step downs corner cuts porch cap details multi-unit step down step up details we've provided those so that those are easy to implement onto your structural pages we work with your engineer or architect to provide that information obviously they're going to put their last spin on it but typically they're going to implement those as part of the drawing third image on the right is our engineering like we've mentioned in previous slides where that engineering is relevant we definitely provide that state by state we can engineer and stamp in all 50 states typically we only need to do that in northern climates where we're talking about energy code and frost code construction supply group that's the reason we're on the call today these guys are set up to handle your mono slab needs not just mono slab all the other parts and pieces that go into building your your projects your foundations from the ground up um they're they're important part of our business platform they've mentioned how many locations they have um delivery inside outside cell staff to match your needs uh monosav comes in many sizes and we've mentioned you know in the first part of the pitch obviously when you get farther north you're going to be into bigger sizes you'll see in the cold regions there's uh 18 by 30 24 by 24 16 by 16. typically you're going to see that 24 by 24 the reason there's a city in front of it is because that's a commercial form you're going to see that on a little bit of your bigger buildings your dollar generals still living buildings some of those things especially in the far northern climates 18 by 30s are also used in those regions and offer the same amount of frost protection just don't offer as deep a footing so some buildings will need a deeper footing not for frost protection obviously at this point but for uplift meat standard 16s that would be a form we would use in a in a des moines style market still very cold but not as cold as the twin cities or duluth or something like that warm regions over there you're going to see weak in size right down to a 12 inch slab or a 16 we can you know we can handle those regions it seems like slab heights are definitely getting higher because of the flooding issues in the south so we are prepared to make whatever needs to accommodate your particular site in one of those three sizes we're going to move into the the section about production homes with monoslab colorado home builder here uh best for construction they construct over 500 homes a year some of those are multi-unit most of them are single family super neat situation here we've got these this outfit to where day one through eight they're uh they've got a house dried in with windows and doors in and that's largely the due to the fact that with models have easy form they're gonna set up foundations plumbing for those foundations on backfilled sites ready for a structural framing crew at the end of day three so that is due to the fact we're not moving in large equipment we're not digging um dirt that we've got to import and export because we're not over digging in the ground we're controlling the concrete we're controlling the labor this builder right here is eight plus eight dollars plus a square foot on his savings my calculations in the denver market show five dollars plus um jamie has got to the point where he's prepping site pads he's grabbing even more money um so you see that number up there it's a whopper i mean he's on he's on track this year to save over seven million dollars implementing our system this is also uh in the same subdivision i like to show this image because it shows a line of mono slab houses in the ground backfilled no big stakes and kickers a matter of fact that house right there would probably screw together with no more than 20 screws including the garage rail that house has been formed it will meet make energy code it'll make the frost protection needs um and it's ready to walk away from the minute they pour it pull their 2x8 that's done backfilled cleaned up and ready for structure on there words from the home builder uh bessler jamie is the second generation home builder been in the business a long time endless amounts of model slab can be set up in one day traditional forming limits how many projects a concrete concrete contractor can do um only so many forms this goes back to if you're a concrete guy on the call definitely you know it's not a it's not a a one or the other it's a both there's always going to be basement needs utilize your forms and those crews in the in the basement side of things and get your your b crew and your c crew out doing models platforms we've got a lot of concrete contractors that have done exactly that like we've mentioned before much more much more revenue created and spread your risk out this is a demo that we did in greenwood indiana also on the production residential side that site prep was called in over the phone scott did a great job there i'm prepping that out the reason i like to show this slide had a big crew there watching they provided me two laborers to set this up we traveled to indiana to do that from idaho provided two laborers one of them didn't know anything the other one was a was a pretty good skilled carpenter he and i basically built that house foundation from start to finish in 70 minutes so um super super neat setup typical house 1600 square foot 400 square foot garage that house is formed ready for backfill it will make energy code and frost protection code in the indiana code indiana code which is a version of irc uh des moines this is our first setup in des moines you can see that this got a fairly large crew there we set that house up in a couple hours obviously you can see the straw sitting in there it was in cold conditions interesting thing about this slide is is they had mentioned hey we want to do one the traditional way next door and just compare how much time we're actually spending here uh we actually had that house completely formed ready for backfill before they had dug the deep footer and wall next door and when i say deep four foot wall we actually had this all formed up ready to backfill there were seven loads exported from that site next door which will you know four or five of those will have to be imported back in just to construct that house so a complete foundation faster than a hole can be dug door dirt can be exported other projects with modest lab easy form i'd mentioned at the the start of the presentation that i was a general contractor mostly second home market um very particular clients i did very little in commercial i did in 20 years do half a dozen commercial projects but it wasn't necessarily my world monoslab is completely applicable on commercial we do probably 40 of our business in the commercial side of things so you take a store left at dollar general obviously there's going to be huge savings we save time the doors open up quicker uh create revenue much quicker in there uh some of the contractors in minnesota that csg brands have worked with some of those guys have got a dollar general store down to the point where the slabs the concrete parking lot the sidewalks the curbs gutters aprons approaches are all done in a four and a half day work week complete ready for steel structure every bit of concrete port obviously when you're traveling concrete crew paying per diem rural minnesota rural montana anywhere that's that's building rural stores like that that's definitely helped finally that image on the right to habitat for humanity we work with them all volunteer labor i only show that image because if you take a group of 16 year olds to build that foundation which is what that image was on the right that's obviously a very simple platform to work uh getting here closer to the end of the of the the slides these are images of monoslab residential um with the exception of the lower one on the right you can see that site is clean backfilled that's northern climates that will make energy code will make the frost protection needs site is super clean that was all done in one morning by the way image on the right is the same image you get into that lower image that's a dollar general store they're literally laying out you can see their string lines they're waiting for that slap to to go off to power trial and they're beginning to set up their aprons to go around that building next images here uh upper left image is uh is ogden utah residential house that ground down there is super swampy so you can see they've they've pushed off got rid of their vegetation and they're going to build their infill in because that water table is literally at the surface down there so uh kind of brings me to one of my points undesirable sites when you talk about hey we don't want to get into the water table we have got things going on underneath that we don't want to deal with such as a rock springs wyoming situation where there's literally empty mines below half of that town there's some there's some other good reasons to use this system middle image there is a multi-unit in fargo north dakota five men construct that by 1 30 2 o'clock in one day ready for plumbing and vapor barrier image on the upper right is maybe the one i'm the most proud of not that it's the biggest not that it's the most complex but what's going on there is uh there's two old timers both retirees you can see they're doing a great job they're in northern minnesota so they've even got a little extra insulation out there they're building a net zero style home long story short is uh two retirees have formed uh a complete home foundation in one day um i think that's super neat obviously they're they're relatively skilled guys but uh still retirees and uh and built the whole foundation uh the lower image on the left is another dollar general store middle image is a agriculture industrial style warehouse and then that lower right image is a residential you can see you can do your typical step down garage floor sloped with model slap as well we do have the detailing on that available a quick summary monolith easy form we've mentioned code compliant in all 50 states controls the concrete reduces the labor eliminates return trips jobsite safety is obviously improved exponentially cut construction time in the current situation we're in and when we set these meetings up it's how quick things change and uh something that gets to to be mindful of we didn't know there was going to be coronavirus we didn't know that hings are going to get all backed up construction is still strong there is going to be some some pen depth demand there so obviously it's going to be our job everybody on a call like this to to reduce that construction time get the economy back up and going so um we feel like we're in the perfect place at the perfect time to be able to help what model slab can do for you we do code compliance support that's what i do we help get you to the point where we're ready to turn plans in at the city we answer the questions we get into the code answer to any technical questions you may have like i mentioned i spent 20 and 25 years in the business respectively so those questions typically come to myself or one other person in the office sell staff to support all your needs relationship with cst to make sure that you have what you need not only model slap but those other items out of your particular location product detail sheets we talked about those we have all those questions answered they're ready to go on there and then model slab savings i mean when it comes right down to it we want to offer a better product for less money there is savings all the way across the board it depends on your your area and your particular height and specs there is big savings all the way across the board there's there's nothing that's uh that's small this would be the the point 30 years is it does not it's not biodegradable so what that means is when you bury it in the earth it's going to be buried in the earth for a long long time that is the reason that monosap easy form going to off gas and it's the exact reason that we employ poly expanded polystyrene as a insulator against a structure or under roadways if it's geofoams so forth so on instead of using it for plates and cups because the plates and cups we all know are a one-time use a plate gets used for 10 minutes it gets buried in the earth and that expanded polystyrene doesn't break down so the reason it's so bad for plates and cups is the exact reason it's so good for the construction industry and i think you're you're starting to see that even ramp up even more denver freeways on-ramps off-ramps some really neat neat projects that are built on geofoam literally the same expanded polystyrene as we use and they're building full freeways over them so the life expectancy is large great um i've got a couple questions that are relatively similar um so i'm going to kind of try to read them together and then i'll let you answer them um the first one um has to deal with how is it the same frost protection is achieved in 18 inches deep foam versus a four foot deep frost wall what happens with the frost lens below 18 inches again similar to that is foundations in northern climates are required to be a frost depth and also have a minimum of two inch rigid insulation so how does the rigid insulation have any effect on the depth of the frost during the cold season how does monoslab prevent frost from going below the depths causing healing of the foundation super great questions we'll uh we'll do our best to answer those in a in a simplified way so if you look at the science of frost protected shallow foundations we are going to place insulation strategically around this structure now there's there's two ways to go here so i'll deal with them separately heated structures is the is the first one we'll deal with a heated structure is considered a building that has a monthly maintained temperature of 64 degrees or more that would be your typical house code is going to require and we'll use minnesota as an example insulation has to be placed horizontal horizontal and vertical in the proper amounts around that home and what that does is encapsulate the heat loss from the house it also encapsulates the natural geothermal underneath the house of 52 degrees so when you get to the question of my gosh how could i i've been trained to do four feet deep how am i going to do 18 inches deep how's that going to keep that frost away those two things coming together the heat of the home the natural geothermal push out underneath that frost line instead of being lost through the slab edge and keep that heat moving around that building through the soils to keep that frost free around there part two of that is okay what if i'm doing an unheated structure there is no there is no heat loss in the building i'm not going to maintain it at 64 degrees this would be a typical residential garage or a porch cap or frankly anything that we want to frost protect from moving and i did it even on sidewalks i did not want them to buckle and heat the code requires us to do a little different situation there we are going to run continuous sub-slab underneath that concrete if it's the garage and you ask what is that going to do for me what that's going to do is magnify how much of the geothermal heat we collect from the earth's natural heat in a continuous method 52 degrees and we extend that life of that how long that soil stays warm with the insulation that pushes out around the edge of the unheated space the porch cap the garage you get into far far northern climates and you may be required to install a wing around that garage which also extends how big that footprint is frost-free the best example that i can give the simplest example on a unheated space is if you took four sheets three sheets of eps or extruded board went out onto a clay building site in october laid those out weighted them down so they don't blow before it uh gets cold you can go pill those sheets back in january february it would it would work like a concrete blanket same theory we're holding that natural geothermal the only difference is the blankets r value would be much less and it's a temporary situation so um science is is uh not new science it's a hundred years old um it is standard practice in northern european countries and it's standard practiced in a lot of canada and quite a bit of alaska so there's even some nicknames around they'll call it an alaska's lab or an arctic slab there's a reason for that they perform better less excavation and mitigate that frost through strategically placed insulation not excavation and depth of footer all right great a couple more questions for you what home does it look like on a home backfilled in landscaped okay so on a home that's back filled in landscapes you're still going to have your your code separation dirt to seal um you will have a flashing installed over the top of that and i'll get because we've got a second here we're good on time um if it's two by six construction oftentimes they will cantilever two inches of the two by six sheet straight down and then they can flash straight down over the foam if it's a two by four construction house like those prior slides like pesslers in colorado step flashing is installed over it jamie's done a really good job we also have the details for this by the way in a matte gray finish when you pull up curbside to a bessler homes in colorado or into one of the other builders that's going over there you cannot tell the difference you've got literally got to walk up to the house to say oh that's that's a flat patina flashing around that home not um not necessarily concrete so first things first it's going to look the same second part is about insulation with landscaping we do have a care and maintenance guide it's going to tell those guys and there is there is protective protective needs on that insulation below grade csg has those products available they are spec in our engineering and that will be dependent on local inspector if those are required our caring guides is going to literally say hey you shouldn't be planning within 12 inches of the house you really shouldn't be anyways anybody in the business will will let you know planning up next to the foundation is is not a great idea however those things happen so uh long story short if somebody happens to compromise one piece of that insulation for digging something through it there's no failure as far as the the science is concerned yeah care and maintenance on that and that slow that form has a slope design so as you get closer to the house obviously it gets closer to the surface but you've only got to move away from that home 12 inches and that insulation is getting pretty darn deep at that point so should not be a problem great just a few more questions and then we'll wrap up here um i will um kind of put these together um once you prep the interior pad once the dig is done the forms are placed then it who is it back then is it backfilled before the plumber and who places the anchor bolt okay so those are great questions um yeah the the setup should be forms placed staked in ground two by eights woven you know interwoven on the seams uh backfill is definitely then required before we're eliminating all those stakes and kickers we're going to let the dirt sitting up against the forum do the heavy lifting that backfill should be done with a light machine lightly dump on the form i tell people often the best way to do it is to run that machine perpendicular to the foundation if possible if not it's okay but like any form work we want to keep wills and tires away from it so yes it is placed before as far as the anchor bolts are concerned you've got a couple of choices different municipalities will require different things i was allowed to grab them out of the bag and wet set them a lot of municipalities you're required to hang those anchor bolts in place that was never something i was used to in idaho but you can run a sticker board off the top of the 2x8 drill your hole and hang your anchor bolts for inspection off from that that uh two by eight wheeler that's installed in mono slab so you will want to definitely deal with that a lot of guys anymore are probably as you guys know are drilling and epoxying anchor bolts if it's a big commercial slab or some of those things i like that idea i did that myself quite a bit because i wanted to be able to run that power street and power trout without anchor bolts so three different methods there it'll depend a little bit on your municipality um on how those are handled all right great one last question and then we'll wrap up here um do you strip topsoil first still yeah you know everything is going to come down to soils the the the world we're in versus 50 years ago um seems like 50 of the time geotech soils are involved so in my cost breakdown then my my cost analysis you'll always see the first category is push off um i see i see sites that are not pushed off it's still a horrible idea definitely push off get rid of that uh any thatch or vegetation in my world super thatchy a lot of forested lots the top eight inches of the law was literally pure garbage so in your particular situation definitely push off you want to get down to to some good dirt coloring a dirt necessarily won't matter the the compressive strength or the expansive um properties of that dirt but you definitely need to get the vegetation off as long as we're on that subject i get this question a lot of the time about um soils what kind of soils we need for a monolithic slab and that's going to vary because the width of the footer can be increased if the soils are are inferior to better soils the basic starting point is is 1500 pounds per square foot i see many many plans designed around that and then i know you'll get into municipalities and climates where i'll see 2 000 and often i'll see 3 000. so the right design for the the load on the soil is definitely going to be imperative but keep in mind with the with a monolithic pore you're actually spreading that load out much more evenly than a form and strip so the engineering is on your side you definitely shouldn't be upsizing if anything you'd be downsizing because the way that the turndown footer works so the the science and the
