business associate etc another reason that you can deny application is for for prior evictions we usually tell our applicants that if they've been evicted in the last five years not to bother applying that's really a no starter for us a fifth reason that you can deny a rental application would be for unexplained gaps in rental history so if somebody's not telling you the full story of where they've been they were only giving you a rental information on where they've been for the last two years and then nothing prior and they're obviously been renting for for a long time then that could be a reason to not qualify their application another reason would be for pets this is a very sticky point but you know because now there's service service animal considerations that need to be taken into account but you can have a policy in place per landlord that whether or not they accept pets and what types of pets especially if they're a breed restrictions if somebody comes to you with a service animal I would definitely recommend that you refer to your state regulations individual state regulations on that another reason for denying the rental application could be criminal convictions and this I also want to preface by saying if this does not include arrest records it has to be for convicted convictions because anybody can be accused of a crime so you cannot go based on arrest records you go to verify information and they're not giving you the full story then you that's definitely a valid reason to you know not accept their application and then you can also not accept an application based on incomplete information on their rental application so if they didn't fill out all the required fields you can deny their application and the last reason would be that the tenant does not authorize you know a background check we do criminal credit and eviction background checks that they don't allow us to do that then we do not have to accept their application once you deny an application you should send a rejection letter and stating specifically what the reasons are and you should do that across the board you cannot discriminate based on source of income so I just want to make sure that all the landlords out there do understand that and whatever guidelines you put in place as far as your criteria they have to be applied to everyone not just a select few otherwise that
