okay so I had to run to a lunch appointment and cut the cold-calling pretty quick so I didn't have time to get through very many but I will finish the rest later but just a couple of things real quick one of them is what I was doing there is because a lot of people say like it's a waste of time to leave voicemails when cold calling when calling for sale by owners but with the method that I use it's actually not because um a lot of the time when I'm cold calling I send a lot of time following up and leaving voicemails and the reason that I say that it's not a waste of time is because I have had times where often times actually where I will have say I popped by the for sale by owner that was my first contact with them they were at home never met them but I left some information on their door left my card and then I called them to let them know and left a voicemail because they didn't answer and then just continued to call and leave voicemails for months never actually talked to them just leaving voicemails and then ended up getting appointments from that so the way I see it is it's more a long-term like the more touches the better and the longer you follow up basically when they're ready to list you're the last ones so following up and that's just kind of what works for me and the method that I prefer to use it's it's fun and it's easy so that's basically what I was doing when I was just leaving the voice most there and then second thing is um never argue with a for sale by owner that's a huge mistake I made a lot when I first got into the business because um it's super easy to want to just like explain to them like they need you and just like get that point across to them because your services are so valuable and they really do need you to get top dollar and do a sell this home to the best of their ability but they don't feed things that way so um arguing with them is just never never didn't win them over though so in one of those phone calls one of the fizzbuzz was saying something like anyone can sell a house in this market you don't need to be a professional anything basically like anyone you don't have to know what you're doing or be a realtor to get something sold in this market which totally isn't true he's probably leaving a lot of money on the table and will hurt himself by doing it this way because statistically like we know that they do need us but arguing with him is not going to change his mind so sometimes you just have to hold your tongue even if if...
