of the offices where you need to come to sort out your paperwork this is where you get your quadruple documents this is where the chief officer resides who will stamp your quadruple documents after the seifu the seller a witness and the akala has stamped it so you know this is an important uh part of the process and also once you've paid at ecco bank uh your 7 000 dallases you bring that receipt here and this is where they will give you your quadruple document so you'll see one of the lovely ladies and uh yeah they will sort you out okay but anyway uh we're gonna make our way to physical planning now look what i've just spotted at the prakarma office area council office these people find themselves everywhere world health organization with their kobe testing booth really naruto bring getting your paperwork authorized okay and cleared it is very important when you buy a line before um before you alcohol which is gonna give you the local transfer that's the local transfer and then official transfer is started here we're going to go with the technician from the fiscal plan here then go to the side pick the connector recording it and then the that coordinate will determine whether the police is in dispute or is in part of the um government itself so that for us was the job that alasana did he did the he went to the land got the coordinates put the coordinates in the sketch plan and then the sketch plan document comes back here yeah it goes on to the system going into the system and then check to make sure that no one else owns that those coordinates yeah because you have a one server even you come back for 20 years your document will be safe even you will come you just type your name and then they leave you the coordinator will lead you up to your ground and then you show the government that this guy a practical guy owns this place right yes oh fantastic so this is such an important part of the process because it's not until you get to this stage that you'll know whether or not you've actually bought a piece of land that is clear of any previous owners you know or just being claimed by someone else okay so um as part of that process it has to get cleared yeah it has to be signed off and stamped yes who signs it who stamps it office here obviously has physical planning they stab it and they sign it and then they're going to give it back to you so from if we um issue the clearance you go to the echo bank and you pay amber money to the eco bank that's seven thousand and then they're going to give you receipt uh-huh so that is it you're going to photocopy that one with the al-qaeda document the local transfer the alcohol gave it to you you're going to photocopy this one and then attach the description that you have stamped here and then you take it to error console they're going to prepare a form for you and that from the previous owner will stamp and sign and the the current um but the witness is also going to stamp and sign the person taking over we're going to sign and then your business witness is also going to be signed then after you take it to uh back to alcala i'll call you the stamp and sign then take you to cliff keep also going to stamp and sign so before taking to back to era console again for the final approval of the ceo um you need to pay income tax that's gre after paying that vra then you have to take the document back to era council then the ceo will sign then it means transfer has been completed so from transfer level you go to the occupancy level so that occupancy level that's the ownership that will determine your ownership okay this other process is transferred so the other process is honestly that's occupancy okay so once we've gone through the uh land transfer process we then start a new process which is the occupancy process yes and that's to get the approval to build yeah and that occupancy yeah both lands office and physical planning will all involve involved in that process again so just when you think you've got to the end you start all over again yeah but you know it's an important process to go through and there's no skipping this because otherwise you know you can find yourself in problems further down the road yeah okay great well we know our documents are here alessana has said they are here now five weeks later but they're here uh let's find out if all is well some of it is computerized and so they can tell you whether it's in the system or not and but beyond that you just have to wait until the chief officer goes through the pile and actually authorizes uh the transfer so our well my documents uh is in the file somewhere but we also found out that with regards to our jam ban jelly sketch plans that's not going to go anywhere as yet until african properties sort out what they need to sort out so we're going to find out what that is it could be that they need to pay the taxes on the property or um it could be that there's some documentation that they've yet to clear but none of us are going to be able to get our paperwork plus past planning until african properties sort out what they need to sort out so we will be visiting african sorry about that as a general rule their sister was advising that we ought not to buy from estate agents now that's probably really peculiar advice from those of us who are coming in from america or canada yeah because you would expect that if there's a safe outfit to buy from it would be the estate agents but apparently uh the estate agents over here are known to sell land to foreigners land that they don't own when they say they don't own it it means they haven't got the clearance for the land so what we need to do to ensure that the land that we are buying the estate agents have clearance for we have to ask them to show us their capital gains revenue certificate it's a tax clearance income tax clearance certificate this is what they need to show us as evidence that they own the land that they are selling if they can't show you an income tax clearance certificate it means they haven't paid the tax and if they haven't paid the tax then the land is not yet cleared for sale okay so that's history and hopefully has saved a lot of us a lot of headache we now need to go to african properties and make sure that we get a copy of their tax clearance certificate all right lady uh quite often as uh these uh estate agents don't complete the land processing procedure and unless they've got that tax clearance certificate unless they've got all of their documents they really ought not to even be starting to sell any land so yeah we heard from alasana our papers are held up because you know african properties need to process their papers and get their clearance and then we can get our clearance so uh it's a bit like buying a property from someone i suppose who needs to get a mortgage you've already put a deposit on their house and they haven't got their mortgage yet so they can't move and you can't move till they sort themselves out it can take a week it could take a month it may never happen at all so anyway we're going to talk to the chief executive and
