Industry sign banking massachusetts rental application simple
[Applause] [Music] hey guys i'm natalie and welcome to nat of the week so today i thought i'd spread some love out there to all my first time renters so let's get to it so recently i was at work and i helped a middle aged woman fill out a rental application for the first time in her entire life she comes into the office and she is nervous like you can just tell she didn't know what to ask for what to do nothing and she comes in and she explains to me how she has never rented an apartment in her entire life and has no idea what the process is or how to even fill out an application baby girl didn't even want to go see the apartment like she was just kind of like i need an apartment can you help me normally i would think you know it's common sense it's an application just answer the questions but the only reason i really feel that way is because i've been doing it for so long and that's when the light bulb went off i should do a quick tutorial on what it's like to fill out an application for my first time renters let's do it you know like most of us sometimes i have to take a step back and kind of think you know there was a point in time that i had no idea how to do any of this stuff i remember my first apartment ever moving at a home i was 18 and you best believe your girl brought her mama with her to go fill out that application and to make sure i wasn't signing my life away mama was right there sitting next to me so that being said in today's video we're kind of going to go over what it's like to fill out an application and i'm actually going to share one with you in just a few moments and also about how the application process really is and what to expect after you do fill out that application and pay that application fee to kind of get started let's ask this question what documents do i have to bring with me nat that is a great question that i will tell you for a standard apartment application there are a few things that you want to make sure you bring with you on the day that you're ready to apply those things are your photo id which is super simple because you kind of need your driver's license to drive around i hope i hope you're using your driver's license when you drive around don't forget that at home okay cool so you do need a photo id you do need to be prepared to provide copies of your pay stubs if you don't have copy of your pay stubs you do need to be able to at least email them over to your leasing consultant and you also want to make sure you have good contact information for your current employer as well as your landlords you know what thank god for google because you can literally google those things nowadays like while you're filling out the application now guys honesty is the best quality when filling out any application let alone your apartment complex application let me repeat guys honesty is the best quality just because you decide to omit some information when you're filling out your application does not mean that bad boy is not going to pop up on your credit or when we verify your rental history if you are applying at my community and i am your leasing consultant and i find out through your application process that you weren't honest on your application nine times out of ten i will deny your application i'm sorry kiddos but i'm here to go to bat for you i am doing this research and making sure that you know we get you into your new home and i'm doing the best that i possibly can you don't need to lie to me you do not need to lie to your leasing consultant be honest be upfront from the moment you do that application we all know we're human people make mistakes things happen people lose jobs people have crappy roommates things happen tell me that from the moment you do your application and i will go to bat for you but if you lie to me it's not really going to go that well when i find out because yes child we verify everything all right so now that we have the documents handled let's move on to the actual application i am going to share a very standard application with you now guys this application when i tell you it's standard i mean this is the most generic application i've ever seen i literally just googled it just to be able to go through it with you and show you kind of what they look like and what information is asked when filling out your application so i'm going to show you that now okay guys so here's a very standard application up top you have the property information and that's usually filled out by your leasing consultant and just below that is where it's going to start with your actual information so first line applicant's full name date of birth social security driver's license number phone number work number email and then if you have any co-applicants again anybody above the age of 18 has to fill out an application but if you do have anybody that's going to be living with you you would be putting that information there okay so moving on now it's asking you for applicants present address that is the address that you use currently the place that you live right now you will be required to provide the landlord's name their address their phone number the dates that you rented with them and how much you're paying in rent and then right below that you will usually have another section to add a previous landlord with the same information being required for that person as well now this next section is going to be your employment history it is going to ask you to list the company you work for your position there the dates that you are employed with them your monthly income and then of course a supervisor's name and phone number where we can verify that information and just below that it'll ask you for that same exact information for a prior employer typically it's required for you to fill in this portion if you've been at your current employer for less than two years okay so this financial info section is typically not asked on a normal application so we're going to skip over that and then just below that are your qualifying questions and that's where they ask you if you've ever filed bankruptcy been convicted of a felony evicted from a rental or defaulted on a lease okay guys so that's pretty much it what you saw on that application is typically the standard basic generic questions that are on every application for the most part that is what an application is going to look like not scary at all okay so you've submitted your application now what well here's what we do next we take your completed application and we will actually run it through a screening process your screening process consists of a credit check a background check an employment verification and a landlord verification now guys please keep in mind your leasing consultant is not a credit analyst she or he cannot tell you what your credit is they cannot tell you what's on your credit or how to fix it that is not their job so please do not ask them questions like that they don't know i'm just gonna save you the time they don't know so after a credit check is run we then run a background check as well most department communities will run a background check i actually have not come across one that doesn't outside of that we will also do an employment verification and a landlord verification your landlord verification is your rental history this is going to help you keep that deposit nice and low because if you do have positive rental history and you have somebody that can verify that you pay your rent on time you took care of that apartment you didn't leave with a balance this is going to help with that security deposit and then your employment verification as well we do contact your employer to make sure that you are still currently employed and you didn't quit overnight and that the information that you provided on your application or via pay stubs is accurate there is for the most part an income requirement for an apartment community um that number is different you have some communities that will require that you make three times the amount of rent some that require two and a half times that could be different so that is definitely a very important question that you want to ask your leasing consultant when you are applying because you have to also be able to prove that via employment verification via pay stubs via taxes you do have to prove that all right guys and that's literally it super simple right not scary at all application is very easy my biggest advice to you is do not be scared to ask questions that is what your consultant is there for they are there to answer you and to help you throughout the entire process and after you move in as well they are your go-to person they're gonna help you they're gonna go to bat for you and they're gonna make sure that you feel like you made the right decision when choosing their community to call your new home if you have any other questions in regards to the application process please feel free to drop them in the comments below i'm a hundred percent here for you as well and i will help you through the process and don't forget to subscribe so that you are alerted every time a new video comes about um but until next week thanks for coming and i'll see you next week on net of the week
