you will have a lot of new terms to learn three of those terms are signing companies notary databases or notary listing sites and signing platforms now not knowing the difference between these three entities can cause a lot of confusion for a new signing agent first a signing service or a signing company is a company who markets themselves to mortgage companies real estate companies and title companies to subcontract their loan closing appointments to individual loan signing agents when you work for a signing company they are the contracting company or the company that is hiring you and they are responsible for paying you not the title company or the mortgage company you may see a notary fee or a signing fee listed on the settlement statement or the closing disclosure price that full fee is not being paid to you signing companies are basically middlemen so that fee that you see on the settlement statement or CD is being paid to the signing company who then pays a portion of that fee to you the amount being paid to you would have been agreed upon by you and the signing company at the time that you accepted the assignment now a question that new signing agents often have is how do they get their information to signing companies so that the signing companies can send them business requests so that they can make money well that's where the next two entities come in the first with star ratings from one to five stars as a new signing agent this is a great place to start looking for signing services to sign up with I would suggest only signing up with companies with a three star rating or higher however on the downside the notary rotary comm website does look very dated and navigation is a little confusing another notary listing company is one two three notary com however this notary listing service has received mixed reviews from signing agents some signing agents have reported unpleasant phone calls and email encounters with the founder of the site but one two three notary com does offer free and paid listings a list of signing companies and a forum where you can get information from other signing agents this website also has a very dated feel and again navigation can be a little confusing a new up-and-coming notary listing service is American notary usa.com they also offer both free and paid listings American notary USA also has a great FAQ section with a lot of good information on basic notary questions I've got links to all four of these notary listing services down in the description box below the last entity is signing platforms signing platforms combine notary databases with uniform software to connect signing companies with loan signing agents to manage signing requests and documents when you sign up on a signing platform you are in effect signing up with ever a company that uses that platform notary cafe.com is a notary listing service but it is also a signing platform when you sign up on notary cafe you are also listing yourself on their platform for signing companies to find you and send you signing requests probably the largest signing platform right now is snap docs comm when you complete a profile on snap docs every signing company that uses snap docs has access to your profile and can send you a signing request keep in mind though that snap docs is not the contracting company that is hiring you snap docs is not responsible for paying you you are entering into an individual agreement with the signing company that found you and hired you on snap docs another thing to keep in mind is that snap docs customer is the signing company not signing agents everything the snap docs does is to keep their customer the signing companies happy since snap docs has come into being I have noticed a lack of loyalty from most signing companies they will often just give assignments to whoever replies to the text message requests first and because there is so much competition on snap Doc's right now the fees that a lot of signing companies are willing to pay is getting lower and lower snap Doc's will also try to entice you to use their software to manage your signings from companies that don't currently use snap docs but be aware if you do that snap docs is going to market to those companies to try to get them to use the snap Doc's platform and that could mean lost business for you because if that company starts using snap dots you can pretty much count on the fact that competition for that company's business will go up while fees getting paid will start to go down so I would suggest keeping your non snap Doc's business off of the snap Doc's platform so signing agents do you now understand the difference between signing companies notary databases and listing sites and signing
