hi guys Rachel Milito here your Realtor and today we are talking about virtual notarization pertaining to real estate closings now the purpose of a notary is to scream the signers for their identity as well as their willingness to sign now under executive order which started April 15 2020 until further notice virtual notary closings are allowed only if approved by your lender as well as preferred by yourself the borrower and the attorney now we're going to take it away to Ryan with Seaver title hey thanks Rachel yes oh I'm Ryan Curran with Seaver title due to the Cova 19 circumstances the state of New Jersey has allowed for what is called a rin system which is remote inc signed notarization where a verified recording program that has notary authentication can be used where the notary closure will record the closing package signing with the borrower arm there's two forms of identification that are needed by the borrower one will be right when they sign on they'll be asked a series of questions they're unique to them for example you used to live at XYZ address which city was your mother born in yada yada um that would be one form the secondary form would be a government-issued identification which they will then hold up to the screen so that the notary can acknowledge it then they can begin the process where the the notary closer we'll go through the package with the borrower where they will be signing with a pen a blue ink pen as they go through the package with the notary the notary will be there to answer any questions that may come up the attorney can either go through this package with their client prior to this meeting or they can join the meeting as well that's an option on this has also been helpful for attorneys to go through cellar Docs wills divorce and estate settlements and trusts that may be necessary to getting to the closing table as well now once the package is signed in front of the notary and reviewed to make sure no one missed anything the borrower will then take the package and they will put it into a FedEx envelope and that has to be done right in front of the screen they will then seal it in front of the screen they then put that FedEx in the overnight bin it will go back to the notary and the notary is then allowed to sign for the previous day and acknowledge with their stamp for example if you sign on April 15th the notary would receive it on April 16th and then they would be able to sign April 15th as well and then the closing is can is complete everybody can disperse and then this recorded video must be held on file for ten years and that is how we conduct a visual a virtual notary closing pretty interesting times that we're dealing with right now and I think everybody's trying to just get accustomed to all the changes and you know especially as Realtors and title agencies were used to a certain way of doing things and it has really changed a lot but it's nice that we're all adapting yeah thanks again Rachel for having me hopefully this end soon and it's great that we've come up with some solutions to together yeah definitely a good idea I'm getting I zoom video to make this information known for all that's always much appreciated yeah of course alright Ryan thanks so much bye you
