hey gang steve angeline here i wanted to make a short video for you today i just got off the phone with a good friend of mine who's an agent out in california we're both members of brandon mo renin's fsbo domination group um this particular agent out there crushes the phones calling fsbos six days a week between two and three hours and we like to get together and we like to share ideas and everything like that he asked me the question why should i mail fsbos when i'm calling two to three hours a day and we had a great conversation but at the end of it he had one of those aha moments and i wanted to share this with you so i asked him this this question i said how many fsbos are on your market roughly in the course of the year and he said about 300 i said great i go how many of those 300 are you roughly having a meaningful conversation with and he said probably about 40 because he says i am fanatical don't get him on day one call him on day two don't get him on day two call him on day three and so forth and he says i'm relentless with it and i said okay what do you do for the other 60 you're only reaching about 125 or so and i go you still got you know roughly 175 out there you're not getting to what do you do with those and he said i leave him a voicemail message or i sent him a text i said okay how many people return your phone call very few i said how many do you engage in in a meaningful conversation um by text and he said a little bit few more but not many so i said okay would it be fair to say out of 300 you're only really having some type of meaningful dialogue with on about half and he said yes so i said that's only about what are you doing to get yourself in front of and on top of mine the other 150 there was this long silence out there and i said and the back very simple i make it all about them not about me it's got the photo of the house on the front it's got the photo of the house on the back and then just my tag line in the middle consider me your helpline uh and also too if we find the unrepresented buyer we will save you the two and a half percent so that's what the postcard looks like greeting card very much same uh theme picture of the house is on the front it's got my benefits of the backup plan uh on the inside uh top portion and then the inside bottom portion has again a picture of the house i make it about them that's the beauty of mailbox power uh and my tagline is right there and then the back of the of the greeting card another picture of the house so i'm making it about them so i don't think you can go wrong setting somebody up on a 37 cent uh postcard in a 55 cent greeting card um i know this agent out in california is going to do this because he now can reach saturation you can cover them all remember about prospecting prospecting the more games you get in the more games you participate in the better chance you have of a win any type of prospecting in real estate you're going to fail 95 of the time cold calling door knocking emailing texting mailing anything that you do you're still going to fail 95 percent of the time get yourself in more games hey okay so i'm going to get off my soapbox right
