hey guys so at this point in the process your loan is either just been approved through underwriting or it's about to be fully approved underwriter signed off on it we're good to go all this hard work throughout this entire process you have finally made it whoo I know it's been sometimes it can be difficult getting all the documentation and all the funky requests but look you're about to be in your house and at the end of the day that's all that matters that we've executed and hopefully we've provided you amazing customer service throughout the process so here's what I want you to expect next you're about to get a closing disclosure it's going to be emailed to you so it's very important when you get that email you need to open it and follow the instructions the instructions are gonna be to either download it or print it I like for you to go ahead and download it and print it so that way you have a copy you can wet sign and send back over to us so our it triggers our system that you've received it now once you've received the closing disclosure you've got three days before we can close so typically when you get the closing disclosure it's it's got all the terms of the loan broken down the price the interest rate all the closing costs it's got everything broken down this is the point where we get on the phone and we go over it and I work out all the last-minute details make sure you've got your wire to the title company if you're bringing funds to close make sure all that's already set up if you got a gift that should already be lined up by now your homeowner insurance everything is getting lined up at this point and last-minute last-minute details are ironed out at this point so you're now free to schedule your closing schedule your moving trucks and get everything prepared for your closing so the biggest things is you're ok with your monthly payment and that you're ok with your cash to close that's the biggest details now this initial closing disclosure or CD as we call it it may not be 100% accurate but I need your signature on that to start our 3 day clock and within the next 3 days we'll be continuing its week the final numbers it's not going to change dramatically but it may not be down to the penny so my team will be reaching out to you as soon as we get it down to the penny within the next day of business day or two to get you the exact dollar the exact down to the penny up for the cashier's check that you will need to write to the title company or the wire transfer that you'll need to make to the title company so if you have any questions feel free to let us know but just be expecting and beyond look out for your closing disclosure thanks a lot
