hi this is Mhairi NASA with IMT Realty coming to you from Groton Connecticut we are a full-service property management company as well as a residential commercial sales and leasing we service south eastern Connecticut and into Washington County Rhode Island this week we wanted to provide you with a list of valid reasons that you can decline a rental application so first off the applications can be denied and that the first reason would be for inadequate or unverifiable income and each owner is going to come up with their own formula typically it's like 3 times the monthly rent is what their gross salary should be or what landlords are looking for and they need to provide proof of income and that could be in the form of pay stubs w-2s tax returns etc in addition to that we always call the employer we don't just accept pay stubs because believe it or not some of them can be forged they can be printed up anybody can get on QuickBooks and print out a paste of today so we definitely recommend also verbally verifying employment a second another reason that you can deny a rental application would be for poor credit so the owners need to have their you know standards applied across the board so you can't just arbitrarily state that you're not accepting one tenants credit score and then have it found that you accepted the same credit score from somebody else so if that credit score is 6:50 that has to be applied over you know over all the applicants a third reason would be for bad references or no rental history so we put on our applications that we are looking for at least one landlord reference if not two depending on how long they've lived in their residence and one or two other references that are non friends they could be an employer they could be past business associate etc another reason that you can deny application is for for prior evictions we usually tell our applicants that if they've been evicted in the last five years not to bother applying that's really a no starter for us a fifth reason that you can deny a rental application would be for unexplained gaps in rental history so if somebody's not telling you the full story of where they've been they were only giving you a rental information on where they've been for the last two years and then nothing prior and they're obviously been renting for for a long time then that could be a reason to not qualify their application another reason would be for pets this is a very sticky point but you know because now there's service service animal considerations that need to be taken into account but you can have a policy in place per landlord that whether or not they accept pets and what types of pets especially if they're a breed restrictions if somebody comes to you with a service animal I would definitely recommend that you refer to your state regulations individual state regulations on that another reason for denying the rental application could be criminal convictions and this I also want to preface by saying if this does not include arrest records it has to be for convicted convictions because anybody can be accused of a crime so you cannot go based on arrest records that doesn't prove guilt and then you also need to be careful that you're you know if it's yeah you have to be able to apply it to something that they've done a conviction that would impact your building so if they've been convicted of arson in the last five to ten years or you know selling drugs or a violent crime those are reasons to be able to not accept an application but if they've had a minor conviction that really has no impact on the well-being of a building you might want to reconsider and just check for the attorney first and then some states are you know or cities or have different regulations for what crimes can be used as a valid rejections definitely check with your individual states let's see another reason would be providing false information that's pretty easy if you go to verify information and they're not giving you the full story then you that's definitely a valid reason to you know not accept their application and then you can also not accept an application based on incomplete information on their rental application so if they didn't fill out all the required fields you can deny their application and the last reason would be that the tenant does not authorize you know a background check we do criminal credit and eviction background checks that they don't allow us to do that then we do not have to accept their application once you deny an application you should send a rejection letter and stating specifically what the reasons are and you should do that across the board you cannot discriminate based on source of income so I just want to make sure that all the landlords out there do understand that and whatever guidelines you put in place as far as your criteria they have to be applied to everyone not just a select few otherwise that
