video I'm gonna tell you what service I use and why I use it so by the end of this video you'll be able to make an informed decision on the service that you ultimately are going to end up using and choosing so that you can get those addresses and phone numbers to make those cold calls so that you can get more listings I've used this program off and on and I've used this company so many times like I passed him and then I stopped using them and then I got them again and I stopped using them again all because of like budgeting and thinking that there was something better out there and you know just not really knowing the market I mean literally I first got them when I got in real estate because there was other agents that were using them and you know I couldn't really afford it but now I can and then there was a point where like I didn't think that it was necessary and there were other services coming out but now they're my go-to and you know for a number of reasons I'm gonna tell you in this video so do me a favor comment below with either yes or no if you currently use one of these types of services in your business that gives you names and phone numbers and addresses for four so by owner and expired listings and let's go ahead and get into the topic alright so the service that I'm referring to it's called the red X and the red X has been around for as long as I've been in real estate and I don't know how many years they were out prior to me getting into the business but I've been in the business for about six years now and and they've been just kind of a household name within the community now there aren't other services out there that kind of do the stuff that they do but red X is the only one that I found that actually gives you a variety of different options where as far as like phone numbers go so they do the expires they do to force up by owners which a lot of other people do but they also do like vacant property so if you are looking for investors to maybe get rentals for from they can pull those vacant properties they also do pre foreclosures so properties that are in pre foreclosure mode people they probably need to sell they probably don't have the money to continue to maintain it in a sale can put them in a much better position than the property actually foreclosing so they give you those numbers as well and they have this thing called like geo leads or basically what it is is you can put in an address or you can put in an area and it can give you the phone numbers of the people around there so for those of you who like to farm neighborhoods or you're setting up your farming campaign instead of just doing the mailing of postcards or whatever you can also do phone calls to your actual farm area so the really good thing about redick's is they have a variety of different services the next thing I really like about them is that they have this like CRM setup so basically on the on the inside the whole dashboard thing it's set up like a CRM for all these numbers that they put in there for you oh yeah they they're the ones who feed the numbers in there so you don't have to go out manually searching the MLS and everything you just give them your mls area and every day you wake up in there new set of numbers but anyways they have like a CRM type of setup to where it puts it in different categories and columns and you can mark numbers in names as unresponsive where you can add in notes in you can do a bunch of stuff it's it's really like a full-on CRM I forgot the name of it but it's in there and it just makes everything so much more organized I know what some of those other services I had to have like Excel spreadsheets on the side of it to know who I've called what they say and all that kind of stuff so I like that they have it all in one place before I tell you the last thing that I feel like really blows all the other companies out of the water about red X if you think that you're interested in using red X or trying it I did go ahead and negotiate something with them so that my people in my network you can I think that they're gonna waive the setup fee or something I'll put a link below in the description and I'll try to link it up in the cards so that you can save that hundred and fifty dollars because that was one of the reasons why you know a lot of people don't join in because they did have that set up fee but you can get a wave okay the last thing that just makes it so awesome is it has a dialer already built in which is so amazing if you don't know what a dialer is a dialer is basically something on the computer that dials the numbers for you but red X they have like a one two three and four line dialer to where it'll take all these numbers because when you get these lists put in there it's a lot of phone numbers and what they'll do is you can start the dialer and it'll dial them so like it'll dial four numbers at the same time and whichever one picks up that's the one that it will connect you to and for the ones that go to voicemail it will leave a pre-recorded voice node that you create it'll it'll just automatically leave that voicemail or let's say somebody's numbers disconnected or it's not working it'll mark that as not working so it lets you knock out so many more phone calls and it's included which is amazing because well it's part of their their form thing because I know back in the past before they had the dialer you had to get the dollar from a separate service so there's a service out there mojo you've probably heard of them but they're they're a dollar and so we used to have to take these lists and download them from red eggs then go put them in the Mojo like I say the CRM is weren't connecting it was just a big mess so now they have their own that links up with their software so that that's just so amazing it saves you a lot of money it saves you a lot of time and it's just overall so good so that's the service that
