hey friends welcome back to my channel my name is dana dematio and i'm a real estate agent with exp realty i actually have great news i recently passed my real estate exam in connecticut this morning and that is a huge accomplishment for me i set out last year to get my real estate license in california florida and connecticut and i'm officially licensed in all three i am active in florida and i'm going to be active in connecticut too very soon um i'm not active in california however if you do have any needs out in california or actually all over the country please let me know i'm sure i could be of assist to you or i can find someone that can help you but today i wanted to make this video because when i was going through the process to get my license in connecticut i couldn't find anything about anyone having taken the test any kind of reviews about it um questions like examples things like that and i have licensing reciprocacy so i have my florida license so i didn't have to take any classes to take my connecticut exam however that kind of was a little concerning because i didn't have to take any classes i wasn't exactly sure what was going to be on the exam so this whole video is going to be about what was on the connecticut state portion of the exam i didn't have to take the national portion here because i already passed it in florida and in california and that's pretty general but as it goes for the state-specific questions i wasn't sure what was on it and there's not a lot of learning platforms out there even ones that you can pay for with like example questions so i wanted to go through the process because i know i was looking for this information and i know it's going to help someone out there so let's get started the exam is psi exams and i'm going to be looking at my notes a little bit just so i can go through all the questions i took the exam this morning and i went out to my car and basically wrote down everything so i have a lot of the questions that i had so stick around so psi exam is a online learning uh testing platform um however i took the exam in person and i think that you can take it online um but i took the in-person option i took it in danbury connecticut it was a very streamlined process um i went there i was actually able to start early it's a 45 minute test uh 35 questions for the state portion and i was actually completed with it in 25 minutes um i do test pretty quickly but it was pretty easy i think even going into it i'm not exactly sure what was gonna be on it so it was a 65 cost to schedule the exam um and i could change it if i needed to um let's see it was all multiple choice and let's get into the questions so starting from basically the beginning when i started connecticut common interest ownership act so that kind of deals with landlords tenants and common interest areas there is one question on that uh prescriptive easement times so this is how long someone can be using property and then kind of officially claim a right to use that property in connecticut it's 15 years so that was definitely on there the definition of sub agency was on there uh that was pretty straightforward like asking for the definition uh designated agency there was a lot of questions with designated agency um the definition a couple examples and also kind of deciding between designated agency and dual agency the no representation agreement contract so if you're working with a customer not a client and you have someone basically who wants to work with you um but they're not signing anything yet that's a no representation agreement and there's a couple questions about that um tons of misrepresentation and fraud and also the difference between the two i would say my biggest advice is to kind of look up a bunch of examples and learn the difference between misrepresentation and fraud because i had to decide between a couple of them if that was misrepresentation or fraud and then i'm also just kind of decipher on some examples what the commission can do the commissioner things like that um percentage lease contract so if that was legal in connecticut if it can be accepted and kind of what is a percentage lease contract one to give the buyer broker agreement um i put immediately i think that is the correct answer but when to give the buyer broke agreement once you sign it basically continuing education i knew that was going to be on there because as the agent now i'm going to have to listen to the continuing education laws and there is a grace period and that's what my question kind of asked about what was how the grace period affected when you can do your licensing and stuff like that so that's on the department's website pretty easy information to find there was a couple questions which i found interesting about how if someone had died in the house previously how the buyer can receive that information if they feel the need and they want to know if anyone had by had died in the house recently and that's through written consent from the seller so there's definitely questions on that um if something in the contract so you have a contract to purchase goes missing so my example was a fridge they took out the nice fridge and they put in a old fridge and who has to deal with that um it's the closing agents and what's the rules with that so if it's in the contract when party signed it it should remain in the house um and if it was not in the contract and you thought it was supposed to be in the contract but it wasn't uh that's kind of on you as the agent and the buyer for not being too sure but the closing agents will deal with that more likely um how to find out who owns the property so this was in the case of someone having died and the agent was trying to figure out who actually had the title to the property and examples were like looking at the utility bills um that's not enough it was i think more focusing on the land records and recordings the connecticut uniform electronic transaction act was on there so that goes over what contracts and what documents can be legally signed electronically and today's age a lot of them can but there are a few that still need to have the wet signature so definitely know that i went to provided disclosure so the disclosure is a residential disclosure um so selling things that aren't residential like commercial property sometimes isn't required to have a disclosure i think that's where my question was getting at lots of questions on what an assistant can and cannot do um examples were like putting up a listing sign soliciting phone calls making advertisements my biggest rule of thumb is anytime an assistant is working with a client that's a no-go um but other like assistant office duties is pretty common as to what a unlicensed assistant can do um what happens when people receive money from the guaranty fund so that has to do with like an agent um what happens to the agent and things like that options where the agent gets fined or goes to jail revokes the license so that was my question on that uh the difference between commingling and conversion and if it's legal which is not um and it was just an example question uh confidential information so let me just check my notes um yeah so when things need to be left confidential my example was that an agent was working with a seller and sold their house last year and is now working with a buyer to buy that same house what information has to be left confidential the answer i put was that uh the seller had purchased the house with a bunch of inheritance money and i believe that has to be left confidential because you know now the seller could be selling it to make a huge profit um and that could affect how much the buyer might offer next is lead based paint so i went into the test thinking the only question about lead-based paint is going to be that it has to be it has to be a disclosure if it was built like prior to 1978 however there are a lot of other rules apparently in connecticut with the um fact that children are living in the house or if it's going to be used as a daycare center or if people have high lead blood levels already in their system so that kind of threw me um you know for a little spin but i was able to kind of decipher down the answer so there's a lot more to lead-based paint than just the year make sure you look that up um how many people are on a commission so in connecticut it's eight uh there's three brokers two agents and three outside general public members um that wasn't on mine but i was expecting it to be so uh who pays the conveyance tax in connecticut and that is the seller definitely got that wrong um the seller pays the conveyance tax and that makes sense so when you are conveying a property so when you're selling a property you have to pay taxes based off of uh your sale price um requirements to be licensed that's pretty common i've taken three tests now and it always just talks about what the requirements have your license are um and who cannot be licensed so if you have been denied a license in the past year or something like that uh there's some little stipulations about that as well and like the age and citizenship okay so i just went through a bunch of questions i mean there's only 35 and i think i covered a handful of categories that is everything that i could remember that was on my connecticut state portion of the test um if you're looking to find you know national test examples they're out there they're everywhere you can look at prep agent videos i do have another video that kind of goes over a lot of those things real estate express is a great option has a lot of national stuff on there but in terms of the connecticut state portion if you look up the psi connecticut exam template it does go over there are 35 questions and it'll show you four different categories and how many questions are in each so it has line items so you do have a little bit of a study guide but you have to go in and find all the information yourself so i'm going to do is link some of the things that i found very helpful basically regulations that came off of the department's website i found those very helpful um it's a lot of technical information however that is really the only way i could find like free study material uh connecticut definitely does make it a little bit trickier and there's not a lot of information out there um especially if you're not studying with the class like i wasn't so i hope that was very helpful um i think it will be going forward there's going to be a lot of people testing and i don't know if it's just that you know maybe it's an older generation of agents around here or something um people don't make maybe as youtube videos as often as we might but i hope this helps you um like i said 35 questions it's not terribly hard just study and there's a lot of stuff online now that can hopefully help
