[Music] hi i'm joseph patrick co-founder of lamont brothers and in today's video i want to give you some tips in what you should look for in a remodeling construction contract when you review one with your remodeler now to start with i'm going to preface this by saying this is not legal advice at all in any way whatsoever these are just a few tips from us having observed a lot of clients over the past decade know what's in our construction contract but also talk to a lot of people who have signed the contracts that they regretted later or started relationships with contractors that they regretted i want to help you spot some things and avoid getting into a bad situation the first thing you need to look for in a construction contract is an exhaustive scope of work it's supposed to be a construction contract is supposed to be good communication about what's going to happen during the project and so that scope of work is essential it has to include everything that you want and not leave anything out and it can't be nebulous we talk to way too many clients a year that have signed a fairly nebulous construction contract with someone and the conversations and the meetings have been great and everything's looking good and then something goes wrong during the project and they realize well this contract we've signed really doesn't say anything it it doesn't communicate enough detail to understand what's happening other than what the guy is telling me and that could change if that's all verbal communication and so what you're looking for is a really exhaustive scope of work and there's two different ways to do this uh most companies will write a narrative scope of work especially non-design build companies will have a narrative where they're writing out this is exactly what we're doing that's a good way to do it but you as the client are responsible to cross check that against any drawings that you might have to make sure that what you've hired your contractor to do is the same thing that your designer or architect has specified and it's really on you to do that then there's a few companies that will have both their design build companies they'll write a narrative and have a drawing set and that is good but the issue with that is occasionally they are not the same and there's discrepancies between the two you've got to know well which one is the actual agreement and you've got to as the client cross-reference both to make sure you don't think it includes one thing because it says it over here but the actual agreement says that this one overrides it and then the way we've decided to do it here at lamont brothers is everything gets put into the drawings we have a more detailed drawing set and that becomes part of the contract as our scope document...
