As other real estate agents have posted, it comes down to whether you had a formal buyer’s agent agreement with that agent. If you did, it isn’t a matter of etiquette. You have a contract. Unless there is a clause added to the contract that exempted certain properties, you agreed that any house purchased during the term of that contract was covered by the contract, regardless of whether that agent actually found the property for you.If you didn’t have a buyer’s agency agreement with that agent, then sure… go ahead and tell them. It will help them understand the importance of getting one signed with future buyers.If you have a buyer’s agency agreement in place, no matter how nicely you inform the agent of your private sale, you are informing them of a bsignNow of contract. You owe them commission. So, it’s probably best to avoid telling them at all.If you had informed your agent up front, that you are potentially negotiating a private sale, but the seller isn’t willing to pay any commission, your position could be quite different. What is it like to burn out as a student at MIT?
This happened to me.My first semester at MIT was awesome - I was very motivated and got all A's, despite everything being pass/no record. I even got an A+ in differential equations. My second semester went pretty well, too, but I struggled very much in organic chemistry and ended up with a B. This was my first B ever, and though I was disappointed, I shook it off and tried to stay positive. I declared math as my major. I'm not even sure why I took organic chemistry, since I was interested in math. My parents were pressuring me to be a premed and become a doctor (like them) so I guess I was trying to appease them. But at the same time, I was desperately running away from them and their emotional abuse. I was very conflicted and had no idea what I wanted to do with my life. I had always excelled in math and so I chose to pursue that. I didn't know it at the time, but my very sense of self-worth was based on the fact that I was good at math.My third semester, I took 18.700 (Linear Algebra). I had never done higher-level math based on proofs before, and I ended up with a D. I didn't do that well in my other classes, either. I started skipping classes more and more, sleeping more and more. It seemed like all my friends were doing so well, getting all these internships and opportunities over the summers, while my parents made me fly home and stay with them every summer. The next semester I got 2 F's and was put on academic warning by CAP. My fifth semester, I realized that I was awful at higher-level math and so I switched my major to computer science. I had lost all confidence in myself. I attended a few classes at the beginning of the semester, but after the first midterms, I completely stopped. I stopped doing psets. My only relief was the dance team I was on. I would sleep all day, muster up the courage to get out of bed and go to dance practice, pretend everything was okay at dinner with my friends, and then go back to sleep. As expected, I failed all of my classes and had to withdraw from MIT.The worst part is, I did all of this to myself, and extended it unecessarily long. I lied to everyone - myself, my friends, even my parents. They had no idea I was struggling. They thought I was getting all A's, like I always did. I remember one time, my younger cousin came over and asked me how I dealt with not getting A's (she had just entered college), and I straight up lied. I told her I didn't know, because that had never happened to me. Why didn't I tell anyone? I don't know. I was ashamed. I didn't want my friends to think I was stupid. I didn't want to let my parents down, because I loved them. I also feared them. Hated them. Sinced I was forced to withdraw, I had no choice but to tell my parents. Over winter break, I told them I didn't want to go back. My dad asked to see my grades, for the first time ever. I shakingly emailed him my transcript, then went to my room and hid behind my bed, prepared for the worst. Instead of yelling or hitting me, though, he just held me and cried. The next day, he took off from work and took me and my mom to a nearby, small liberal arts college (my older brother went there). We went to the admissions office and they literally *begged* them to help me. I felt completely numb.Somehow, I was conditionally accepted, and I just had to do well my first semester. I took very basic classes on things I had mastered in high school. But I was burnt out, and I had lost all confidence in myself. Before my first biology test, I remember telling my mom I didn't think I could pass. I did pass, with flying colors. But I also fucked up. In my writing class, I could not complete a project on time, and I stopped showing up to class again. I finally talked to the professor, and he gave me an incomplete. The admissions office was not happy, and they told me this was my final chance. If I didn't shape up the next semester, they were kicking me out. They only let me take 5 credit hours.I was angry at myself, and at them, but the low credit limit was actually a blessing in disguise. Since I had so much free time, I decided to join a biology lab with my professor from the first semester. And I LOVED it. I started doing research ~35 hours a week, and I realized - this is what I want to do! I want to be a scientist! I finally had a goal, and internal motivation, and I decided I would do my absolute best to make it come true. I kept working, day by day, on both school and research. It was hard, and it was humbling. My parents and I had a lot of emotions and anger to deal with. Through sheer determination, I made it. This past May, I graduated with highest honors, and now I am fortunate enough to have started my PhD in neurobiology.Though it ended up taking me 5 years to graduate from college, I can say now that failing out of MIT was one of the best things that ever happened to me. I realized that a person is NOT their grades. I realized how much my parents love me (and I never could have recovered without their support), and I think we finally understand each other. I finally discovered my passion in life, and now I get to put together my intense curiosity for biology with my love for math!If you read this far, thank you. I know I am incredibly fortunate, and that this story could have ended tragically. I never wrote my story out in this detail before, and it was surprisingly healing. I never kept in touch with any of my friends after I left MIT, but maybe they will see this and understand. I'm sorry.

The most dominant characteristic they have in common is that they leave the people they interact with, whether that be family members, friends, work-colleagues, sometimes even complete strangers, romantic partners or acquaintances constantly doubting themselves. They are energy vampires who suck all positivity out of you, transform it into negative energy and return it to you.2. They often tend to be the loudest people in the environment you are in.3. Are often passive aggressive in everything they do.4. Can’t take no for an answer and they lack the ability to admit they are wrong.5. High ego and easily getting offended.6. They manipulate people in order to make them behave the way they want and in order to get whatever they want from others. Most toxic people do this by playing the victim so they get the approval and support of others. Also they take advantage of the ‘Halo-Effect’ and of the ‘Horn-effect’ either to manipulate people in a negative way or either to escape a crime they committed and blame it on someone else (more about this here: Halo effect - Wikipedia & Horn effect - Wikipedia source: wikipedia). All of us initially associate good looks with good personality and good genes but this is such a flawed and naive instinct and belief.7. Because they are so insecure and have a low self-worth, they feel the need to put others down so they can feel better about themselves and be seen as better by others. Many toxic people will go an extremely long way to signNow this. An example of this would be if someone constantly belittles you and tries everything in their power to make you look bad.8. They don’t care about values.9. They are unwilling to take responsibility for their own actions.10. They are too egoistic and never consider other peoples feelings.11. Somehow they manage to find something negative in everything (similar to point 1).12. They cause nothing but pain and chaos.13. Toxic people are often not aware of their toxicity and the pain they cause.14. Some are aware but unwilling to change because they think they are always right and never wrong.15. Low self-esteem.16. Constantly blaming others for their misery and never looking at themselves.17. Play the victim all damn time.18. Vanish in time of need on purpose and come back to pity in a way of laughing at you for your seemingly miserable situation.19. They are too judgemental. Toxic people often criticise and judge every person they come across by always pointing out their flaws and they give the impression that nobody is good enough for them because they have a negative attitude towards new people and an inflated sense of self-worth. They see themselves as far superior to others and everything revolves around what they like and don’t like.

Who is your favorite caliph? Why?
I’m going to give a rather unorthodox answer. I’ll have to bypass the more obvious near-legendary figures of the Abbasid Caliphate and Moorish Spain eras and look to a different yet equally as grand polity. The Ottoman Empire was a quite huge empire that utterly dominated Anatolia, the Middle East, Egypt, North Africa, and the Balkans for centuries. I would say its best attribute that made it be able to compete with the legacies of the Arab and Persian dominated caliphates of previous eras was its sustainability. While, yes, the early Arab caliphates were light years ahead of the rest of the world in size, speed of conquest, and periods of prosperity, it was not lasting and, in the grand scheme of things, fizzled out fairly quickly. However, the Ottomans were not only long lasting but, for a time, able to change with the times and remain both powerful and relevant for centuries. For many centuries, in fact, they were the panic of the day for Catholic Europe.Fatih Sultan Mehmet, a portrait from 1480Therefore, my choice for perhaps not my favorite Caliph but certainly a notable one is Mehmet the Conqueror, also called Mehmet II. Now I know what some of you may be thinking. He wasn’t a Caliph. Not by title, no. But in some decades, his empire would bestow on itself the mantle of khilafah and, arguably, without the accomplishments of Mehmet the Conqueror, this would not have been possible, at least not that quickly.Mehmet II’s most famous accomplishment is most certainly the conquest of Constantinople and, with it, the termination of the Byzantine Empire, the last Christian heir to the Roman Empire. He did this at the mere age of 21, in fact. Something some non-Muslims, perhaps even some Muslims, do not know of is that it is actually Islamic tradition that the Prophet Muhammad himself promised that his people would one day capture the magnificent capital of Constantinople. It took an odd seven hundred or so years but it was accomplished under the Padishah.The Entry of Sultan Mehmet into ConstantinopleSome other notable accomplishments from his rule were the vast campaigns in the Balkans, the Black Sea, and Anatolia. From the conquest of Bosnia and Greece to the subjugation of Vlad III Dracula in Wallachia, much of what we think of as core Ottoman territory came under their jurisdiction, directly or indirectly, under Mehmet II.In truth, I consider Suleiman the Lawmaker (in the West, we call him Suleiman the Magnificent) a more fascinating and interesting character and I take much interest in other Ottoman sultans who also took the names of rulers in cultures they had conquered such as Caesar of Rome (Kayser-i Rum), Holy Roman Emperor, Shahanshah, Padishah, Caliph, etc. But as far as classic ‘glorious conquest’ as well as undeniably raising the prestige and power of Islam in the world, few Ottoman rulers made as much of an impact as Fatih Sultan Mehmet. In all ways other than officially, I’ll always see him as a legitimate Caliph of Islam and Defender of the Faith.

How would you have maximized your chances of survival, if you had been a German soldier in Stalingrad in late 1942?
Jay Bazzinotti already wrote an exhaustive answer, so I’ll just keep it short and simple. Knowing what I know now, this is what a German soldier should do in late 1942 to maximize his chance of survival:Before November 23, 1942: Stay out of the trap. The Soviet counter-offensive started on November 19 and their two pincers met on November 23. Many German soldiers near the perimeter of the trap fought desperately to run to the east, toward Stalingrad where the bunk of German 6th Army was because they thought more Germans meant safer. That was a terrible mistake. The right thing to do was to run to the west, out of the trap. With some luck, you’d be able to signNow the 6th Army’s supply depots west of the Don and be quite comfortable there.After November 23, inside the Stalingrad kessel:Self-inflicted wound: when the Soviet trap had just been sprung, German morale was still high as they firmly believed that the encirclement was temporary. Therefore if you shot yourself in the foot or hand, nobody would suspect that the wound was self-inflicted. Also, you have to remember to fire through a loaf of bread to prevent close-range gun powder burn. Near the end of the siege only those with the “million dollar wound”, i.e. so severe that could not be cured inside the kessel but not completely hopeless, were evacuated, and the German field police (Felgendamarie) were actively looking for malingerers, many suspects were shot out of hand. And even those with the “million dollar wound” were often elbowed aside at the airport. Hence you would have to do this from very early on.Fake family griefs: If you received a letter from home on the first few days of encirclement, you should throw it away and forge another one saying that one or more of your family members just died, or were being terminally ill, and request permission to go on leave. Of course also you should do this from early on, preferably in November. Bribe your way out if necessary, if you have any wrist watches or wedding rings, now is the time to use them. Later than November and these griefs would no longer be valid excuses. If your leave expired before the siege was over, feign illness, run away - do anything at all to avoid being sent back to that hell-on-earth city.Surrender: If you were left behind instead of being evacuated, try to surrender. But you have to be very careful not to be caught by the Felgendarmerie field police. Of course there was still a pretty good chance that you’d be shot by the Soviets, but fighting on did nothing to increase your chance of survival.Stay close to Soviet guards while on the march to train station/PoW camp: Red Army soldiers like to take pot shots for fun at columns of German prisoners, just as German soldiers had fired at columns of Red Army prisoners in 1941. Angry Russian mobs also attacked German PoWs. By staying close to the guards, you’re less likely to be a target.Keep your full uniform: it isn’t only about keeping yourself warm. The Soviet NKVD secret police were really obsessed with finding and punishing Soviet PoWs who worked for the Germans (aka Hiwis). Anyone who was not in full German uniform risked being considered a Hiwis and shot on the spot.Be prepared to do anything for food inside a Soviet PoW camp: In Enemy at the gates, William Craig speaks of how a group of Italian PoWs retrieved excrement from huge latrine ditches and with bare hands picked out undigested corn and millet, which they washed and ate. German PoWs swiftly improved the process. Setting up an assembly line of sieve-like tin cups, they strained the feces through them and trapped so much grain that they started a black market in it. An Italian doctor came up with a more sanitary scheme to get extra food: when his roommates died, he propped the bodies upright in their chairs to make them look like they were asleep. As a result, Soviet guards always gave his room more rations than the actual number of PoWs alive. The frigid temperature kept the corpses from decomposing and the doctor could even institute a form of “lend-lease” with the frozen corpses, carrying them to rooms where increased rations were most needed. Many other actually resorted to cannibalism.Finally and probably the most important of all: have the will to survive: Many couldn’t stand the privations and hardship, they simply gave up to end their suffering. It’s actually pretty easy, in that cold winter of 1942, many starved PoWs collapsed on the march and were shot where they lay by Soviet guards. Others went to sleep at night and never woke up. Those who were determined to live did all sort of things to avoid such fates. Some stood together with a blanket or piece of cloth over their head to retain some warmth from their breath. They slept while standing, just like horses. Other lay down and slept but one would be designated to stay awake ready to wake the others after half an hour. Then they all would move briskly to reactivate their circulation. They were the ones who had the greatest chance of surviving their ordeal to live to see their homeland and family again.(Addendum: Another tip as pointed out by Bernard Mendoza in a comment below: Stuff your uniform with newspapers - if you could beg, borrow or steal some. And by the way, get rid of Soviet civilians clothing like girls’ shawls, shirts, underwear, etc. before entering captivity. They could protect you from the cold but that means you had taken them from Soviet civilians thereby condemning them to death, so if Soviet troops saw you wearing Soviet clothes, they would be pretty pissed off and they’d shoot.If you were a specialist with rare skills, you’d be more likely to be flown out of Stalingrad. Being a medical doctor, speaking Russian or better yet - being a Russian-speaking doctor would get you better treatment in a PoW camp. But it’s not like you can learn a language or master a profession in days or weeks, so I don’t think this knowledge is very helpful in maximizing your chance of survival.)

Choosing life.At the age of 9 I was raped by a family member who lived in our garage.My life before this was amazing, my parents were too young to be parents but they made the most of it. I had many Chuck E Cheese trips with them and we all bonded as a family should. I loved my mom and dad and when my sister was born it was a day full of joy and happiness. I never thought that having a sister would hurt me so much.As a child of immigrant parents who were assimilating to US society, I couldn’t accompany my parents to the meeting with their lawyers. Instead, I would stay home with my sister and this family member who would babysit us for a few hours while my parents got back.One summer day in June of 2007 my parents received a call from their lawyer and she required their immediate presence at her office in San Francisco (60 miles from where I used to live). My parents prepared all their documents in a matter of seconds, said they would be back soon and to behave.My sister and I were in the living room watching TV but once they left I thought it was a great idea to bring in my puppy. My parents weren’t home and this ‘family member’ never snitched on me. I got up and as I was walking toward the kitchen door that lead to the backyard he picked me up and put me against the wall with his body against mine.I didn’t know what was going on but I was definitely scared, he had never done that before. He carried me to his room in the garage and closed his glass slide door. He turned on the TV, threw me on his bed and laid on top of me. I screamed and yelled out for help and scratched his face, truly dug in my nails as deep as i could in order for him to feel pain and leave me alone but nothing worked. He laughed at me as i was crying and kicking until I saw my little sister going out to the backyard to play with our puppy.He saw that I had been distracted, he turned his head around to see my sister and then back at me. The look on his face was so evil, so scary, a face that would haunt my dreams for several years to come. He said with a smile “If you are not quiet your sister will be next.”I decided that I would protect her with all I had and no matter what the cost was. She was only 3 years old and I would not let him get his nasty hands on her. I began to weep in silence and still tried to fight back but it was useless. I remember every detail of what he did to me, all the pain he caused and all the pleasure I saw in his eyes.Suddenly I heard the front door open and I hear my parents’ voices calling for my sister and I. She went running to my parents and I was so happy that she was gone, her vision would never be of seeing me in so much suffering. She was safe but I was still in bed with the monster who attacked me. The couple of seconds it took for my parents to come outside and look for me felt like an eternity.My mom saw me lying on his bed, he finally got off of me! She opened the door, pulled up my jeans and undies and took me inside the house into her room. She asked me several questions and I couldn’t answer any of them. She left me alone in her room and went back outside to manage the situation with my dad.I was terrified and thought that he would run into my mom’s room and take me for good this time and I would never be able to escape from him. My imagination went wild alone in that room, which just hurt me more.I was only 9 and didn’t know what was going to happen next but I never saw him after that. My parents were young and didn’t know what to do in this situation. How could they call the police to let them know what had happened, keeping in mind that they were both illegally in this country? How could any of this favor their case in a courtroom? What kind of parents leave their two little girls with a full grown man?What they did do was kick him out of the house and warn him to never come back.A few months after this I got my first menstrual cycle, my body was changing and so was my mentality. In 5th grade I learned about puberty in boys and girls, then came middle school and more was taught there. There is where I finally knew exactly what had happened to me. My parents never talked about it and my father had become distant with me (became physically aggressive with me and constantly beat me) so I had no one to talk to. My parents told me not to tell anyone about what had happened because not even I knew.As I learned more and more and started to read articles on women who were raped and little girls who had their childhood snatched from them at such a young age because they were not only raped but also became pregnant because of it. I was shocked and realized that I could have had a baby as well, it had only been 2 months from my assault to when I got my first period. What if he had done it two months later? I would be pregnant at 9 years of age with a child that was product of rape!Throughout all of Middle school I was an angry girl who got into fights and never did my homework. In 7th grade my parents announced to me and my sister that we were going to have a baby. I was happy for the first time in so long until we went to an ultrasound appointment and the doctor found no heartbeat — I couldn’t protect that baby. At the age of 12 I was completely devastated and became depressed. I was suicidal but began talking to the school counselor, I just wanted someone to hear me out.She heard my story but most importantly, she listened. She called a meeting with my parents and me. My parents were not happy that I had such ‘stupid’ thoughts and the usual ‘don’t you know I love you?’ question would always come up. They couldn’t understand me but now I knew what I could do for myself — be happy. Yes, life had treated me unfairly but I remembered all those girls in the articles and how they grew up to be empowered women and I knew that someday I would take this tragic event in my life and empower other girls and women in the same situation.I decided to stay alive and not cut my life away (as I had tried many times before). My mother was pregnant again and out came a beautiful little girl, she truly saved me. She will forever be my angel because she came into my life in the darkest of times and gave me happiness.Choose to stay alive and live your life, make a change in this world, we need you.
