you're doing because this is going to come back to you like it's one-on-one you talk you're the one communicating with them and they if they see that you don't know what you're doing or that you don't understand any of it i don't think they're going to give you business so i i recommend that you start with signing services just to get you know get your feet a little wet see what you're good at see what you need to fix um really just come into your skills hone in on those skills of signing and understanding the documents and once you feel ready just go ahead and start looking up escrow offices i i think i wouldn't start i think my 14th signing i went direct and i was trying to go direct like right off the bat because i wanted more signings and i wanted more money for my signings so i highly advise that you do that but again really take the baby steps to get there so whenever you feel confident is when you can start going to escrow officers and that is totally up to you and you know if you feel like maybe you need a little more practice go and do it because um i think it was my so 14 signings that took me about two to three weeks to actually get an escrow officer to give me signings and even just this past week i was like oh my god i can't believe i've been doing direct signs maybe i should have practiced a little bit more not that i've made mistakes i told you about that one mistake i made in my last video but other than that um i maybe i might have second guessed myself but honestly everything's been fine since then so i i had less than a month of practice but again it's all up to you and how you feel comfortable with that step number two you need to understand the lingo and the jargon their language you know speak to them speak to them nicely you know so i i always watch videos on what um just what the whole escrow industry or mortgage industry is so i've i've seen couple a couple videos on youtube that explain and break down the process of okay this is um the top of the i think it's like a food chain kind of and i believe real estate agents at the top and then it's loan officers and then it's escrow officers and notary mobile signing agents are at the bottom so you need to understand your place but also understand the jargon um you know what do they say can you do you know what a pcor is you know what a heloc is do you know what a hud is they don't use the word hud anymore but it does come up sometimes so you just want to be knowledgeable and i mean yes understand the terms but you could fake it till you make it because that's kind of what i did and now i fully understand the terms because you can study them as much as you want and that's what i did but i didn't truly understand the language until i was in it so that's very important number three search your area for escrow offices so what you want to do what i had trouble with at first was um this this didn't really work for me it might work for you i searched on google maps i just searched in my area i put escrow offices a few popped up and then you know their website comes up as well but i didn't really have the best luck with that and then so what i did is i used yelp and yelp worked for me might not work for you or vice versa and i searched up astr offices and the first one that i clicked on i was able to actually get in contact with so when you're searching for escrow offices you want to make sure that you're searching in an area that you want to drive back and forth to because i have had astro officers that asked me to drop off the documents the same day like right after the signing or the next morning so you know the one that i've been going to is i think 20 minutes away which isn't bad but you know if it was closer to me obviously that would be a lot more convenient so choose wisely some of them will just give you a fedex label which is super helpful but you know you really want to help them out as much as possible because you're offering them a service so i think it's more of an incentive to hire you if you drive back and forth so that's a very helpful tip number four browse their website so like i said yelp and google maps are going to list their website so you want to go through their website you know get a feel for their cultures see if see if maybe it looks like they make a lot of money it looks like they don't either way i'm sure they still have signings but you know other ones aren't going to have as much signings as the next one and you you can usually tell so there's that or you can even tell them their yelp reviews just go ahead and do your research you know it's all up to you so um when you're on their website you're also going to that's where you're going to find their contact info so you're gonna go to there's either a tab that says our team or location so you go based on the location or again our team which lists each escrow officer so be on the lookout for those two things when you're browsing the website tip number five is to call them do not email them first call them put a voice to your name you know during coven right now we can't really go in person i think that's usually the tactic that people would do also i'm in los angeles so most of the buildings here that have escrow offices are high security i can't just walk in unless i actually know somebody so you need to call them you know let them know that you're available to work and that you are willing to do anything to make their job easier so what i do is that like i said when i'm on their website i will go to the our team tab and then from there i'll you know i'll find whichever escrow officer i think i fit or i mesh well with you know and i mean you'd be surprised sometimes it doesn't work out but i just look at their phone number and sometimes they'll have their extension with the phone number if it doesn't have the extension just go ahead and call whichever number they have for the location and then you're more than likely going to be answered by a receptionist and then from there just ask the receptionist can i speak to so and so they'll usually always transfer the call and from there i just give a little pitch nothing too rambly or you know not too much information at once but i just say hi my name is amanda i'm a notary just want to know if i can offer you my services today um do you have any signings so if they say yes yes cool they'll email us or we'll email each other um that that's happened to me a few times but most of the time i get no's which is fine because you're not always going to call them at the right time i if it's a no i ask them um oh can i offer you my or what do i say i just send i asked if i can send them an email with all my information just so that they can have it on file so i will just get their email usually their email is listed on the website as well but if it's not just go ahead and ask or just confirm that that is their email address and then once you get the email address just go ahead and write up a little you know short little note thanking them for answering your call and then from there so my pitch email is quite um it's actually copyrighted so this is from the course that i took the loan signing service with mark wills i can't i don't think i can tell you exactly what to say because i don't want to infringe on any rights so uh basically i can give you the gist of it um when i am emailing my pitch i mean obviously i took my little spin on it because think about how many people have taken that course and how many people are using that same exact pitch it's just not gonna sound original it's you're just gonna like like mesh into that crowd and you don't want to you don't want to be invisible so what i do is like i take pieces from there but really the most important thing is that you want to tell them what they want to hear you know they want to know that you're going to drive to their location to drop off the packets or pick it up if that's even easier for them you know they want to know that um that you're going to not miss initials not miss dates signature all of that good stuff so just know what you're talking about and that goes back to the previous step where you need to understand the jargon the language because you know you can just kind of throw little fluff words in there um if you don't fully understand them yet and they'll they'll take a liking to that you know just show that you're really serious and that you care and yeah that's basically like kind of a summarization of what i say that's not exactly what i say but you know you get the point so yeah you just want to offer them your services your business so just think of it like that how can i help you how can i make their job easier how can i make their job efficient so you want to you want to give them the best pitch that they've heard and then from there in the pitch i also put the fees involved in that my fees are usually from like 150 to 250 or 150 to 300 for escrow officers i haven't gotten 300 yet but i've heard some people do so you'd be quite surprised um also what i did i don't have business cards yet but i just made one on on canva i feel like most people are very familiar with that website you can just create graphics so what i did is that um there's a template for business cards so i just put in like my little
