hello everybody and thank you for stopping by today in today's tutorial we are going to look at how the maintenance requests software within the turf press building management system works so let's jump in so first of all let's imagine that we are a tenant and that we want to submit a work request or work order to our building manager so the way that we would do this is as a tenant we could simply visit the website or log in to the buildings app and all we need to do here is to click on the menu and we can click on tenant portal or login once we're logged in we'll be redirected to the tenant portal on the tenant portal page we can scroll down as the tenant and select work orders once we go over to the work order page we will be brought to a page that allows us as the tenant to essentially describe the issue that we're having so the landlord or pop or building manager can I think fix the issue for us now there's a couple of things that make this much much more efficiently done through software versus having tenants and property managers trying to attract each other down and to do this trying to do this system manually so doing this through software saves an incredible amount of time for both Tenon's and property managers essentially tenants don't need to find the property manager to let them know that they have an issue they can simply log into the website and submit it through the turf press system and building managers don't need to visit the property to identify what the problem is and then finally appropriate tools or connect the right person on the building maintenance team to the problem everything is done through software so all of the information that's submitted through this forum will simply be saved in the backend for the building manager to look through and the problem can then be much more efficiently resolved so for example one of the things that our system allows you to do is to upload images or videos of the problem so when tenants have a problem they don't just have to describe it through text they can actually show you exactly what the problem is and this as the building manager it means that nothing is going to be law than translation often Tenon's have a difficult time describing a situation but if they can show that situation to you it's much easier much easier as the building manager or maintenance team to be able to kind of identify what the problem is without even having to visit the unit in the first place so it just makes the process much more efficient now on this work request page I should admit I should say through with the turf press system it's totally customizable so we see all of these fields that I put on this page for the sake of this demonstration but it's a hundred percent flexible everything from the design of this page fonts colors placement of the fields everything can be changed to your liking this is only to give you a general overview of how this system works so of course you can enter your name your email the unit number as well as describe the issue as I mentioned attendance can also upload images through this system as well as video so the property managers and landlords can see all of that in the back end after this form has been submitted another thing that's really nice is that we allow the tenants to select an issue category now this can be really helpful if you have different people on your maintenance team that are responsible for different jobs so for example here we have electrical plumbing heating or cooling but of course this could be anything you can add as many to this as you would as many options to this as you would like so for example you could I've been you know doors and windows or you know wall or floor damage it could be a gas problem it could be any number it could be any number of problems and you can enter any of these problem categories within this drop-down box here and essentially this just helps you assign this issue to the appropriate person on your team another thing that's really nice is that we can do issue we can select the issue urgency as well so for example to be low medium high or emergency now the nice thing about this option is that for low medium and high options of course this allows you to be able to better filter and pry our ties maintenance requests in the backend so of course focusing on high issue high urgency issues first and low issue or low urgency issues last but with emergency requests the nice thing about using the turk press system is that it actually comes with built-in conditional logic so if someone selects emergency what can happen is essentially the form can change and the form can then display an emergency contact number or can redirect to another page giving them more information on what to do in case of an emergency so for example if they selected low medium or high the the page wouldn't would read the conditional logic rules and wouldn't redirect or show any unnecessary information however if they clicked emergency they would be they would go through a different process to let them know what the process for your process for dealing with emergencies is and the other nice thing about the system again I don't have this on this page but another thing that you can do after they've uploaded the image they've described the problem you can also you can also add additional fields or some common additional fields are things like the selection of which room the problem is in so for example is this in a bathroom is that in a bedroom and this in the kitchen as well as other information such as if the tenant has any pet so a lot of building managers want to know if they're going to go and do a work quest if there are animals in the apartment this is especially important if they are showing up when the tenant may or may not be there which brings me to my last point which is that you can actually use a lot of tenants that use the turf sorry a lot of landlords that use the turf press system also have a permissions drop-down box or select field which essentially allows tenants to give the landlord or building manager permission to enter the property even if there they are not there so with the simple click of a button they can give you permission and you can enter their property at a time that works for you both so hopefully
