hey I'm Clint with rent like a pro now we're going to talk about one of the most important things in managing your property and that is tenant screening or evicting the bad ones before they even move in screening you might find I get a little bit more animated while doing this video and that's because screening is so important I can't tell you how many landlords have come to me with issues that we've had to clean up they come in this tenant hasn't paid rent for like three months it's a total mess I don't know what to do we have to go through all this headache and effort and do all this stuff and it all comes down to screening I get in the habit of checking every single eviction we do back to the application after I doing it fiction I go back and look at the application to see where we messed up screening screening screening screening I can't say that enough seriously this is where most unprofessional landlords and even some pros make their biggest mistakes first let's talk about the rental application this is like a job application they're applying to move into your house and pay you to live there let's bake let's take a good look at the information they put on here let's go over some things every application needs to have but also remember check your Fair Housing guidelines and our Fair Housing video it's another area where some mistakes are made every rental application should at least include the following complete name of applicant date of birth social security number this stuff's used for collections later on current address previous address home work and mobile phone numbers you have to be able get ahold of these people email address to cut down on your communication time driver's license number so you can verify their identity later emergency contacts also really handy for collection purposes number of occupants pets what type of pets they have what size are they rental history current and previous landlord contact information employment information and income information monthly gross income a statement of consent that allows you to run credit in criminal and where they found the property for your marketing purpose here's your rent like a pro insider tip you always want to make sure the application is filled out completely if someone submits an application to you and it's got some missing fields just give it right back to them make it make them fill it out and submit it again you know the nice thing about online applications is you can set required fields so those important things are not skipped you know and even some of the fields that that common mistakes are made where we think it's not all that important we go ahead and start processing you know one example is emergency contact and even in the KSA they move out and you need to go after them in collections or they've abandoned the property emergency contact can be really helpful now that you gathered all the information it's time to verify very important step in the application process some landlords do this a lot of different ways you can outsource it where you have a screening company that you've given your criteria to and they do the application online and they screen it give you a thumbs up or a thumbs down completely automating it in voiding a lot of fair housing issues other landlords require a lot of the verification on the tenant in other words requiring the tenant to bring you income verification through a pay stub or a bank bank statement ID photocopy of an ID and different things you want verified putting that burden on to the tenant to fill it out and complete it with their application I've even seen some landlords require that the tenant provide them with letters of recommendation for previous landlords and by having the tenant provide all that stuff you've just verified income employment and their previous rental history if you want to call and check up if the whole pictures that make sense that's up to you later here's some things we want to make sure to verify employment information financial information rental history and you'll also want to run a credit report and a criminal background check we're going to put a lot of resources for this below on this page the thing to remember on the application is you set the criteria for them to be approved outside of Fair Housing guidelines you set this stuff up a good example is a income requirement say two and a half times their rent amount and monthly income and if the rents a thousand dollars they need to make at least twenty five hundred bucks a month those types of things you're allowed to screen on you're allowed to deny and if you outline them upfront it makes the whole process easier when I first started I met a guy at a property and everything looked good at a nice car and he had this just elaborate story about how he had had a short sale on his home and he was told to miss some payments and didn't really want his credit check but everything looked really good so I had him do the application but I didn't run it gigantic mistake gigantic amateur mistake and I moved the guy in he'd written a check another mistake by the way he'd written a personal check for the deposit and rent and I let him move in thinking sweet my place is rented we get a little desperate sometimes in these situations I let him move in well the check bounces then I can't get a hold of him he won't answer calls or anything like that I started to panic a little then I go ahead and run the application turns out he had counts of fraud on there he was looking for the Do It Yourself landlord that's not going to run his credit and he found one big time so he moves in a place took us about two months finally again I was still new at the process never happened now to get him back out of the property and after everything was said and done we'd made nothing no money on this one spent thousands lost rent everything else that goes into us and then the worst part I had to start all over turn over the property get it clean and get it ready for someone else huge amateur mistake please learn from this one and don't do it on your own you have the application and everything's been verified like a pro now what do you do now we're going to run it through a scoring system one of the big difference between a pro and an amateur is amateurs try to make all these decisions based on a bunch of just intangible stuff they can't really major pros have systems for scoring this we're going to share our favorite systems and some examples on this page for you to use in scoring your tenants and what I mean by a scoring system is a ranking system that you'll see in the example that shows like if they have a job for how long they get this many points if they've ever been evicted or have collections they get this many points - right and so then you come up with a score for this per if they're over this amount they're approved if they're under this amount you require some additional references or double deposit if they're below a certain amount they're denied it doesn't look at just one aspect puts them all together and scores them it's a huge technique for avoiding fair housing violations because now you can just take the tenant and approve them or not and show look this is the scoring system I used I'm very consistent I do it the same way every time it's exactly how the pros do it every time okay so remember on the application you set the rules they're your rules you've established who you will allow to live in your place the hardest part for a lot of people is not breaking your own rules they're your rules they're your guidelines they're your requirements make sure you follow them now if you feel like it go ahead and share your Horror Story if you have one on the forum a lot of people have them the difference between amateurs and pros is the pros only have one maybe two they don't make the mistake again as I talked about meeting the guy at the property and going through that nightmare situation haven't done that sense and right after that process happened I created exact rules to eliminate that from happening again and I've cleaned up literally hundreds almost thousands of those situations since then thanks for watching
