not knowing your rental agreements before putting your home on the market can cost you north of 50 000 on closing and maybe the difference between getting that next home and being homeless today we're doing a final walkthrough at this property that my buyer has purchased and they're closing on tomorrow what is going to happen if i find something wrong with the house during this final walk through well if that happens normally we would be in close communication with the lawyers alert them right away so that we know there's going to be an issue with the closing final walkthroughs are so important they're a key part of the buying process and they're the last step of this process why we're here today is to check all the systems in the house and make sure they're operating efficiently thankfully this final walkthrough went amazing all the systems worked the hot water tank is operating correctly none of the lights are out there's nothing crazy left behind so we're clear to close tomorrow i get all kinds of emails all day long but i just got an email that got me super happy this email is from a law firm it's from [Music] real estate lawyers.ca and they sent me an email requesting my eft credentials what's that mean they want to send us monies electronically so it's nice to get an email that they've got monies for us i woke up this morning and it's not groundhog day it is 2021 it's absolutely amazing this is the first time i've had this happen from a law firm i'm super stoked it's efficient it's safe hashtag crush the curve i am back again at the bullpen right choice i got greg zack coming from zach's classic contracting and he is going to give me a hand figuring out how to build a wall around one of these support beams so we got to bring the wall over go through this support beam underneath the ductwork and get it to line up with that wall so we can start separating these bedrooms so we got to cut some two by fours put them across here [Music] and then we put a few up here cut for in here put them in and then we'll build this wall here mount it to the ceiling mounted to that wall [Music] and then come underneath this and then that will come over here we put a 2x6 up here yeah connect it to that build our little wall around that okay so you're basically making this piece separate from that one we have to go underneath all the ductwork and the steel beam here so we got to drop it down and nail it in and then we got a wall all right so we got our wall in this one is with two by sixes it had to be wider than a regular wall so that we could get around this and when we put the drywall on this post isn't in our way and you can see up here we notched it down went underneath the ductwork easy peasy lemon squeezy i'm dealing with a situation right now that i've dealt with before in the past and it is not a fun experience we are coming up on closing and we are having some issues with some rental agreements that could provide a huge expense on the closing of this property hi marian how are you oh not too bad so i just got off the phone with the lawyer for your house on diap so she says there's some problems going on with the that equipment in the house but we're gonna have to come up with a game plan and some options on how you want to play it out it is extremely important to know exactly what your rental contracts are and what you are signing when you're signing up for these rental agreements well the lawyer is going to be working on finding out what that number is but there's a good chance you're going to have to pay that out on closing so our options for that are one of them is we let the lawyers try and grind these companies down so you pay out less money which we don't know if that'll happen or not the other option that is harder is if we can get the people who bought to agree to it we can try and leave the contracts in place and nobody pays those companies and then if those companies come to take out the equipment then you just buy new equipment you've always got myself or any other professionals in the industry that you can call and try and get more information about these scam artists and these people who sign you up to these egregious contracts for no reason call somebody that you can trust and get their expertise on what your options are and what they should be looking at spending on these items before you just go and sign one of these crazy rental contracts this has not been a fun experience it wasn't in the past it's not fun now and it will not be fun in the future so we need to do what we can to stop this from happening [Music] you
