hello and welcome to another real estate video this is Xavier V Tania the real estate YouTube guy here in Phoenix Arizona helping you accomplish your home goals and welcome to the second part of our three part series labeled three working mistakes when X our first video was about three routine mistakes to avoid when you're looking for a house you're not showing phase well in today's video we're gonna talk about three working mistakes to avoid when you're an escrow for those who aren't aware would an escrow is let me explain a home that's for sale has three phases that goes through the first phase is its when it's for sale its active it's on the market it's accepting showings and usually if you're out looking for houses in your MLS it says active it means it's available you know second phase that's an escrow it means that the seller and the buyer have mutually agreed to work with each other the seller has accepted the buyers alpha or the buyer has accepted the sellers counteroffer and the buyer is usually already deposited their earnest money so that is their in contract with each other and really doesn't make sense to show this house unless you're accepting backups which it's another another jarred unwind and then the third phase it's closed it's already sold its lot on the market you shouldn't be looking at it somebody's living in it already it's closed so the escrow phase is essentially the period between your houses or sale and the house is closed usually takes about thirty to sixty days depending on your loan and how quick everything wants to go so I'm not gonna really talk about the negotiation part of it because that's gonna be a separate video but one first rookie mistake that I wanted to you guys to avoid is not doing a really well-thought-out inspection or in other words half-assing your home inspection a home inspection will cover the majority of things however you want to make sure to order your home inspection nice and early because usually what happens is the home instructor does something that at that and then they go okay well the AC is not working at functional condition and means a tune-up that's all they're gonna tell you they're not gonna break up grip they see and do a full analysis of what's going on with that you see they're just gonna say AC is not working condition and it is a rookie mistake to just stop there you want to make sure to do more due diligence so that's why you do it nice and early because if you do it early then you have to with usually in Arizona it's ten days so you'll have the rest of the ten days thing I've got to get an AC HVAC person out there and do whatever they need to do if your house has a pool do a pool...
