[Music] so what we're going to be doing a lot of today is i'm doing a lot of screen sharing inside the screen sharing i'm going to be going everything basically what takes place in order to get a listing up and running what it looks like in the paperwork phases and how we get it all into digisign and everything else all right so i'm gonna go to screen share mode here all right so everybody screen now so the most important thing when we what we got going on is when we dive into the mls and is it better to close it sorry there's a little bit of an echo where we're trying to work through this on the being in the same office but i wanted to do uh screen sharing so you guys could see exactly what we have so in in the mls you get a listing right all right so the you got to do is you got to pull up the information and a lot of people in my mind you have you want to make sure that you have everything in here for what you need to get the the information for the property so the things that i want you to write down when i learned today is zip forms your residential property report your rpr if you don't have dropbox i would suggest maybe i icloud or google drive i use dropbox but maybe you want to use something if you want to save it on your computer but you don't want to lose use a lot of your space for things that you can put in in dropbox world or in the cloud we're going to go through digi sign and we're going to go through sky slope okay so i'm going to do a pretend one here and go into the mls i used to do a lot of these and i use a lot of different tricks of the trade when it comes time for getting homes and getting the information you need to input data so 1 5 1 9 i put in my old house so i come in and here's my house so you pull up the mls okay inside the mls you're going to be able to get a lot of information so i quickly take this and i come down to print and i go to agent full page and i put print pdf okay what this does to me it creates a pdf for me and it has my tag up here so i can come back to this property so into here and then i go to this link this parcel id is a hyperlink and i click on this and this gets me into my realist okay let me minimize this so when i'm in my realist i come down here over here to this side i hit print or i can keep it open it all depends on what you want to do sometimes i just keep i need to get through this information but look at boom that creates another tab and my information is right here i don't print it i just want another tab open all right so now up here my screens i have my mls my realist and my matrix now let's go back to my matrix my homepage okay now there's a couple people from new york on here as well so there's a setup a little bit differently the cool thing is is that canopy is the same up there except they don't have as many tools unfortunately at least yet we're going to be working on helping them here in the future on what that looks like so you come down here to the right and you have your realtor tools okay down here see zip forms i'm gonna click on zip forms all right i got everybody's on here because everybody use my computer so i go to zip forms and i sign in while rock and roll i got my realist open i got my mls open and i come over here so i need a couple more i always like to have my rpr gives me some more information okay rpr i gotta come back so while i do my rpr i come over here to my come on house why is this not working there we go come on mouse there we go i come over here i copy paste so the the important thing is is having everything prepped i like to have the address now one of the things i told you about i see some of you doing this is you want to be able to keep your left hand i use my pinky to play control so i use the functionalities of control c control a and control v a lot why is that important to me is because i don't like to leave my fingertips off the keyboard so my if you were to see me i literally in the scheme of things so i'm able to open this up show video grid now um i literally have this hand stays right here and i just control everything with my mouse so i can move a lot faster because those of you that copy paste right click left click and everything else it takes you too long i know it sounds silly but every second in my world matters so i'm quickly hitting ctrl c to control a to b so i can cop things at a much faster pace so over in here i can take this control c and i haven't even removed it i come to here control v and i'm able to quickly being able to punch this in having to lift my fingers and i can move a lot faster so i like to have my rpr up and running for those you've never been into an rpr all you do come over here to this side and i hit create report i off for all my price opinions my home valuations for newbies that i have if you don't have this make sure you come into here upside here where it has settings come into here and fill out your get your profile filled out okay stuff you can come in here fill out all your information so when it prints out it looks all nice and pretty so let's go back to here i got my address i hit mini report all this stuff popular [Music] and i work so while to my warning report it's going to take me a couple minutes says two minutes okay great well i like to be able to still move and shake and here's another report that you can do you go to the sam report okay your sam your sam report is a great great data for you to be able to use for price improvements for price uh listing presentations so this home i have here that my house was in was in northstone so it pops up automatically and i hit northstone okay this is a good opportunity to see when i'm talking to my listing presentations to tell them hey this is what's going on over the last three years i get a little pulse of this but mostly i come over to three year and i hit the one year trend okay and i say look what's going on with your property look what happened march of 2020 375 where is it going okay let's take was doing a year march 398 where the prices went and went back down to 375. so i it gives me a little bit of a history we're in september okay last year at this time the prices were 386. this year right now going into september at 391 okay this also tells me we're increasing values at 1.6 percent my analytical people they like to hear these numbers me drives me crazy i just know the charts moving up but for well you want to be like you know what you're getting an increase year-to-date of over 1.6 percent 1.5 percent okay if i came in here and did a three-year um where's my okay it's still not doing my speed chart here you can also come down here if that chart's not looking good you can click on average and now maybe i like this chart okay you'll see also real quickly new listings what is the inventory boom boom boom boom boom boom decline 67 okay what's taking place specifically in norse stone if i want to compare you can hit add area and see what we're doing in huntersville specifically huntersville north carolina and now it gives me two direct graphs supposed to do huntersville okay now it has hunters though okay and let's go to sale pricing and that's the average so based off of this i see the green lines northstone i see what the average is in huntersville and i say hey you know in our on our subdivision here we are above the norm we're at plus 3.7 percent in northstone and you'll see the year to date for hundreds of this point plus seven percent i click on medium you see the growth for huntersville you see the growth for northstone you can do this for any subdivision you want okay good analytical information to be able to put out there all right so now we got sam we got the rpr now i download my report notice it sets itself up the last minutes i actually was doing something different while this was being populated i was showing you some other stuff so here's this gives you the sale price what's it estimated all this information notice the range i use this when i'm sending over information they're like oh my goodness 490 what happens if it's wrong well either way if it's great i love to be able to take a look at your house if it's really bad i really need to come take a look at your house because it sounds like you did some upgrades recently okay same thing i just i changed my tonality of saying like it sounds like i really need to get over there then because it looks like you've done some upgrades to your house and this computer has it all really messed up so it's very very important that i come over okay that's why people always say to me like what happens if it's wrong i'm like i actually glad it's wrong gives me more of a reason to come over their house like i need to get there so just gives you more information about the property mini report it's really good for analyticals so it just has the inside pictures so um as all that stuff there gives you some more charts graphs blah blah blah i don't even really ever look at a lot of this stuff i just send it over to them and i let them have a conversation and they can ask me questions of what it looks like okay so i got that open so once again i go to my matrix i got my sam open my rpr my report my dashboard my realist my mls my enterprise i don't really need as much and then my digi sign questions positives pluses anybody got anything chat we got a chat going on what do we have here let me make sure where is the sam located it's on the main page of your of your uh realist and if you do have questions thanks karen if you okay so here's sam so we go into zip forms okay when i'm in zip forms one of the things that you want to do if you haven't set up any templates you want to templates now i don't know exactly how to do should have work set up you should have a seller net sheet as you can see here i don't do buyers so if i did buyers i would have a buyer all my buyer paperwork all right here so that way i can just dive right into my paperwork and not have to worry like how many forms do i need what is it again now we do have a sheet for you if you like to gives you all the forms that you use for listings and buyers so just come into the office and we'll get one for you so we go on the dashboard okay now it's very important that you come into here and you are going to where is it um dashboard why can't i figure this thing out oh you go to transactions so inside transactions you're going to click on new okay what am i doing a new listing a new offer all right i come in here i'm doing a new listing okay i'm going to put in the new property address i usually put in the property address 159 and it already pre-populates it however food there it is hundreds though i click on that i i hit residential i'm going to go active now see what i have my templates here my listing paperwork i would just click on that and they would all pop up today i'm going to walk you through with that so you can see a little bit more of how to put it together since some of you might not have it so inside here notice it has rpr some of you have already realized zip forms record connect i don't mess around with any of that stuff i just like to go through and i like to hit add documents okay now my add documents since i told this house a some of the forms will still be in here but literally you come in here and you would click on add form when you hit add form if you're a south carolina broker as well you have i have south carolina and north carolina there's also other forms here okay templates piedmont regional like you check take a look to see what other forms you have all right you might have some things in here like oh that's where that form is all right so take a look use you know don't be scared to click around okay now some of the things you have here with forms you can also break it down buyer dual agency they already have some of these already done up for you you also have alphabetic or typically that's what everybody does is the alphabetical order but for here seller initiated forms okay helps you out a little bit now this now make sure you also take a look at some of it might be for commercial but make sure addendum so you get that that one is a new one mineral gas okay residential property and seller net sheet okay these forms all you would do is you click on them and boom they pop up over here so what do we need for selling we need the exclusive seller uh listing agreement the mog the residential property disclosure the seller estimated net sheet and the working with real estate obviously depending on the year you lead based paint professional services disclosure the 760 q a on home inspections and the guidelines for completing the audience i'm going to quickly go back here how we doing anybody got any questions let's see how did you get the mini report all right i'll come back to that one michelle anybody else get any questions thumbs up we doing good we all live whole profile in rpr correct okay yep so when you're in your rpr um and just to let you know how you find the rppr um since we're here michelle you go to your main screen and your rpr is right here on my main dashboard and i scroll down here to realer tools and to answer your question karen you come into your main settings here and you can come into your settings here and and that's where you can change everything okay awesome great questions anybody else get any questions now's the time to ask all right let me go back to screen sharing mode all right we already are all right so those are all the forms i do now where it becomes important i'm not going to fill out every form because it's not a contract class that we're talking about is just a process so inside here when i'm doing my my listing agreement i come in i do my listing agreement some of my stuff in their templates already pre-populated okay so the address will automatically come on up where does the control c a and all that come into play why do i have so many tabs all right well because of this part right here because you need to fill out this information so the parcel id so making my life a lot easier i just come into here and the this information has it so i come over here that's a quick copy i come into my mls paste real quick i know where things are now hey maybe for instance you'll see up here my tab i want them right next to each other so i don't get confused so i'll take this tab and i'll just slide it over so that way my movement is real quick okay i know it sounds silly but all these little things help out because well maybe i need some other description well i need to come in here i need to get the legal description all right i want the legal description here because i'm using my real um my realist i come on copy come over to transactions and i put that information in boom okay and i'm moving on that makes sense to people that's why i have this information already put up for me because it's much easier for me to copy paste all right now scrolling through and then you can get everything you need and so the rest of it's just filling out stuff now unless somebody has a question or whatever just stop me and i can answer some of it but for the most that's just a contract to filling out info but i'll answer any question if anybody's got anything while i scroll through you'll notice that i always put everything at six percent if i'm gonna make a mistake i'd rather have it be at six percent then sometimes people put in and save it like oh i did 5.5 percent and then you save it at that 5.5 percent you're going to feel really dumb going in there and being like oh shoot i already did that for somebody else so yeah i always keep mine at six percent days i do get this question a lot i use it during my listing presentations of how long i want my contract to be my expiration dates are less are four months i don't do six months it also separates me when i go into my listings is i tell them i do four months if i can't sell your house in four months you probably should fire me anyways i feel pretty confident especially in this market i should be selling most homes within a month but i don't tell them that i just say that four months are my contracts and sometimes you'll hear them say like oh gosh thank you this other agent wanted to do for a year there's no need to keep like a year i sometimes it chuckles like seriously like how bad are you that you need a full are you that scared that you're not going to sell it and you don't want to lose you so i only do four months other than that i go through the contract i get everything all signed up and i'm done okay boom i come over here now make sure listen for me go to my listing presentations i only i've put in there i actually leave this blank and i bring the piece of paper and i have them fill it out i said can you please put in your work and your cell phone number and your email please so that way i have it i don't really pre-populate it because if something's wrong or whatever it's you gotta go back in and change it so i just come in and i'd have them do it okay so that is all saved and we come to the back now all these right here let's just say we did them okay that's the main purpose of what we're doing here today is so we have all our forms now what we're going to do is we need to get them signed okay so i go to save as pdf i need the listing agreement i need the mlgs i need the residential property the seller net sheet and the working real estate and professional services disclosure okay these are the forms that we need yes we do need these here but i add them separately you know bombard i put it i put this in a separate email saying here are the two forms that you're just going to read over the other forms is where i need you to have them signed okay so i click those and i hit next okay and then now what i want to do is i want to save to my device and i want to separate the pdfs all right so i click on that everybody see that this is much new so i'm going to try to slow down and then hit save good everybody good with me nobody nobody's uh running all right here's this you click on this to download it my download comes right down here all my forms are right here in this file now why i keep everything separate because it's easier for a when you're separating your paperwork out when it's executed as well as maybe you only need to do one change on something i don't fall into one pdf so they're all separate here's where the control c or control a work control a copies it control i mean control a selects all control c i then would come into my i have my listing set up now the reason why i have mine is a is because it comes up first so i only like the alphabet so a they're all alphabetical order so i do a on purpose because i only want on the first screen i don't pull down like where is it for sellers so i just have it this way so i make keller williams file because i still look at theirs and then i break it down by the years and then i have different things that i put on here now these are the ones that i use when i'm doing some of my paperwork and i just create a new folder so for here i would just put the last name i i click on it and then now i just hit ctrl v and all my paper works right there now if you put yours in the cloud wherever you put yours mine is in dropbox that's how i set up all my forms i put them all in here because i need them a place for them to stay this is the biggest change from a lot of different companies every company has something different we're at keller williams we use dot loop i know a couple other companies are using other forms of either i use docusign so for us we use sky slope so everything is right here in the exp 2020 z-van need to come in here why is this i close this out okay now we gotta go to sky slope all right now there's two things i'm going to show you in sky slope one is going to be the wrong way but it's going to get the job done and the other one is going to be the right way to do it correctly so you've got a listing and you need to sign asap because it's a million dollars and you need some you need the forms done right away they're so excited they want you to do i i'm going to show you this is the way that i do it when i need to get something at least signed over to them maybe a due diligence is any whatever it might be i come over here to digisign okay i click on this here's all the forms that we have one of the things i do is i just hit new envelope all right i say no property so i say that again i hit new envelope did you sign new envelope no property and i just come over load and then all i do is i come back to where my files were here they are ctrl a open and boom all right there pop in everybody see that anybody have any questions on what i just did there because a lot of people struggle with that and if you do now's the time to ask me everybody everybody's good thumbs up we're good we're good we're good all right i know this is very exciting stuff but a lot of us have these type of questions on how to how to make this thing work so okay so everything's being filtered out and going through all right now everything's set i hit next this is where i put in the i need to sign it and now if you have to add people you just click on new recipient you fill out their information tom smith and then i would just put in maybe i put in chad's info here's the thing and then you got to figure out what they are the seller and the landlord that are the same purchaser and tenant are the same okay i come in here and put the seller order okay order is important because sometimes people freak like the husband and wife will be like my husband got it but i didn't get it something's wrong you need to step in i just want to let you know tom you will be getting this form first and then i'm going to send it over to your wife heather okay so just wanna let you know so don't worry if heather doesn't get it you got it first and she won't get it till you sign all right and then you put in the type receives a copy no needs to sign it hit save okay and then you go through now we're not going to go through each one but in this case here all you're going to do is then you scroll down and then you're just going to start signing away putting the initials okay signature you got to click on whichever one it is that you're going to do and then it puts it in so signature right there if not i ha and if that name doesn't come up you hit the drop down arrow and there are the two two names right there that you can use date sign i click on date sign and boom that pops up right there okay brock i want to put in a writable right sometimes i do this when i'm co-broking because i don't know these information so or i need that i needed them to write something i just hit on writable i click on this and a box will open up and now i can come in here and put in there north carolina real estate license number whatever it is that are there blah blah blah i can write into it and now it's inputted now maybe maybe the maybe they're um maybe i want their telephone number okay let's scroll all the way down here to you're very analytical and you want to make sure you have all this information down here and you want to send this over to your seller you can come down here and you might be like i really need your number i just need it i need to have it so you click on here okay and i just fix this and so now when it gets to brock levan i know that i have to fill nation and already i don't have to write in what it is because it already tells me this is the home number this is what i want so they'll be able to come in here and they'll be able to write in their phone number right there and then boom it's populated questions on that once this is all done you're going to come over here and you can put in a little note and say here you go practice rule is that i i give them a text or a phone call and i tell them hey just want to let you know the form is sent over to you and you should be getting it if you don't get it let me know why is that important because sometimes it does take place where the email address is inputted wrong or something took place and they're not getting it or we get the wrong email so it's always good they did okay any questions anybody got any questions on you that see anybody got any questions nothing in chat all right we're all moving and shaking all right let's go back to screen share now once been sent okay you see possibly what's a draft let's see what's completed did so-and-so sign yes we got this sign here we got the offer to purchase they signed it oh i need a copy of it not a problem i click on it and it's all right here okay close this out it looks like sent this was sent here if i need to avoid it out if i need to correct it maybe any edit or resend the envelope like hey my wonderful beautiful clients you haven't signed this yet okay send it to me i can't find it okay boom i click on resend the envelope okay let's see who signed it they're supposed to sign it all right documents all right upload a document and then i would just come get whatever it is my form inside here and i would add it to my digi my my loop my sky slope all right so in review we now have our mls okay we know the realtor tools all we have here are sam our rpr all the stuff that we have our sip our zip forms okay your supra all this information showing time okay for bonus material for showing
