part of the portland area but in this video we are going to focus on portland we're going to start with the core downtown area with address number of zero the willamette river runs north and south through portland and it is the divider between east and west burnside street runs east and west and it is the divider between north and south all addresses whether east west north or south start at zero at burnside and the willamette river so any area west of the willamette river and north of burnside would be northwest portland and anything west of the willamette river and south of burnside would be southwest portland and the true is same for northeast and southeast numbered streets run north and south such as fifth avenue sixth first these all run north and south the named streets run east and west and just a bit of trivia northwest portland all the streets are alphabetical ankeny burnside cooch davis everett flanders gleason and so on when you get into the western suburbs these rules get a little fuzzy because burnside doesn't really run for a great distance west of downtown portland and a couple other streets divide north from south but but we're starting in the core area where this is a solid rule the west side tends to be more expensive more consistently desirable in other words fewer sketchy neighborhoods mixed in with the desirable neighborhoods the west side tends to be consistently more desirable the west side streets tend to be not as rectilinear as east side more meandering and more topography more hills and valleys and for this reason the streets typically are not directly north north south east and west the east side of portland is really the original sprawl of portland the sprawl was totally rectilinear if you look at the streets or in a north-south east-west grid and this goes for hundreds of blocks the east side tends to be really hot and cold spotty desirable sketchy one of the things that i strive for on this video is honesty and the east side has some awesome neighborhoods but it also has some really sketchy neighborhoods and the east side is much less consistent than the west side but there are some very exclusive nice neighborhoods on the east side the close and east side close to the willamette river tends to be really trendy with walkable neighborhoods these are typically younger millennial neighborhoods who really desire the walkable walkable local cuisine brew pubs and this is a very desirable lifestyle for many people but it's not for everyone these homes in these areas typically have very small yards you typically these are older homes and generally they have a one car driveway and one car garage and street parking is very crowded and it's not reserved if you are late coming home from work and you're driving a car you may have to walk blocks to get to your house but there's really good mass transit in the area and it's totally flat and bicycling is an awesome means of transportation in this area not everyone is going to be comfortable living in this area this is lifestyle specific and there are many five-story apartment complexes that encompass an entire block some of these condos and some of these for rent and there is no parking provided for the building it is all on street parking and so parking can be a real issue is an area where a lot of people live that have no vehicle but this is true inner city living okay as you move further away from the river there are some scattered very prominent upscale neighborhoods laurelhurst the alameda ridge mount tabor rocky butte and there are others but these are the predominant ones and in between these neighborhoods are some pretty sketchy neighborhoods but there are some very nice micro communities on the east side of portland and if you want to live 10 minutes from downtown and you want a true inner city living lifestyle then this may be for you i am happy to show you the best areas to live in on the east side the communities along interstate 5 along interstate 84 and interstate 205 tend to have a lot of homeless encampments along the freeway and these are all within the city of portland the city of portland does not seem to know what to do about this and most people would not have a problem with people being homeless and camping but the garbage that accumulates and is spread along the freeway can just be mind-boggling i don't know if it's a matter that the suburbs have a better handle on this or it's less desirable to be homeless in the suburbs but the suburbs just don't seem to have this issue that the city of portland has and anybody living close to one of these freeways will be subject to a higher than average property crime rate car break-ins thefts from your yard and even people living in taking over homes that are vacant so this is the east side of portland now again there are some very nice areas of east portland but as a rule it is more sketchy and offers a lower cost of living okay let's look at the west side of portland the west side of the willamette river northwest portland southwest portland when you're close to the river for 15 blocks or so offers high-rise condo living this is the ultimate in walkability and true city living there are people that live here that walk to work in downtown portland that ride a bike to work in downtown portland that take mass transit to work in downtown portland but most of these condo buildings do have garages and you generally get one space to park a car a second space is possible to rent but may be cost prohibitive so living in this area two cars will be problematic but the mass transit here the trolleys the the bus system the availability of even public bikes left on the street for you just to just use if you're just going 10 12 blocks you can just grab one of these bikes and and write it to where you want to go and then park it and get off as you move a little further away from the river we start getting into the west hills willamette heights king heights forest park skyline these are all older homes turn of the century homes and typically on very steep lots with awesome views of downtown portland but these are typically a million dollars on up some of these homes are on stilts and have no basement southwest portland starting with washington park offers very similar homes as in northwest portland but then we become much less exclusive goose hollow markham hill homestead corbett these are nice homes but not typically million dollar homes and some of these areas in the very steep portions of southwest are do have homes that are on stilts as well now as we move further west away from the downtown core we're going to come to raleigh hills multnomah which is a little bit of a unique community with a small old downtown feel area of walkable shops like you would find on the east side of portland on a much smaller scale and this area is much less expensive you can find homes in this area for around half a million as we move further west we're moving into the bedroom communities of portland these are typically older homes mid-century with large lots if we move north a little bit we're going to find king heights sylvan heights barnes heights and bonnie slope these areas are still on the hill but they're on the west side of the hill and not facing downtown portland if we move further east on the east side there are some very desirable neighborhoods irvington parts of gresham parts are a little sketchy in gresham but parts are very nice troutdale but these are all in multnomah county which is the county that that portland resides in and many people really want to avoid multnomah county portland so if we move south a bit we get into clackamas county but as this is still considered the east side of portland we're going to find happy valley oregon city west lynn lake oswego these are all very desirable communities with open space in between the west side suburbs beaverton hillsborough tiger tualatin wilsonville sherwood are all very desirable communities and quite consistently nice and lacking sketchy neighborhoods but really no matter what you're looking for i recommend that you locate on the side of town that your job is located if you're still working you could easily spend an hour each direction crossing town which means at least two hours a day out of your life and that adds no value to your life so if you have a job on the east side of portland then i would recommend we find you a community on the east side that is to your liking if you're retired we have just a tremendous amount of options available based on your lifestyle rather than your job and if you're retired you may want to look at southwest washington vancouver as well as they have no state income tax in
