are you frustrated that you never hear from weeds when you text them call them email them Facebook message them well in today's video I'm going to show you three text messages guaranteed to get you 50 percent response rate or better now one of the things that I hear all the time from real estate agents and loan officers man Adam I do not hear from these leads whether it's on Zillow realtor.com Facebook Instagram Google whatever it is online leads are really hard to get ahold of right so in this video I'm going to show you the three simple texts that you can send to your leads to get a response to talk with them and to close the deal into an appointment an appointment into a client and a client into a closed loan closed house okay so the very first message that you send to an online lead is hey Adam exclamation point and that's literally it or it can even be as simple as Adam exclamation point right that's all you're going to send to them because they don't know who it is necessarily and they're gonna be like hey it was this you say hey this is Adam it was worth I saw that you just responded to the ad on one two three main street and then just ask them open-ended questions from there right did you have any questions did you see the photos did you get the information right so they're gonna ask questions you're gonna ask questions they're gonna answer and you just go from there that is the best text to start out a lot of people they make the mistake of going too hard too fast on a text and email and phone call and they just they go for it right out of the gate right this I hate you know hey Adam this is Adam Ellsworth with one two three real estate I saw that you inquired on and they just go into their spiel right your only goal from that initial text message is to get a response so just say hey Adam exclamation or Adam explanation or their full name exclamation point it really actually works it sounds silly but you are going to get a fifty percent response rate on that the next one is specific to real estate or even or loan officers but this one works really well in real estate right you say hey hey Adam I'm putting together my schedule for next week would you want to see 1 2 3 main street question mark and that's it just leave it open-ended that is a great usually like two three days after they have become a lead on a specific ad whether they inquired about a specific property whether they inquired about a home's list or even if like it's a lending campaign right hey I'm putting together in my schedule saw that you were interested in a 3% down home loan would you have 10 15 minutes to check question mark and you'd be surprised the amount of responses that you get right so first one is hey first name second one is hey I'm putting together my schedule for next week would you like to see or talk about X whatever your ad was right or however they came into your ecosystem the last one would be 10 to 14 days out and then every 90 days after that and it's this is a staple in the sales game right are you still interested in X are you still interested in buying a home in 2019 are you still interested in selling a home in 2019 do you still need to get pre-approved are you still interested in so you kind of get the get the drift there right are you still interested in buying a home in 2019 question mark that can be email that can be a text that can be a Facebook message you can call them and ask them right so that's easily the best text every 90 day say hey are you still interested in what you asked for right so those are the three texts that will guarantee a 50 percent response rate or better if you want to do that through automation instead of manually having to go and do that I recommend sales message sales message com it integrates really nicely with a lot of the online tools it's relatively cheap I think it's like thirty bucks a month you can give it a 14-day trial and then you just respond right you've got the CRM in there you've got Auto integrations and automations with sales message so sales message comm is a great online tool for that I will link that in the description below if you guys want text message scripts I'll link that in the description below as well if you want my scripts for text messaging I just link that and grab that off soon that over via messenger guys if you like this video give it a thumbs up you have any questions whether it's on this video videos in the past videos in the future just leave a comment I love to to interact with you guys I'm an open book I'll answer anything that you have if you guys want more real estate and marketing related content make sure you subscribe to my channel I come out with new videos on real estate and mortgage marketing every single week I look forward to seeing you guys in the next video you
