i know it's tempting but don't rest on the laurels of your past weekend success in open houses or sales we're gonna get through this work week challenging ourselves to keep going and to up our game if you're in fort welcome to this morning's boost monday january 25th reasons to reach out is always where we start and today is national florida day that's right our partners in crime down in florida are having a spotlight moment of their own i gave you a heads up on this last week that it was coming so i hope if you wanted to ride with this theme you kind of prepared i love the idea of testimonials of of clients that have relocated to florida especially younger ones which people tend to you know we kind of tend to disregard the the fact that florida has a lot of young age people in it too that are finding massive fulfillment living there uh other ideas you know it's not just for snowbirds anymore take the day to exalt your florida listings your florida towns specialty beaches that you have but also just give a little shout out to ravis too we've got growing prominence in florida that's no secret we know that from bill's messages in our weekly newsletters uh even ravis has migrated to florida that's how up and coming it is so today shine that spotlight and use that theme uh and especially for those agents that aren't florida uh attached it's gonna be all over social media make a comment build a connection start networking with those agents for people that are relocating there we want to build connections build bridges throughout our footprint so you don't get some time off just because you don't work in florida all right uh social media content motivational monday share some motivation get it up off the seat share your energy with everybody monday market update or market updates in general tell me what happened just this past week and how things are still rocking and rolling how many listings how many sales how many visitors at your open house you're translating the idea that the market is still fast paced and of course we need inventory to supply everyone's buying needs all right i'm reminding you that the social media templates exist now in easy thank you marketing you could download those and use those to pop up in your feed to discuss the marketplace so you have no excuses i'm wiping away the excuses uh let's talk about speaking of marketing let's talk about your marketing plan i wanted to kind of focus on this early in the week because we have a couple opportunities to do some work in it as uh the days progress we talked about checklists on the boost which are completely different than what i'm about to go into a checklist are best practices i'm going to use a new listing as an example the checklist of a new listing would be announce at my sales meeting submit paperwork enter on mls place the lock box order the sign those are very different tasks than what i'm about to go into i want to know what your marketing piece for a listing looks like do you have a plan do you have an outline in which you present to the potential client i'm asking for six percent commission here's what i'm delivering for that exchange if you don't have a marketing plan that outlines what you do for a listing you need one in 2021 there's competition out there for people to sign other people's homes and you want to win so you want to come out with the best stuff ask yourself if your answer was yes i have one krista look at it does it look like a word doc is it bulleted is it text heavy remember what we say in class video jpeg text people don't read anymore they are more driven to the visuality of marketing so ask yourself if your marketing outline needs a little oomph okay we happen to have templates uh via our marketing coordinators those lovely ladies and gentlemen that work so hard on your behalf to make you look sophisticated in five star they have templates that they can help you create to kind of boost your marketing outline once you have it my next question is is it in your cma in moxie works uh usually the answer to this question is no and i got to get you guys to kind of get over that hump if you take the time to outline what you do and i'm using anybody now if you have an outline what you do for first-time home buyers if you have an outline what you do for listings that marketing should be inside your cma presentation it can exist unto itself on its own and be a passable independent from your cma but it must be included in your cma you're trying to translate value you're trying to translate creativity thinking out of the box you give me your listing it's all over the place and i put top of the line money into top of the line services to get your house sold that's basically the translation of what you want to say visual pictures of what you do help people remember more when they see than when they read okay the retention rate is really high so let's go into the work week thinking about this this is something that we should have had in place and foundation beginning of january if you're late to the party get in on it everyone needs one everyone needs a marketing piece for their business everyone needs a marketing sheet for how they handle listings and for how they work with buyers those are just best practices okay the thing that can help you is our ramp training manual now ramp has not unveiled into every different region but you can still benefit from its kind of intelligent overview of things what you should be doing for a listing what competitors you know are doing for a listing is the same thing that we're doing except we're doing it better are you telling your audience that when you go to the ramp manual which i've posted on yammer i want you to start at page 18 notetakers take that note page 18. that's where jamie who made this fit this is how i learned ramp through jamie's training manual fantastically fantastically produced very logical easy to follow page 18 begins with all of the different things that ramp allows you as an agent or will allow you as an agent to buy into to promote a listing look at the pictures look at the descriptions ask yourself how many of those you already do and how many you should be adding to translate your value correctly in these very moving times with technology got a lot of tech behind us people if you're not promoting it needs to be redone so i want to look at that training manual i want to really use it to peruse some of these things are very cheap okay these ideas these these home spotter ads i mean that's just promotion of you and the listing but it's promotion of you and this is what we're driving toward i want you to go to hold on reading my notes page 29 gives a little outline very small visual outline of what your listing marketing piece might look like if it's correctly and professionally done with the assistance of our marketing coordinators again not just a word doc not just a text heavy uh kind of promotional piece but a more visual one so do your homework this week crack open that brochure and treat it kind of like an education of especially newbies for the the potential that you have to offer listings as far as marketing uh them on social through postal through digital okay you've got to be full-bodied when you go in for that interview and that ramp
