to pay a mortgage of in half the time do you need to double your payments hello guys it's Fred here from the guy with investor and today I'm posing an interesting question in regards to your mortgage more specifically we're looking at the relationship between increasing your payments and the impact it has on the time it takes a payload so if you want to pay off your mortgage twice as fast do you need to double your payments now a lot of you who are watching this probably already know the answers to this question and are sitting there thinking Brad give me something more juicy and I will just in a future video but if you're still watching then let's run through the answer to get back so the easiest way to answer this question is to work out what the repayments would be on a loan with a 30-year loan term and then also work out the repairs on that same loan but with a 15-year loan term now the reason why I'm using 30 years is because that is the standard loan term often times people but most lenders and 15 years is obviously half of that so you're not of the calculated repayments let's bring up my handy little app it's called financial calculators it is a free app personally I use Android but I'm sure you can get on Apple as well there's lots of them out there this one isn't too bad obviously being free you just have to put up with a few ads along the way so if we hit mortgage repayments and let's assume in this case our mortgage is five hundred thousand thirty year loan term interest right let's go four percent monthly principal and interest calculate okay so as you can see there are payments for that is two thousand three hundred and eighty seven dollars per month now let's go back keep all the variables exactly the same except will change the loan term to fifteen years and calculate that so that's increase the required monthly repayments to three thousand six hundred and ninety $8.00 now we're doing some quick mental maths we can work out that three thousand six hundred ninety-eight is not double 2387 in fact it's over a thousand dollars a month off being double so why is that well it all comes down to compounding now we all know that if we put money into a bank account and an interest on it then in the future we're not only going to an interest on our original investment but also going to an interest on the interest we've already earned that is known as compounding now with alone compounding essentially works in Reverse so when you put extra money into your loan you actually save interest so when you say the dollar of interest then in the future the lender can't charge you interest on the interest and this is why making extra loan repayments is such a powerful tool to improve your net asset position because the end of the day that is the game improving in their asset position and obviously the higher the interest rate the more impact making extra payments will have so guys I hope you found this video helpful if you did please smash the like button subscribe future videos and I'll see you in the next one
