or whatever the case may be so you're thinking that hey we're gonna buy a piece of land we're gonna just put that in our pocket as our hope that someday we'll be able to move to montana and just forget about it and i gotta tell you that's a bad idea you gotta watch this video i'm gonna save you 100 200 300 400 000 a lot of time wasted a lot of energy a lot of headache by watching this video because that is just not a good idea you've got to do a lot more research on building in montana what it costs whether you can put in a well whether you can put in a septic are you even allowed to do that how much it costs are there any easements to the property what the rights are to the property what's going on in that area et cetera et cetera if you're not willing to start building right away just forget about it do not buy a property in montana because guess what you're going to be buying it from somebody else that did the same thing 10 years ago and they haven't built on it because when they went to go build on it they realized oh this is way more expensive than i thought it was going to be or i can't put a well or the well is very very expensive to install so now forget it it's 50 000 for well i'm not going to do i'm not going to build there anymore i'll just sell it to somebody and so i would say that land in montana is very similar to swamp land in florida in the sense that you know sometimes you can build on that swamp land in florida if you build on stilts and things like that a lot of the land in montana is exactly the same way so don't fall into the trap of buying land in montana just to keep some hope alive that you're ever going to move to montana if you're planning to move to montana then you need to go ahead and buy either a house a condo a townhouse something that can produce some income for you on maybe renting it out either annually airbnb we can handle the rentals for you if you want to do something along that line but if you want to buy a piece of land you got to think about this number one you need to look at the location that it's in i just had a gentleman come in looking at property and i sent them out to some properties to look at and drive by because really there's a lot of days of driving by properties that you just can't do and you know to be frank sitting with me in a car for a couple days might get a little bit boring but anyway so you got to drive out look at these properties so we sat down and the cold spoke and he said to me he said mike you know i said i i realized why you said that maybe we should look at bigger parcels because some of these properties you sent me to mike are really they're uh you know they're sort of hit and miss the areas that are no covenants uh you'll see like a container house and then you know a house that's unfinished and then you know all different styles of houses and cars everywhere and that kind of thing that's a deal with no covenants you're going to be looking at an area that there really isn't the consistency you're used to in the neighborhood you came from it's not like a subdivision there's no hoas it's no covenants for a reason it's basically a piece of land you can do what you want with it you know within reason of course but generally speaking so you know the thing is that initially they were looking for something with no covenants sort of off-grid style property but the reality is those properties aren't always what you're really looking for unless it's a bigger parcel and the reason why i told this gentleman to look at bigger parcels is because when you're 50 60 70 acres away from somebody with no covenants it really doesn't matter you know what i mean unless it's like a level plane if it's foothills and things like that between you and the neighbor it really doesn't matter what they're doing over there uh what their property looks like what they built there etc so you want to look at the covenants very carefully i recommend and like i told the gentleman is the reason i'd recommend larger parcels is because if you go larger parcels with no covenants you know they're 50 60 70 acres away why does it matter you know what i mean but when you're on these one or two acre plots and there's no covenants that could be a big problem that could be a big problem for you you're right there next to somebody that's doing whatever they want to do and like i said i have nothing against that i think that it's it's great that there's a lot of freedom here in montana montana is a very freedom loving place do what you want to do let people other people do what they want to do and don't try to change it don't try to change them don't try to change montana if you come to montana the mantra is come to montana but leave it montana leave it the way that it is right now we want to keep it that way we don't want it to be like the place you came from right so anyway back to the land you also want to find out do you have the well rights to put in a well what are the neighboring people uh having in regards to the depths of their well how how deep did they have to go how many gallons per minute are they getting out of the wells how much does that cost in that general location because it might cost you a lot more to build a well in bozeman than it does over in great falls or helena or butte or something like that the vendors are a lot more expensive in bozeman here so the land you got to check into the well rights uh do you can you have a well how deep is it going to go are you going to have to use a cistern which is cistern is basically a a big tank where you hold the water and you have somebody deliver the water to you or you go and get the water yourself like i saw this guy when i first moved up moved here pull up to the to the house and he had his his tank on the back of his truck and he was just filling up his water and i said hey what are you doing and he goes oh i'm just filling up my cistern and i mean it was literally like right in front of the house i mean it was really obtrusive and odd and i had never seen that kind of thing before um you know where it was just right up front like that i mean it should be somewhere hidden and then you pump it out etc you know that kind of thing so it's just not right in front of your house but the reality is that's something you have to think about and those cisterns in the winter that's gonna be expensive for somebody bringing you water out there or bringing your own water so you really don't want to do that you want to be able to have a well you want to be able to have a septic system and that's the other thing is can you get a permit for a septic system are they going to allow you to put a septic system on that property they might not for whatever reason it might be near something that could cause some health damage to the water or contamination to the water nearby so you might not be able to get a septic permit on that property so these are things that you need to know about you also need to know about the easements other things about the property is it a mining claim or do you actually own the rights to the property and do you have a road going to it mining claims aren't bad but there's you know there's a lot of things that you need to know about so if you buy that property in montana you go home and forget about it next thing you know you come here on your next trip and there's somebody on it with an rv see they're living on your property so if you're not planning to move to montana or start construction or be around or move your first do not buy land in montana you are going to waste your money and going to be selling it to somebody else seven ten years down the road and that's just the bottom line you know if you don't have a solid plan of what you're going to do with that land right away or unless you're buying a very large parcel so let me the caveat there is if you come and say you know if you're buying something with 100 acres 200 acres you know you're you're putting it in his bank you know you're trying to bank that property instead of having the money in the bank now that's a good idea because now you got a property and of course you still need to have plan of action that you're going to come out every few months check the property out etc what's going on with it if you're planning to just buy a property here and just leave it and not do anything with it not come out but once a year don't do it but if you're gonna buy a hundred two hundred acres three hundred maybe 80 you know a larger parcel and you're going to come out here a few times a year and check on the property check on the property lines make sure people aren't using your property or doing something on your property you don't know about because the people nearby will know if you come there you know that's that's one thing about it if you're right next to another parcel you need to get to know those landowners right and talk to them about the ownership of the property that you now have and what your plans are with it and that you're going to watch out for them they're going to watch out for you that's one thing you'll find out about montana is they are very you know protective on the area and people coming onto the properties and things like that so if you get to know them of course then you're going to have that um your core of course rapport with them they have your phone number they can call you hey there's a bunch of guys doing you know snowmobile runs on your property or or they're shooting your elk or whatever the case may be you know that's something that you need to know about and you need to know the owner but just buying that property here in montana and and just sitting on it is is not a good idea now if you're gonna buy a city lot okay there there are some exceptions to this if you're gonna buy a city lot which there aren't many um in bozeman and butte and helena or one of these other cities that's in town okay that's like a building lot okay that's a different concept okay but that's not what most people call me about most people call me because they're saying oh i have this dream i want to move to montana someday and i want to buy some land and then someday i'll move there okay and you know like i said you're going to be buying it from the person that had that dream 10 years ago and never did anything with it because you don't have a solid plan on what you're going to do with the property but if you're coming here and you want to just buy a lot you want to buy a ranch income producing ranches are a great investment if you want to get your money out of the banks out of the stock market out of fiat currency into something that's going to be protected and safe you need to buy a ranch that's a great thing because now that's producing you know that's producing cattle hey alfalfa potatoes whatever the case may be that's producing income for you from the property or you have an airbnb on there and you're renting it out you're getting money from that there's something coming from that property that's producing income but just buying that you know one two five acre 10 acre 20 acre parcel out in the middle of nowhere and just just holding it is not a great thing to do in montana and i would definitely advise you not to do that unless you absolutely have a plan that oh yeah hey i got this builder and by the way we do have a modular home program that we can have you a house up in four to six months so a lot of the builders you're gonna go to here they're gonna tell you a year down the road we'll be able to build your house you know or we'll be able to start in six months and then it'll be a year from then but if you come to me we can have you up a house in four to six months on the property that you pick from we can help get everything set up for you we use a modular construction that essentially and i mean they're building four or five million dollar homes with the same type of construction multi-family hotels apartments so a lot of people here modular like oh no that's a mobile home no no this is modular construction this is built in a factory pre-built basically made so that now we can just put that together on site and like i said in big sky people are buying four or five million dollar homes that are modular construction they're building hotels out of this kind of thing so if you come to me with a plan and say michael you know we want to buy this land but we want to go ahead and get you to build us a house on it then we can definitely get going on that and start looking at the details to the well and all that kind of stuff and i think that's a great plan because now you've got a newer construction product on the property that you can rent out you can do an airbnb and that's going to generate income for you so those are some great tips about bozeman and about big sky montana land and that's really land in general anywhere in montana because montana is a very remote place so you've got people coming here from all over maybe looking to squat on land and you don't want your land squatted on you don't want to do that so now if you're coming here to look at land in montana you're going to need a 4x4 so you're going to call the rental car place when you get off the the airplane they're going to say 180 a day well now that you've watched this video you're going to get an absolute killer tip from me call the toyota dealership here in bozeman they're going to rent you one for 75 don't quote me about 75 a day 4x4 because if you're going out to the property in the summer and the winter anytime in montana you're going to look at land you need a 4x4 so you need to call that toyota dealership it's 75 let them know that michael green told you to call and they're going to give you a great deal there are some other places if they're full give me a text give me email shoot me uh you know a call and i'll give you another location to go from but right now my clients have been having a great time with the four by fours they're getting from the toyota dealership here in town and you will too because i'll tell you what montana is a wonderful place to live you're gonna absolutely love it if you come here to live and the reality is if you wait another year to move here then that's just another year wasted
