okay what I wanna chat about is how to get a new client to officially commit to you as a Realtor how do you establish that relationship as you being their realtor so I'll tell you a story first is that an open house a guy comes in he looks around he says you know what I've worked with Realtors before and I said well are you committed to a realtor or you do have a realtor and he said not really so I said would you allow me to have the opportunity to earn your business and it kind of caught his ear like almost he has never heard that before and he came back in he was leaving the open house he took his shoes off comes back in gives me all of his information and I promised him that I would get back to him the next day which I did which established trust then we set a time where we would go view the properties that I found only properties that he actually wanted to see which was an issue of his and I listened to that and I only sent him the properties that he wanted that fit his criteria I met him at Tim Hortons the first time I thought he has dealt with Realtors before and I got to make sure that I'm not stepping on anyone's toes so I explained to him look have you signed anything with any Realtors he goes no nothing at all I've had a few people send me stuff but that's it I said well I'd like to explain to you what agency is and this is just a little flyer I think every place has this and we want to establish what it means to hire me as a realtor and what my role is and I went through this but during this he says is that the contract that locks me into this relationship I said well no this is it this is just a flyer that I have to get signed explain that I explained agency to you what that meant but then I opened the file that I had prefilled out with his name and everything other than their signature obviously saying no this is the contract that locks you into the relationship and makes me your realtor exclusively but I just want to tell you before you comment on that what I want to tell you is that I don't expect you to sign this did a I just want to show it to you now the reason why I don't expect you to sign this it's I don't think I've earned your business I said what I want you to do is we went through this I said I want you to read this so I went through the buyers brokerage agreement exclusively making me their realtor and then I put it away in and said look I'm not gonna get you to sign this but I am gonna get you to sign this on the next time we go out or maybe the third time we go out the reason being is cuz there's have a lot of work that I do and I do want a commitment but I don't think I deserve it yet it kind of caught him off guard like I'm some different person he's ever met so put it away next time we went out I pulled it out do you think I've earned the right to be your realtor now it was a way different conversation it wasn't the first time we worked together he loved how I was dealing with it did everything I promised I was gonna do and he signed it without no problem so now he's officially my client and he's and I'm officially his realtor and now I'm gonna people work even harder to prove the fact that this is not gonna change relationship now that I've got him so anyways that's what I want to share with you guys it's not as scary as everyone says it is this is gonna be mandatory soon it's something to really think about start getting really good at making your things making a relationship official and why not use the buyer's brokerage agreement to make it official don't waste your time with clients that won't sign it we learn how to develop and earn that relationship so they will sign it anyways thanks for listening thanks for the comments on Facebook go there comment i'll be putting putting more videos up you can share it with your friends obviously realtor's and then obviously you can subscribe on youtube Cheers you guys have a good day thanks Marie I did you get the shot for the thumbnail you
