envelopes i used to use those for the ones that i actually signed but i found that these can outlast a lot of wear and tear so whether it's raining whether it's snowing if you know i'm pulling it in and out it's not going to rip and tear so i definitely love these clear legal envelopes so me personally um just to keep myself organized like i said if i have multiple signings in one day there is um i put a little there's like a little pocket i don't know if you can see there's a little pocket on the back that i actually put my notes so at the top i'm going to write today's date and i'm only doing this um just to show you guys if i have one signing i usually don't do all this so i put today's date whatever time the signing is i'm going to also add the borrower's name [Music] and then i'm also going to add the address of where the signing is going to take place and what this does is sometimes you know if you don't have time to put everything in notary gadgets so it automatically sinks to your calendar sometimes it's you know it's easier just to pull out this envelope and say okay this is where my next signing is good um so i have the address and then i also add the borrower's phone number and then i also indicate whether there are going to be scan backs for this actual closing and so this one um i think this is this is a bank of america closing so they usually require fax backs so just send me a little reminder and so after i'm finished writing everything in i'm simply just going to stick it into this little pocket and so that's also why i love that as clear as i can literally just pull it out see what i need to see and go about my business so this is the envelope that we're going to be using to actually put these documents in now it is time to prep these documents and so um i just want to say that the importance of prepping documents is not only to save you time and to be more efficient but the thing is me percy with corona going on i don't want to be in people's houses um unnecessarily long i'm not saying to rush through the signing i'm not saying you know it's a race but if there's things that i can do on the front end to make my schedule more efficient then i'm definitely going to do that and then the other thing that i would definitely say is of course you know you do receive late documents sometimes but like for this monday i received five out of six of the documents ahead of time and what that does for you is you're going to spend less time in the actual signing and have more time to drive to your different destinations and not feel like you're rushing as much so whenever i am um preparing for any of my signings what i do is so i always have i just have some paper clips here i have some little stickies and then of course i have usually a blue pen because that's usually what um they require for the actual signing so my objective is not to put stickies on every single signature line this is something that you want to get used to over time in order to be an efficient signing agent you just want to get used to looking for these signature lines as i always say it's about 10 to 11 documents that are the exact same meaning that the signature lines are usually in the same place things that i look for when i'm prepping are there are they requiring initials on like the mortgage or the note those are sometimes um it just depends on the lender i believe it is other thing i'm looking for is you know five honestly five or more consecutive pages where there's no signatures whatever so when i'm at the signing as opposed to constantly um you know flipping through every single page if i already have a paper clip on that section i know that no signature is going to be required so with that being said we're going to prep as i go here so of course i always put the fedex label on top sometimes it's on this top sometimes it's not so here we go so this is that was about i don't know seven pages of where this borrower excuse me is not gonna have to sign so i go ahead and pay-per-click that and put it over here um how i have seen that these documents are set up the first i don't know i want to say the first like fifth no that's pushing it but maybe the first like 25 pages or so are usually documents specifically from the title company so it's filled with like a lot of affidavits and whatever additional information that they're going to need good so that is a lot of affidavits the next document that i'm looking at is the closing disclosure again if you're new you're not going to know what that is but that document has literally all the important numbers that the borrower is going to want to see there's also a special document that i usually put on top of the entire package when i do return it so i have my closing disclosure right here i'm going to go ahead and paper clip it and then so you see my fedex label i'm just going to stick the closer disclosure right there so for this one it's actually a little bit easier because the altar statement um was right after the closing disclosure that just shows all the fees and charges that went into the actual refinance closing whatever you're doing at that time so that's another one that i do put at the front so i have my cd and my alter statement another thing that i forgot to mention that i do always have handy um is my stamp because what i will do is i will stamp as i go just to save me time in the long run some people do some people don't it's totally up to you so this is another affirmative and so here okay we have effects cover sheet and just um just a tip so every usually every single pack is going to come with like closing and closing instructions i should say that are specifically for that lender so let me make sure yeah so yeah i don't show you guys anything so as you can see this is bank of america so this is like i would say maybe 20 pages of just nothing that actually needs to be signed so i actually take one of these clips right here go ahead and clip it on and then just add it to my pack so still going through after david after david good um another common one is the note like i was saying the note is one that sometimes will require initials at the bottom i'm not going to pay-per-click because it's only three pages but if it did have initials at the bottom would i because i don't want to show any information what i usually do so say if this is all words i'll put like a little thing right there just so that i know another common one that you're going to see is the mortgage um don't forget the mortgage is something that you are going to need to go ahead and notarize it can range anywhere from i have seen eight pages to um like 23 pages so that is another long one that i usually go ahead and add a little paper clip to and then since we do know that it's long so i will go ahead i will paper clip it as such and um the borrower is only going to need to sign it's usually on one notes usually it's always on the very last page and then you'll have to it's you on the last page of like the actual mortgage and then you'll have to notarize usually the last page sometimes the signature lines will be on the page that you have to notarize as well you just want to make sure that you look out for all that i'm gonna information the fedex label on top so i actually show information good so still going so this is a writer um it's just a three pager so i'm not going to paperclip that this is another writer another common one is the uniform residential loan application it's going to come in different shapes and sizes every single one looks different i i like the one where it's like when legal and everything is like all i don't know i and the font is smaller it's just not as many but lately i've been getting these ones where like they're really really long so like this one is 18 and just so you guys know the uniform residential loan application is simply the um application that they filled out when they first applied for the loan by signing it they're just affirming that all that information was true um okay so i'm going to go through this application to see exactly where they need to sign because by doing this now this saves time when i actually get there and with this document you want to you want to be careful because there's a lot of sections with blanks on it that the lender or the loan officer is supposed to fill out so make sure that you are reading everything guys 16 17 okay so for this one it's actually very understanding it is on the very last page so i went ahead and put a little sticky on the last page same thing i did with the actual mortgage and since it is 18 pages i'm also going to paperclip this as well because the first 17 pages i don't really need to i don't need anything so i'm still going going viral certificate and authorization and then just a little another nugget so as i said there's like 10 to 11 documents that you are commonly going to see every now and then you are going to see a new document something that you have not seen before with those documents i usually take a couple extra seconds to kind of read over it i may google it online sometimes i may even call the actual lender or title company to receive some sort of explanation and so for those you know sometimes they won't answer if i still don't understand i'll also put a little sticky or i may write a little note just so that i can um figure out prior to deciding exactly what what the document is we have our 4506c common error is people forget to i don't know how to hold on i'm gonna put a little sticky on it so another common error of the 4506t is that people forget to check this box right here that is very important do not forget to have them check the box um [Music] another common one is the w9 it's usually six pages well we've all seen the w9 before because we had to actually fill it out since it is usually six pages i will go ahead and paper clip those as well because there's only going to be a signature required on that very first page i don't think this one has one so another simple fun one i'll show you guys from a distance so i don't show too much of the information is the amortization schedule it just shows all the um numbers in regards to principal and interest over the entire term of the loan so i'm going to paperclip that as well still going good this is a long one so this is another one for hazard and flood insurance requirements um this one is actually eight pages long they are going to sign the very last page so since it's eight pages long i take one of my little stickies put it on here and put that together so we have another one for hazard condition u.s consumer good so the last i think this is like the last seven pages don't require signatures so we are going to take another paper clip and put everything on now i'm just going to go ahead and clean everything up boom and that took i don't know that took less than 10 minutes so as you guys can see um i only have what three stickies here i will say my very first couple signings i probably used at least 25 plus i use a sticky for every signature line what you will find out very quickly is that that is not very time efficient because not only do you have to take the time to put the stickies on but you also have to take the time to take the stickies off and if you have four signings in a day all of them have a million and one stickies and some of them may need and then some of them you may even need scan backs um you can't scan with the little things one and more importantly you're not supposed to send the documents back with all the little stickies on so i would just go ahead and get used to kind of um recognizing where
